While I'm working on my current project of my sons' rooms transformations I have a renewed appreciation for my house. I have also learned a few things about myself. While I enjoy the look of contemporary, my personal style is eclectic and cozy. I've been clearing out junk because clutter is annoying plus adds to the cleaning, but I require certain items around because they're pretty. I like my kitchen clean, it so rarely stays that way. I like the counters cleared, they don't stay that way either - but there is nothing as homey as a fresh pie or plate of cookies next to a vase of flowers on the kitchen island. There are certain things that make this house, or any I have lived in for that matter, feel like home: ~ Morning sunlight in the kitchen, open windows with sheer curtains waving i...

Make your home stand out amongst the others on the market. Rather than advertise your house for what it is, advertise it for what it could be. Buyers want to see your house empty of any personal touches that are difficult to remove. The Willy Wonka fruit wallpaper in the kitchen and any cute little mural trees with you and your spouse's name carved into them have got to go. Similar to the Julie Andrews philosophy, when you know the rules to sell, you can sell most anything.

Selling a home in today's buyer's market is a challenge. The average homebuyer is inundated with HG TV Make Over Shows with professional designers and stagers, perfect color plates and a good-looking funny carpenter who can fix/make anything out of nothing for under $2000 in 2 days. WOW!  I want that house and so do today's home buyers! Buyers are not looking to buy your house - they want to take it off their long list of houses they're looking at. Lets make YOUR HOME the only house on their list.  So let's start step-by-step, inch-by-inch, hour by tedious hour - minus the good looking funny carpenter - and get to work. First Impression: Your address:  Is the house number visible from the street or is it obstructed?  Make sure it's clear and visible! Second Impression: Your mail box: Is...

NO. A professional home inspection is an examination of the current condition of a house. It is not an appraisal. It is not a municipal inspection, which verifies local code compliance. All homes are out of code within 3 years after being built. A home inspector, therefore, WILL NOT PASS OR FAIL A HOUSE, but rather describe its physical condition and indicate what components and systems may need major repairs and / or replacement.

If you ever wanted to buy a home or make an investment in the real estate market, now is the time to do that in EL Paso, Tx.Prices are pretty stable right now but you can really feel a change in the market, even within the last month. Listings are selling, new buyers are coming to El Paso and prices will start to rise.At the last meeting that was held at Ft. Bliss (our military base) we were told that by 2013 thee could be almost 100,000 more soldiers and families living in El Paso. How many of those do you think will be home buyers? How many will need a rental property?Texas Tech Medical School will start its first class in 2009 and there is also a research center that will bring in Doctors, nurses, professors and researchers- do you think there could be some buyers there too and some ...

Our market is different from most others in the country and we are not following the national trends!!! Thank goodness. There is alot  happening to drive up our market in the near future but there are alot of homes on the market right now and some sellers are helping with some closing costs.Ft Bliss is growing bigger every day! The last seminar that Dan and I went to was amazing and we were told that now they are expecting close to 100,000 soldiers and their families by the year 2013. If that alone does not drive up the market what about our new 4 year medical school that will have its first class in 2009.  The med school will have a research center that will bring in doctors, nurses, researchers etc that will all be buying homes in El Paso.Ft Bliss is also the home to the future weapons...

I was raised in a Military Family and lived all up and down the East Coast as a child and attended 4 different high schools mainly in New England.  I feel that living in one town for close to 30 years is a dream come true.I did love moving all over the country as a child and getting to see different parts of our country and meet people from all walks of life and I feel that has helped me in my real estate career too. Knowing what it feels like to move every 3 years has been a great benefit when I am dealing with the Military families.El Paso is home to me now and I absolutely love the desert lifestyle and the easy going El Paso lifestyle.  The sunrises and sunsets are some of the prettiest I have ever seen and the temperature is just where I like it. Not too humid and hardly ever cold.R...

Share the secrets of the hardest job in real estate.  I've heard most of the licenses taken away are due to Property Management.  For that reason, our office only allows the agents to property management their personally owned properties.  We have a seperate account for security deposits.  We accept them in two payments for most homes.  Half with the first month and half 15 to 30 days later.  This can backfire with renters looking to never pay after the first payment, but in our town it is common. We don't run credit.  Our owners understand that renters are renting for a reason.  For that reason, we don't charge for applications.  No fee brings us many renters first.  We give out $150 to $200 to renters agents who bring us clients with pre-filled applications.  We do the rest.  We pay w...

A vote for the children's hospital at Thomason is coming soon and El Paso couldn't get a better offer.  The hospital pays for itself and pays the community back.  In the black for over a year now, Thomason has redesigned itself to become the best in the southwest.  The need is great for pediatric care and because of that, conservative projected profits show the children's hospital becoming a huge job growth and profit creator.  El Paso will be on the national map for doctors, researchers, and the thousands of personnel that are needed.  Money and high level jobs.  Win-win with the hospital of the future.

A bill that includes $635 million to build offices, barracks, motor pools and other infrastructure to accommodate growth at Fort Bliss overwhelmingly passed the Senate on Thursday. The provision is part of more than $12 billion the bill allocates for military construction. Because of the Base Realignment and Closure process, the Army's decision to bring troops stationed overseas back to U.S. posts and other measures, the soldier population at Fort Bliss is expected to grow by nearly 20,000 between 2005 and 2011. The bill also would provide $71 million for construction at White Sands Missile Range, which will receive a combat engineering battalion at the end of 2008. The bill passed on a 92-1 vote, with only Sen. Jim DeMint, R-S.C., voting against it. A conference committee will settle d...

Visitors have always been happily surprised with the incredible people of our city.  Nice is a simple word that describes us.  New to town?  Ask your neighbor for some helpful information.  Unlike other cities where they might not answer the door, I guarantee they will have a nice conversation with you about your needs and wishes.  With a consistantly low crime rate and appreciation for our social service personnel and military, El Pasoans have a considerate heart.  Welcome and let go of any anxious thoughts.  El Paso is a warm town with warm and inviting people.

Take the Scenic RouteBy John RogersEl Paso TX Real EstateIf you are traveling and just happen to come through El Paso take the scenic route. Or maybe I should say Scenic Drive.  Scenic drive has the best place to view in all of El Paso Texas. At 4,222 feet above sea level this view in the Franklin Mountains offers one of the best views in the state. You can see two countries from this view and is a site to see with all the lights at night. Scenic Drive was first constructed in 1920. The 2-lane road was paved in 1932.  It was made a city park in 1988. Many people use it to get to the other side of town to enjoy the view. It may be longer than taking I-10 but the view is well worth it. So if you are taking a road trip that happens to go though El Paso, It might be worth your while to driv...
