Dallas Home Buyers Going Green  More and more Dallas home buyers looking for green features in the home they buy. The green trend is a means of lowering costs, becoming more environmentally friendly, and adopting a healthier lifestyle.  The average green buyer will shell out $12,400-on average-for green features, according to the National Association of REALTORS.   I was reading the USA Today over breakfast this morning and on the cover is an article about how the US Postal Service is needing to find ways to save cash and to keep operating.   Now I understand that with today's technology that using the post office to send letter's will decline, but shouldn't the bigger picture be how the US Post Office is functioning?  We need to look at it in the terms that it is a business.  The US Postal Service according to the USA Today's article, "With 650,000 workers, the Postal Service is the USA's third-largest employer, after Wal-Mart and the Defense Department. BANK TRIVIA CLOSINGS Federal regulators closed three banks as the ongoing credit crisis showed no signs of abating. Utah’s MagnetBank fourth bank failure of the year, FDIC was forced to directly refund depositors after being unable to find another institution willing take over operations. Clients are great!  When scheduling time with my buyer preview DFW properties she refused to make a comment till met me in person.   I am unconfirmed where conversation will lead, her statement “ My customer service far beyond her expectations… I treated her as if she was purchasing a million home, how many realtors turned services down due to fact only afford a $80K home, realtors were not going make any money off her why bother … she started crying …I gave her a hug stated “isn’t your home a castle you deserve red carpet treatment”…. It seems to me, year after year, that the medical profession is trying harder and harder to force a show down.Bad enough that costs have sky rocketed, forcing many who need certain care to have to opt to go without it.But now we have doctors at war with insurance providers. One well-known Dallas doctor, for an example, refuses to accept any health insurance underwritten by Aetna.  Aetna is one of the largest providers in the nation.  Tens of thousands of teachers, for an example, are group insurance clients of Atena.And then there's Aetna:  Aetna will make payments to Baylor Hospital but refuses to acknowledge bills from Baylor Imaging.  Baylor is Baylor.  What's going on here?  Either accept all or nothing.Dental insurance covers 50%, so the dentist uses that as a reason to increase t...

Dallas ended the year on a relatively sour note. More homes sold in December than in November, but this was a drop from 2007. The loss cemented a loss for the year. Every month, except September, saw a drop from the previous year’s sales. And, every month had a double-digit drop from its 2006 counterpart. There is a similar picture emerging in average and median home prices. Although these prices went up from November 2008, they are still down from 2007 and part of a trend of loss in 2008. There was a 3.6 percent drop in the average home price, and a 3.25 percent drop in the median price from December 2007. Overall, the average price of home sales was down 2.6 percent from 2007. I woke up this morning bright and early around 5:15 to a driveway covered in about an inch of ice!  I am the sane one in the family that nornally would not get out in this type of weather, but my wife, who is a Trauma ICU nurse has to go in no matter what (sick people don't stop getting sick just because Dallas shuts down due to ice!).   So after ten minutes of working to get the car door open, we get it started so I can turn on the window defrosters.  We head out onto 75 around 6 AM and there were quite a few people on the road... There has been much publicity about the first-time home buyers income-tax credit passed by Congress last fall. But how does this tax credit work and how will it help Dallas home buyers? To qualify for the tax credit, the home buyer cannot have owned a home in the previous three years. The home must be a principal residence and purchased between April 9, 2008 and July 1, 2009. The credit is equal to 10 percent of the purchase price, up to $7,500. Single taxpayers with modified adjusted gross income (MAGI) up to $75,000 and couples with MAGI up to $150,000 will qualify for full credit. Singles with MAGI up to $95,000 and couples with MAGI up to $170,000 will get a reduced amount. Those with higher incomes don't qualify. The average U.S. household will pay $2,300 this year on residential energy costs, with heating accounting for almost 45 percent of that total, according to the Alliance to Save Energy, a nonprofit public policy group based in Washington, D.C. Gas and electric costs are up from last year, the group says. Data from the U.S. Department of Energy's Energy Information Administration shows that homes heated with natural gas will pay about $30 more compared to last winter, while those heating with electricity will pay about $80 more. That's why it is important that Dallas is on Ajilon Professional Staffing's list of top 10 cities to find a job, according to Forbes.com. My New Years Resolution Was To Get Back into My Routine of Exercising (I use to be a hardcore gym rat going two times sometimes even three times a day!)...
