Austin Texas is undergoing some rather large changes. Austin is experiencing massive downtown development, new roads opening, and new mass-transit services. Google announced the opening of an office in Austin, and that does not surprise me on bit. I can imagine when they looked at Austin they probably saw many great reasons to move here. The downtown area is just fun with all of the restaurants, Zilker Park and hike and bike trails around Lady Bird Lake. For those who want to live and work in downtown Austin, they will have plenty of new condos and office space to choose from. The skyline is populated with high rise cranes. If you're one of my sellers then you already know that every week I provide you with a review the current active/pending/sold properties AND the absorption rate or months worth of inventory.  Many of you ask, "Why is the absorption rate so important?"  According to the National Association of Realtors®, only 50% of all listings sell.  If only 50% sell and there are 5 times more listings than there are buyers in the market then sellers have to get very serious when determining their list price if they want to sell not just list their property.  In a shifting market, knowing the absorption rate for the year doesn't give you the full picture.  You need to know the rate for the last 90 and 30 day timeframes.  It's very simple to calculate and should be standard in any agent's weekly evaluat...

 On ABC's "Today Show" on Friday, nationally renowned real estate expert Barbara Corcoran gave her opinion on the top five up-and-coming markets in the country.  She named Austin as the top up-and-coming market nationally, and she stated that it is currently a terrific time to buy Austin Real Estate, specifically in the SoCo (South Congress) area, just south of downtown.  The Austin Business Journal also featured a recent article about Austin's appreciation over the past year, which was almost 10%.  This places Austin at seventh in the country for 2006-07.  Clearly, it is a great time to buy property in this area!   Ms. Corcoran stated that the SoCo area exemplified Austin's slogan, "Keep Austin Weird".  The slogan was put in place in order to support local businesses, rather than large...

The University of Texas, with its flagship campus in Austin, is one of the original eight “Public Ivys,” according to Richard Moll. Moll coined the phrase in his 1985 book, Public Ivys: A Guide to America’s Best Public Undergraduate Colleges and Universities. The phrase has since come to include many more universities who offer an Ivy League education at a public university price. UT earned such a distinction by providing a quality education for undergraduates since it opened its doors in 1883. I don't know if this falls in the category of another reason to be thankful for Austin but since we are moving towards the Christmas Holidays I will put it in the "reason to be jolly this season" category.   The Austin real estate market is alive and well.  There are no bursting bubbles here, only water seeking its own level.  Our market is strong and homes are still gaining in value. The median price of homes increased by 5.6% in the second quarter from the same period in 2006.  The market like water is seeking its own level so there are a few waves now and then to contend with but all in all we are doing great.   The Austin economy is strong, the real estate market is strong.... It is a time to be thankful as well as jolly!  For those of you thinking of relocating or investing in Aust...

I am writing this week to remind you that the FHA also does condo loans.  Advertising that your condo listing is FHA Approved is a terrific selling point-especially in the current mortgage market.  If you have a condo listing and aren't sure if it is FHA Approved, you can go on the HUD website at http://www.hud.gov/ or BETTER yet call me and I'll look it up for you.    Conversely,if your buyer is looking for a condo, do them a favor and find out if the ones they are looking at are FHA Approved.  Since the mortgage meltdown, fewer buyers have the ability to gain loan approval with the constant reduction of loan products available so remember FHA is a super option.  FHA loans are a lot less costly and FHA loans are no longer difficult!

Like most towns during the holiday season, Austin brings out their festive lights. However, there are two areas in town known for displaying an awesome array of lights- 37th Street, and the Trail of Lights in Zilker Park. Starting back in the early 80s, neighbors on 37th Street in Hyde Park came together to create a completely unique Christmas light experience that is creative, wacky, and fun- what today would be deemed as, "Keeping Austin Weird." Resident Jamie Lipman began wildly decorating his home, and his neighbors followed suit. Discarded motorcycles have been wrapped in hundreds of lights, bushes were sculpted into automobiles (including headlights), BBQ cookout scenes were created, and several strands of lights crisscrossed the street. Looking for land in the 620 area of Austin for commercial development, namely a lot to build a multi story hotel on. Most of the lots in this are only allow for a maximum height of 25-30 feet and we need to be in the 75-100 range. Any insight would be very helpful. Please send your information my way.

There was 4.9 research and development employees per capita in Austin.  39.1% of adults have bachelor's degrees, almost 1.5 x the US Average.  We also have a high level of graduate degrees. Average annual wage in Austin was $43,083.  This according to a study done by Brookings Institution.  Interesting, since we have University of Texas right here, could it be?

2007 Zilker Tree Lighting: Just letting you know that on Sunday, December 2 when the lights go on at the Zilker "Moon Tower" Tree. The party begins at 6 pm.   Just for future reference the Zilker Tree lighting takes place on the first Sunday in December. The tree stays lit through December 31.  So come on down and see if for yourself.  When you stand under it and spin it is really cool.  Just doing do it too long or you will be sick.The Zilker Tree Stands 155 feet tall and has over 39 streamers, each contains 81 multicolored, 25 watt bulbs, totaling 3,309 lights. At the top of the tree, a double star measures 10 feet from point to point.
