In our crazy real estate market in Austin Texas it’s not just the resale market that has almost non-existent inventory it’s evident in our builder communities too.Many builders as they open a new phase have a waiting list which you need to be on to even have a chance for a home. Some are opening up bidding to those on the waiting list or it might be a lottery system. As you all know Texas got hit hard with a record smashing winter storm that knocked the socks off all of us. We lost power, water and were humbled by the experience of learning to put a hold on life and figure out how to exist. I was so elated this morning when I discovered water was able to flow from my faucets! It was sweet music to my ears. The first thing I did was place a call to Austin Home Check to see when I could get on their schedule for their “Post Storm Check.” They just had a cancellation from someone whose water hadn't been restored so they fit me in. Austin Texas will never forget the 2021 ushering in of a massive winter storm that rendered us pretty much incapacitated and we are still dealing with the fallout. It was a huge disruption in our lives and certainly a hardship on many of us. The truth is we discovered our government response and infrastructure was not as prepared as it should be. Our prized power grid has vulnerabilities. What you didn’t see was protesting, looting, places set on fire or places being torn down. Sure many were upset with the interruption of a whole week of business and school but what occurred I wish the press would cover because it's what Texans are all about! This one is for the books!  6 hours on market, multiple offers, 27% over list price, closed in 6 days in the middle of the worst ever winter storm to hit Texas! So many residents without power, water and all businesses closed with very few able to work remotely. Austin is now in the fifth day in a row with extreme wintry weather! Last night we had 6 inches of snow and when I woke up it was 7 degrees! Folks this is Austin….we don’t get this kind of weather!  My pool pump is still running and soooooo glad I have a  pool cover.Right now the kids are enjoying round two of winter weather in 2021 in Austin! What’s not to like? No school and playing in the snow! The only drawback it’s COLD (warmed up to 21 degrees)!              Now we are told to brace for round three that should hit us mid-week! Temperatures will remain in the 20’s and teens all day which keep the roads ice covered for the remainder of today and tonight. Many are without power and now they are instituting a rolling power outage because the grid is so overloaded!

In the middle of an unheard winter storm in Austin we had 29 showings the first day this home came on market. We shortened the showing time on day 2 to 3 pm with offer deadline at 6pm. 18 offers submitted and the home is under contract… a total Valentine score for the winning buyer! Austin is bracing for even more extreme weather remaining below freezing with additional icy precipitation expected today and tomorrow! We always say “wait 10 minutes” in Texas and the weather will change but this is a Valentine’s Day we all will remember. Freezing rain, sleet and snow is on the agenda! Residents are urged to stay home due to hazardous road conditions, especially on our elevated roadways and bridges. Two years ago Google announced they were constructing a tower on the entire block of 185 in Downtown Austin. They have made significant headway on this 589 foot, sail shaped structure as seen by this drone video taken by the Austonia, a free "get connected to your city" news source. It appears to be on track for completion in 2023.This 35 story tower across Shoal Creek is slated to be completed by 2023. Approximately 5,000 people can occupy the 793,000 square feet of office space. Another week-end of flag football in Austin Texas and Handsome Hudson's team played well! I enjoy watching he and his team play. This game was extra sweet as Hudson won the sportsmanship award for the game.Many team members are close friends, growing up with dads who help coaching and some dads grew up playing sports together. Hudson's dad, John Dunham is one of three dads coaching this year (seen in the blue eye level with the boys). I love they are instilling in these young athletes that winning isn't everything, it's how you play the game.That is what happens in Austin. Homes in Canyon Creek the month of December 2020 closed at a record pace despite historically low inventory and the lingering coronavirus pandemic.
