I couldn't believe my ears.  Barbara Corcoran, The Today Show real estate expert, is talking in general terms again and it is so frustrating.  She went on "national" tv and told people they needed to list their homes at 10-15% below their values in order to sell the homes fast.  WHAT?!! If you take the Dallas average of about $185k, that's like listing the house at $157k.  Do you really think the person in this price range has that type of equity in their home to be able to sell it for at that price?  Probably over 95% of buyers would be in the red just at the initial asking price, and that doesn't include the closing costs and realtor commisions they would still need to pay. Take Dallas' median price of about $145k and work the numbers the same.  Yes, someone would love to buy that $14... 06/12/2008

I sell a lot of new homes.  Each builder offers different "incentives" to build with them.  Even the same builder, in different communities, offers different incentives.  How the builder words their incentives can make or break a deal. I'm currently working with some buyers to build a brand new home, from the ground up, not an inventory home.  When we originally met with this builder, the incentives were 30% off upgrades and the builder would pay 3% for closing costs.  That means, if you put $100k worth of upgrades into the house, you get $30k off the price, plus about $10k in closing costs. I called today to schedule our appointment to write up the contract, and the builder's rep said the incentives have changed.  The new incentive is a flat $35k with no closing cost help.  So, back to... 06/12/2008

On May 26 I posted The re-naming of Industrial Boulevard in Dallas.  I wrote about the public poll/vote to rename Dallas' Industrial Boulevard as part of the Trinity River redevelopment project.  The public opinion poll offered choices of 4 names that featured descriptive aspects of the redevelopment and 2 names in honor of famous Dallasites.  Well, the question of the day around Dallas City Hall is "What if they threw an election and the people voted wrong?" Over 20,000 votes were cast in the public poll which ran for a week.  Of the votes cast, more than 52% voted to rename Industrial Blvd in honor of Cesar Chavez.  The City Council seemed to think that certainly people would do the "right" thing and vote to re-name the road with a name that described the desired feel after the billio... 06/11/2008

Just went to the East Dallas MLS area meeting this morning, and heard form an RISD Schoolboard member. White Rock Elementary is the real standout, but all of the elementary schools:  Northlake, Wallace, and Lake Highlands, are good. WOW! I grew up in the Lake Highlands area, I'm a product of the RISD schools, so I can attest they've always been doing a lot of things right.  RISD is the largest school district in Texas with an Exemplary rating. No wonder Lake Highlands real estate is so hot right now...Buyers can get a great house, near downtown Dallas, great schools, starting at around $225k, sometimes less. This area is hot, hot, hot, and with the new Lake Highlands development at Walnut Hill and Skillman, it's only going to get better. This is great news for Northeast Dallas! 06/04/2008

Through my own experience in remodeling and restoring homes, as well as through clients, I have met all kinds of people and contractors that do from electrical, plumbing to painting, etc. When a client or college needs these types of services, I refer people and business that I have used. This referral system benefits as all. More importantly, I have made friends along the way while building my real estate business. I am currently building a Service List of people that provide some type of services. This way if a client, friend, family member or other agenst need someone I can hand out this list. 06/02/2008
