After an amazing SEVENTEEN solds in COLES CROSSING last month, (December '10 COLES CROSSING SOLDS)  January saw just FOUR closings take place in this highly-regarded neighborhood located in Cypress, TX in between Telge and Barker Cypress just north of Highway 290!   Beautifully shaded park located in the COLES CROSSING subdivision of Cypress, TX   The prices of these four homes ranged from $280,000 up to $606,500 in the gated section.  Oddly enough, of these four Coles Crossing homes which SOLD in January...ALL had HUGE lots!!  The smallest lot size was 11, 729 square feet!!  I must say that most of the time, buyers enjoy having a nice-sized lot.  All of these lots definitely were "premium" lots.      One of two lovely pools for residents to enjoy!   The price per sq. ft. for the home i...

  Stable Gate Community Information The Stable Gate community is a small, tucked away subdivision of nicely wooded lots and beautifully landscaped yards in Cypress, TX (Northwest Harris County), on the outskirts of Houston.  As you enter this upscale gated community, you will see the subdivision lake.  There are approximately 230 homes in Stable Gate.   The lot sizes in Stable Gate typically range from 10,000 sq. ft. to 20,000 sq. ft.  The homes were built between 2000 and 2005 and range in size from approx. 2,700 sq. ft. to 5,500 sq. ft. with the majority of them being between 3,000 sq. ft. and 4,500 sq. ft.  The majority of Stable Gate homes are on cul-de-sac streets and many have 3-car garages and/or swimming pools.  Home prices in Stable Gate typically range from $300,000 to $450,00...

Yawn!  Not many Homes Sold in Blackhorse Ranch this past month Blackhorse Ranch, a Golf Course Community in Cypress, Texas, did not see a whole lot of home sales activity in December.   The good news is that there were no distressed sales, meaning none of the homes that sold were foreclosures or short sales. Take a look at the table below to see the number of homes that sold in Blackhorse Ranch during the last month and even take a look at all the home sales activity that was reported on the MLS throughout 2010. Homes are selling like Hot Cakes in Bridgeland, Cypress Texas December was a phenomenal month for home sales in Bridgeland, a master planned community in Cypress, Texas.  The Luxury Market, meaning homes priced between $300,000-350,000, did exceptionally well this past month.  Homebuyers are definitely taking advantage of some of the lowest interest rates we have seen in a while. Cypress Houses for Sale in Texas will delight you. Cypress, Tx is well known for its executive homes as well as excellent starter homes. Because the topography is more varied than most of the Houston area, many waterfront homes are available for very reasonable cost. Home buyers have been out and about in the Houston area this fall/winter season!  If you don't believe me, let the facts on the MLS speak for themselves!  In COLES CROSSING, located in NW Houston, 17 homes closed during the month of December.  This was second only to the month of MAY when 20 homes closed. (The month of JUNE tied with DECEMBER for 2nd place with 17 homes also closing in JUNE.)  Did I mention one of my sellers signed off on a contract on Christmas Eve??  SO, all that to say if you are ready to move during this time of the year, I would advise you GO FOR IT!  Serious buyers, less competition from other sellers who wait 'til spring to get on the market, and LOW interest rates for a limited time only, all make a great case for getting your home on the market NOW. :)  COLES C...

Blackhorse Ranch is a golf course community located in a suburb of Houston, in Cypress, Texas.  Because of the recent, lowest mortgage interest rates in history, Blackhorse Ranch saw some rigorous activity for home sales during the month of November 2010.   Click on Chart to view Larger Compared to last November, one more house sold this year in Blackhorse Ranch, and the average days on market of the sold listings is significantly lower this year as well.  This is good news for the real estate market in Blackhorse Ranch.  Homes for sale in the $200,000-$250,000 price range did best overall.  Of the 5 homes that sold in November, 3 were new home sales, and 2 were re-sales. Ok, It's time for me to get back on my soap box. I was walking in my subdivision last night and I saw what had to be the worst Real Estate sign that I have ever seen. The frame was made out of PVC pipe and the sign was being held by zip ties. If that wasn't bad enough I pulled out a copy of the listing flyer (Flyer box had to cost more than the sign) and I was once again shock to see that the flyer was just a print out was the buyer's sheet from our MLS. After reviewing it I found about 10 mistakes. The two biggest mistakes were that the listing agent had was the house was zoned to the wrong high school and the HOA dues were completely inaccurate. The Fairwood subdivision, conveniently located off Spring Cypress between Telge and Grant, continues to draw plenty of "buyer" traffic.  This subdivision has excellent schools, nice ammenities, and a VERY affordable home owner's association fee.  I have SOLD several homes in this subdivision in the past.  I currently have a beautiful listing, however, that has had a difficult time selling.  We have had many lookers and even two offers, so WHY hasn't this particular home SOLD?
