How do you show houses?  How do your clients look at houses?Here's what I do...On the first time out, I allow the buyers to kinda do whatever they want to help them feel comfortable in someone elses house. Many are shy about turning on lights and opening up doors and cabinets, so I have to do that for them.  Before we walk into the very first house, I say, "This is not my house, I do not own this house.  You will not offend me if you do not like this house.  As soon as you know you don't like it, we need to turn around and leave so we don't bog down your brain with too much information about houses you don't like."Great, Donna!  Thanks so much for letting us know we have your permission to walk out of a house!Does this happen? Despite having a TX auctioneers license (in addition to my real estate license), I had never been to a real estate auction until tonight.  I had been down to the court house several times for the county foreclosure auction, but this was an honest to goodness "real" auction company conducting this event, not a trustee from a law firm.Real estate auctions are more common in other parts of the country.  Every edition of the National Auctioneers Association monthly news magazine, going back a couple years, has articles on real estate auctions, the fastest growing segment of the auction business.  With the fallout in the lending community and the increase in foreclosures, I think we're going to see more and more real estate auctions around here in the coming months.The typical scenario until...

Bent Trail Dallas is located in the north Dallas prime real estate location off Preston Road and Bentwood Trails, just south of the George Bush Tollway and Preston. Roehampton Court Dallas is a small community located on the Northwest corner of Preston and Frankford. It is a community comprises of zero-lot line homes built between 1993 to 1996. These are typically two-story homes and some one-story homes. Roehampton Court Dallas ranges from the low 200Ks for the one-story homes and with majority of them in the mid-250Ks. It is currently 9:25 am on a Saturday morning, and I'm about to head out the door for 2 listing appointments. Before I go, I wanted to see if I could get a wager going... Currently the North Texas area is less than 1/2 inch of rain from the all time June record of rain.Do you think we'll break the record today?  We have until Midnight tonight and we're supposed to have scattered rains again today.  The main problem with this record is that it has to rain at the DFW airport and it doesn't always rain there while it rains elsewhere. It stormed like crazy last night, and I usually sleep through the storms, but boy did I wake up.  But, the news this morning said it "only" rained .11 inches at the airport... For a new marketing piece I made, I did some research on the sales statistics for the areas around White Rock Lake.  Most of us realize that not all properties listed on the MLS sell, but I was shocked to see how many DO NOT sell.  According to the NTREIS MLS, 61% of the properties listed this year around White Rock Lake expired from the market.  It's when you have statistics like those it's important to let prospects know the percentage of your listings that do sell.  I'm willing to bet that no seller wants to be in that 61%.

Roger Staubach started his own Commercial Real Estate company in the 1970's after his long and prosperous career with the Dallas Cowboys. All this time, he has remained CEO and had never handed over control of the company as it grew.  Speculation has been going around for a while and it is now true.  Staubach has stepped down from CEO and will be giving the duties to Gregory O'Brien, the president of Staubach's northeast region.Staubach claims none of his duties will change and he'll continue to remain as active as he has always been.Staubach was also one of the speakers to present why the new Cowboy's stadium should host the Super Bowl.  I'm sure Staubach will be selling quite a bit of real estate around those neck of the woods.For more of the story, click here.
