 I hosted an open house yesterday in a Coles Crossing home that has (thankfully) never flooded.  However, one of my open-house visitors was a homeowner whose Cypress home DID flood during Harvey.  She told me her current home DOES lie in the floodplain, but they did not realize it when they purchased.  "We are planning to sue the sellers for failure to disclose they were in a floodplain," she told me. My first thought was, "It IS possible that the flood maps have changed since the sellers purchased the home."  I also thought to myself, "Why didn't your REALTOR® inform you that the home you wished to purchase was in the floodplain? I toured several "for lease" homes yesterday in Fairfield with some wonderful clients.  Wonderful clients who sold their current home in 2 days, because they have lovingly maintained their cozy cottage and it was priced to sell! These prospective tenants are the cream of the crop.  With good credit scores, home-ownership experience, and high-cleanliness standards, my couple represent the landlord's "dream-tenants".   Fairfield Lap Pool  I have had a few past rental listings where the landlords have not maintained the home as well as I would if I were in their shoes.  The home sits for months with no offers to lease because, honestly, it screams "landlord doesn't care". An unkept yard, dead bugs inside the home, broken light fixtures, and moldy toilets will not attract a pristine tenant....

COLES CROSSING SALES CONTINUE TO PROVE STRONG IN 2017 with the average price/sq. ft. for the first quarter equal to $102.52 and the highest price/sq. ft. coming in at $121.34. Prices ranged from $202,000 for a 3 bedroom patio home in section thirty up to $412,750 for a 5-bedroom home with sparkling pool and spa in section one.  The average number of days on the market for these 18 homes was 86 days.  If a home has not received an offer in the first 30 days, it is usually due to overpricing.  The market is HOPPING this spring.  Currently (4/17/17) 22 COLES CROSSING homes are under contract.  Today at the Heritage in Towne Lake is the Classic Car show. David Weekley is a proud sponsor! We could not have asked for a better day no humidity and 65 degrees! Great way to spend the day outside and see some really cool cars and it 's fun for the whole family. The Cypress Fire Department has a Firetruck there for the kiddos to see.
