After years of doing their yearly duty in Sears & Roebuck, San Antonio, Mary, Joseph, The Three Wisemen, Shepherd, animals and of course Baby Jesus moved to Comfort, Texas in 1975 (donated by former Sears employee, Bill Bates).  Mr. Bates is the grandfather of our own Buyer's Agent, Jamie Middleton.The story goes that Bill found the scene in the dumpster and decided that he couldn't let it be thrown away, so when he retired he  brought it to Comfort with him where he eventually donated it to the city.  There it was proudly displayed for years.  But as the years worn on so did the Nativity Scene with some of the characters losing their heads as well as a hand or two.  Baby Jesus went missing soon after moving to Comfort and became a tradition in the town for each new Baby Jesus to be tak...

Granted, only 16 hours before this photo was taken; ice pellets, freezing rain, and sleet was falling from the sky.  But that’s just how life is in the Texas hill country. Sure, we have our occasional icepocalypses, but these are generally broken when the sun breaks through and the temperature rises to a pleasantly tolerable level. Which happened on Sunday of last week and gave my daughter and me an excuse to head out to one of our favorite local locations for mountain bike riding in Kendall County, Flat Rock Ranch. I recently had the opportunity to visit Riven Rock Ranch in Comfort, Texas.  What an incredible destination in the Texas Hill Country!  We were there for lunch at The Terrace Grill.  Surrounded by Texas plants, open to the breeze - it was the most enjoyable afternoon for our group!  As we looked over the menu that includes such items as the Grilled Hill Country Axis Venison Burger or a variety of pizzas hot from the outdoor wood burning oven, an order of Sweet Potato Fries with garlic aioli was carried to a neighboring table.  Immediately we all put our order in for those - I'm sure you would have done the same!The food was yummy.  The ambiance even better & plans were made to visit again - soon.  Riven Rock Ranch also offers lodging & activities.  It is an ideal setting for a company r...

Numbers Aren’t Yet Reflecting Increased Market Activity in Comfort, Texas June 2nd, 2009 categories: Assessing the Local Market I was surprised to discover that the increased market activity that we have been seeing in the area has not yet turned into actual sales (at least for Comfort).  For the months of April and May, there were NO sales (as compared to 2 the preceding year totalling $962,264).  Here’s where we are for the year: I guess the surprise is due to the increased number of properties under contract (5 currently).  It is likely that next month’s figures will be much better.  Also, there are several Comfort properties listed only in the Kerrville MLS.  None have sold to my knowledge; however, at least one is under contract. Report on LCRA Meeting in Comfort - 5/12/09 May 14th, 2009 categories: Comfort Community News, Views & Faces I attended the LCRA Informational Meeting in Comfort Tuesday evening regarding the proposed transmission lines carrying competitive renewable energy (e.g., wind generated energy) through the Gillespie/Kerr/Kendall area.  I wanted to better understand where the transmission lines might run in and around Comfort.  Here’s my take on it! Apparently, there are two scenarios that will affect this area:  The Twin Buttes to McCamey D to Westwind to Kendall Transmission Line Project (bringing wind generated electricity from the San Angelo area into the Comfort station) and the Westwind/Kendall to Gillespie to Newton Transmission Line Project (taking the electricity back out of Comfort Sta...

MARKET DATA FOR COMFORT TEXAS: February was a good month! March 6th, 2009 categories: Assessing the Local Market Real estate sales in Comfort, Texas during February were stronger than last year’s figures.   There were 3 sales totaling just under $1.4 million which compares with 6 sales totaling  just under $1.2 million during February 2008. Two of the 3 sales were properties greater than 25 acres.  In a rural area such as Comfort, properties with large acreages generally make up a large portion of the overall sales figures.  Hopefully last month’s results indicates a change in the trend as sales of large acreages were off during most of 2008. BEGINNING THE YEAR ON SOME POSITIVE NOTES DESPITE 2008 REAL ESTATE SALES FIGURES - COMFORT, TEXAS January 8th, 2009 categories: Assessing the Local Market Total sales in Comfort, Texas for the entire year of 2008 were just under $8.4 Million, down $6 million (58% of the previous year’s figure). 2007 sales amounted to $14.4 million. REAL ESTATE TURN AROUND? COMFORT, TEXAS NOVEMBER SALES December 2nd, 2008 categories: Assessing the Local Market Total Sales for the month of November in Comfort were $700,790 slightly down from last year’s figure of $764,000 but much better than previous month’s ratios. There were two Residential Sales under $150,000 and two Land Purchases (A 25 Acre Tract & and a 33 Acre Tract). Buyers continued to get better overall purchase prices. The Last List Price as compared to the Ultimate Sales Price fell from 93.5% to 91.6%.  This number actually is a little skewed as there were several sales that had already had price reductions prior to going under contract … meaning buyers got even better values.  The end of year is normally the best time to find “BUYS” in real estate and this year should...

The place to be on the Saturday after Thanksgiving is Comfort, TX, located just 10 miles north of Boerne in the Heart of the Texas Hill Country.  This little town has a great big heart and one of the best parades around.  The fun starts at 10 a.m. on Saturday, November 29 and goes until 9 p.m. that night.  This is their 23rd annual Christmas in Comfort. High Street and 7th Street are lined with booths containing arts and crafts, gift items, and food.  This is a great place to shop and gets you out of those crowded over priced malls.  Live music is played all day long.
