Lake Travis real estate home market update for December is still moving. The area is divided into 4 zip codes. It is located in the Lake Travis ISD and on the south side of Lake Travis. Total 542 homes for sale with 153 pending and 25 sold so far for December 2013! The Zip codes for Lake Travis Real Estate is 78669,78738,78734, and 78620 along Hamilton Pool Road. In 78669 there are 98 Homes on the market, 13 Pending sales, and 5 sodl this month. In 78738 there are 191 homes for sale, 63 pending sales, and 10 that have sold this month. in 78734 there are 235 homes for sale, 59 pending sales, and 10 that have sold. in 78620 there are 14 on the market for sale, 19 under contract, and no closed sales this month. The Luxury Home Market around Lake Travis real estate remains very strong and still moving in the Lakeway, Spicewood, and Bee Cave home sales. There are three zip codes that are on the south side of Lake Travis, 78669 which is the Spicewood area, 78738 for most of Bee Cave, and the 78734 for Lakeway and Apache Shores and Hudson Bend. There are 306 Homes in the Luxury Home price range up to 12.5 Million that are active. Additional 49 that are under contract with buyers, and 25 that have sold and closed since November 1. That is 12 months of inventory and for this time of year in this price range homes are selling. The community of Spillman Ranch, more commonly known as Falconhead, has shown some fairly good sales this year. The community is almost completed with just a couple of inventory homes from one builder left.  Look at the sales data from about September through November of 2010 vs 2011.   In 2010, homes were selling, for the most part, in under 60 days.  After that, there was a gap in sales and homes stayed on the market over 120 days and selling less of their asking price. Compared to the same period in 2011, priced well and showing well, properties sold within the first 30 days.  After that, properties did lack between the 30-60 day period, but were more consistent from 60 days+. Since then, there have been a total of 10 sales year to date in Falconhead Spillman Ranch. That's some good activity. Falconhead community in Bee Cave - Ausin TX is confusing me right now... We are currently in mid-March and the below chart shows the Falconhead activity since the beginning of the year. As you can see, only one property has sold this year, with three that are contract pending (those are the three immediately to the left of the red sold property).  Why am I confused? Every time I put in an offer, my buyers end up in a multiple offer situation.  There are over 20 properties for sale, yet my buyers always choose the ones that other people want as well. I submitted an offer just a couple of days ago and woke up this morning to the multiple offer notice.  I can't tell you which one of these 20 properties it is, but I do find it odd that there wasn't any activity on this particular house for ... 03/15/2011

Some of you saw the posting on Facebook, while others who aren't my "friend" have not seen the news... I went ahead and chopped my hair off! I didn't go as short as I initially thought I would. I thought I would go above the ears. I chickened out!!  But that's ok, because the length turned out great. I'm not partial to the curly version, so after a couple of hours of trying to get used to it, I washed it and straightened it. MUCH Better!! Some people have been confused about the length. Yes, curly hair shrinks and is shorter than when it's straight. Why? I think that's physics 101. You take a straight line and then put bends and twists in it.
