My son said to me last night, "Well 2017 is 1/12 gone!"Oh my, he is so right!  And, three more lucky buyers purchased Coles Crossing homes during the month of January 2017!Prices were $209,000 for a 3 bedroom/2 bathroom home in the cottage section, $260,000 for a 3 bedroom home with a study, and $322,000 for a large 4-bedroom, 3.5 bath home close to the jogging trails!Average number of days on the market for these 3 homes was 127.  The lag time was due in part to overpricing the home and/or the timing of listing the home.  NOW is a great time to list your home for sale.  With low inventory, sellers are in a more advantageous position now than in June when the inventory will be at its peak! Twelve Months 2016 Market Report for Far West - MLS Area 25 I always prefer to examine year-to-date data throughout any given year and look at year to year comparisons for discovering market trends as I think there is too much volatility on a given month to month basis to make any good conclusions in this areas. My primary market is South Katy or MLS area 36. This Report covers MLS Area 25 of Far West/ North Katy. Although, most people thought that Houston market was tough due to the oil downturn in 2016; Towne Lake faired extrememly well. This was the 2nd best year Towne Lake has had and that was 313 homes sold and closed. The sweet spot here in Towne Lake is the 400-500K we had sales at all price points starting at 200;s  and they go well over the million dollar  mark for homes.  Some of the builders in the Towne Lake area are of coourse the best David Weekley, Newmark, Coventry, Plantation,  Partners in Building, just to name of few.  On February 25th ( Rain date the 26th) at the Heritage Towne Lake Lodge, Cypress Texas  at 19201 North Canyon Lake Springs Drive.Tthere will be a car show that has classic,  muscle cars and fun rides ( not sure what that means.  This is being held by the Heritage at Towne Lake Active Adult Community. There will be prizes as well a food, music, great fun for the whole family.  The car show time is 11:00 - 4:00 PM; the staging will take place from 9:00 AM to 11:00 AM; judging will take place from 11:00 AM to 2:00 PM awards will be given out at 3:00 PM.   Registration Before the event $25 ( only checks will be accepted) and $35 dollars for registration after the 17th of February .  FOURTEEN homes SOLD in the Coles Crossing Subdivision during the month of November! Prices ranged from $199,500 up to $396,700, and the average price/sq. ft. = $102.  Highest price/sq. ft. = $111!    Number of days on the market ranged from 5 to 165 before receiving an agreed-upon offer.  Average number of days on the market was 58, which is really quite low for this time of year! :)   If you are thinking of selling in 2017, NOW is the time to make your checklist of repairs prior to listing your home.  Start typing up a plan in December for executing in January!  Even if you are not considering a move in 2017, this is a great time of year to purge your closet of items you have not used in the last year or two.  You'll be so glad you did! SONJA PATTERSON with Executive Real Estate Servi...

Fall Back Time  on Sunday November 6, 2016  I am writing to blog to remind everyone in advance of the time change which is to occur this weekend here in Katy TX plus most of the US. It is very easy to forget and obviously havoc can and does ensue.  It is the time of year to think about the end of Daylight Savings Time (DST) and setting your clocks, watches and timepieces back one hour. On Sunday November 6, 2016 at  2 AM daylight savings time officially ends and all timepieces need to be reset one hour back. I always use the old saying of “ Spring forward and Fall back” to remember what we have to do with setting the time. Set those timepieces back when you go to bed unless you are awake at 2 AM. Attended 5 Years and Younger Soccer Game Today - What a Hoot!  I need to explain why we were there today at this youth soccer game in Cypress TX. My youngest step-son’s significant other gave birth to his daughter and our granddaughter in July. She also has a 4 year old boy. He is just old enough to play youth soccer and he was signed up to play. The game started early this morning  and we went to see James play. They now live in Cypress which is close to where her family resides.  It has been many years since I have attended a soccer game at this age level. My son and daughter both played at the age of 4. In the late 90s, we experienced a home invasion of sorts when we lived in Katy, TX (west Houston), and in 2001 our very new home in NW Houston also experienced a similar problem.  The most recent home invasion I was made aware of --was my clients' vacant property in Coles Crossing.   Is crime that bad in the area?  NO.  However, our soil contains numerous tiny insects that LOVE to munch on wood, and if conditions are ripe around your home--they will invade your space as well.  Subterranean termites often manifest their presence in the spring, however my Coles Crossing listing did not show signs of termite activity until August--and the weather was amazingly DRY!  Our first clue was the paint seemed to "bubble" ever so slightly on the window sill.  A curious prospective buyer or buyer's ...
