El Arroyo is an iconic local spot in Austin. They make the best hand-squeezed margaritas and serve Black Angus beef tacos (along with many other Tex- Mex offerings) and have since 1975!A quirky marquee is out front on the corner of West 5th and Campbell. Every day they change their bill board with a new pun (everything imaginable).       They encourage you to submit your pun on their website and of course have permission to post them. It’s one of those “Keep Austin Weird” things that we all in Austin love!They post them on Instagram because everyone loves them. Beautiful Beckett and Handsome Hudson are athletes and trying out different sports to see where their passion lies. This January Hudson is playing basketball and flag football and Beckett is playing basketball. Saturdays are a medley of games!              Saturday I made Hudson’s basketball at 9 am and Beckett’s 3:00 basketball game. I couldn’t make Hudson’s 3:30 flag football game as I can’t be in two places at the same time! It was all worth it! I’m so fortunate to be able to make their games….plus I made it to this office between games and caught up on a project I’ve been working on. I value time being able to be there for the grands...definitely time well spent!“When you have a grandchild, it fills the space in your heart that you never realized was empty.”  ….Unknown

A friend, colleague and local musician John Lockhart passed away March 30, 2020. I’ve been mentoring his sister, in my office for 4 years now, Laurie Lockhart West.  A board was set up called the John Lockhart Foundation established to serve the Austin community with charitable donations.     This Valentine’s Day they have a very special event planned called “Guitars and Roses” at the “Speakeasy” on Congress Ave. in downtown Austin. Yesterday I was in the office when my cell phone rang. I didn’t recognize the number, but it showed a name I thought I recognized.Just like Hannah Williams, I had a real estate instructor, when I first started, tell us: “always answer your phone and smile, as it can be heard on the other end.” When I answered the caller stuttered and said “you answered your phone! You sound just like the enthusiast agent I remember. This is Amanda Lee, a blast from the past! Austin’s City Watershed Protection Department is hosting a student video contest to promote safe driving and saving lives. It’s the first Flood Safety Awareness Video Contest for all Austin-area students in grades 6-12.   Driving through flooded roads in Austin is the leading cause of deaths during a flash flood. It not only put’s the drivers’ lives at risk, but also the lives of passengers and emergency responders. Thank you Laura Tomaszewski for spear-heading our first NW Austin CB Realty volunteering opportunity for 2023! The choice to volunteer at the warehouse for the Central Texas Food Bank, to honor MLK week of service, was incredibly rewarding!                  It was so nice to get back to our Pre-COVID volunteering projects! We crushed it on our morning shift! We cleaned, sorted and boxed 150 boxes! We handled 4,350 pounds of food which translates to 3,625 meals for our neighbors in need! AND we had fun doing it!       Our CB family is a close-knit group of seasoned professionals who work hard, play hard and make a difference! The 3M Half Marathon welcomes new runners and challenges old pros this Sunday, January 22, 2023. The downhill to downtown course is a fast and fun race fueled by live music and cheering fans along the 13.1 mile course in the heart of Texas. Avid runners PR and newcomers finish with style as they pass the finish line and are greeted with a lively downtown festival. This will be the 27th year for the 3M Marathon (we had to take a 2 year hiatus for COVID). We just got over Friday the 13th and I read many posts on superstitions and how many are crippled with fear over Friday the 13th, or the number itself. Some buildings have even been built not including the 13th floor (kind of crazy because the 14th floor would become the 13th if you started counting floors).Handsome Hudson has no superstitions, in fact found #13 to be a lucky number! Hudson’s dad, John Dunham, has once again stepped in the role of coaching either Hudson’s or Beckett’s team, he is a hands on dad! I came to the office on Thursday morning and in the lobby of our building a little coffee shop was set up, complete with a barista to make coffee drinks for the tenants in our building! Johnny Beans, a local Austin company, offers an original coffee experience since 1994! Their motto is "Building relationships one cup at a time!"  What a pleasant surprise and definitely brought a smile to my face.                       Wow….it was a thank you from our landlords to welcome us back to ring in 2023! They even had boxes of Krispy Kreme donuts. Our landlord's have a similar motto "Building relationships with tenants, one person at a time."It’s nice to feel appreciated! Going the extra mile to let you know you’re valued, goes a long way!

Martin Luther King, Jr. Day is observed each year as a federal holiday on the third Monday of January — Jan. 16 this year. December was an incredible month, especially with the holidays; Our NW Coldwell Banker office crushed it with an incredible 20 agents eligible for the December Million Dollar Club by listing, writing business or closing sales of 1 million or more! We are adapting to the shift in the market of longer days on market, lower list prices, and increased inventory.  It’s exciting to see everyone's hard work in servicing their clients.   Our office wrote 58 contracts for a volume of $31.3M, with an average sales price of $540,000. 30 leases were written. We took 26 listings for a total of $17.1M, with an average sales price of $650,000. We closed $43.2M with an average sold price of $583,000 plus 31 leases! The day I took Beautiful Beckett on her after Christmas shopping spree, her mom wanted her to stop and have her glasses adjusted and pick out another pair of glasses. Beckett twisted her frames, and they corrected them as much as they could but said they most likely would bend again and as active as she is another pair would be appropriate.       The big decision came to pick out another set of frames! She had 8 choices and narrowed it down to two and after much debate picked the pair to order. They just came in yesterday! It was unanimous, we all liked them, and she loves them. Look at that broad smile! She is definitely styling! She didn't say it but know she felt: "I look spectacular!"
