Last night I revisited my goals for this year.  I write my goals as both pros and cons, I have them on my desk to see each day, but I do a complete review quarterly.  What I want to do and what are the stumbling blocks that might act, as roadblocks to me achieving what is on my pro side of the balance sheet are what I am looking for.  While I have achieved a great deal in these first seven months of the year I have hardly made a dent in the larger and more significant goals.  All Realtors® are measured by the numbers, “The tale of the tape” as they say in sports.  Your numbers are in houses sold, income earned. In this regard I am a disappointment to myself.  NO, I am not going to beat myself up, there are reasons, but reasons are circumstances thrust on me and not excuses.  Successful...

Tarrant County Home Valuation Process Property in the state of Texas is subjected to ad valorem property taxes. The property's market value is determined by the Central Appraisal District or CAD in every county using techniques which apply to many properties that are similar to one another rather than making individual appraisals. This has its pros and cons for Tarrant County homeowners. Property in Texas must be valued at 100% of the market value and the Central Appraisal District's determination of the appraisal is what is used by the taxing jurisdictions. According to the law in Texas, a CAD must tell all property owners in the state what the market value is of their property at least one time every 3 years. They also are required to contact the property owner if the market value has...

New FHA Guidelines Shake Things UpNew Federal Housing Administration (FHA) guidelines are definitely making waves among real estate professionals and homeowners. Right off the bat, the FHA’s Commissioner David Stevens will be making changes that will primarily effect appraisals and senior homeowners. Facing a staggering $800 million shortage on its insured reverse mortgages, one goal for the FHA will be to reduce the amount that senior citizens can receive through the attractive reverse mortgage programs out there. The goal is a 10% reduction in the total amount of reverse mortgages that go through the FHA. The shortage appears to be a result of property values dropping and the agency will most likely not receive any additional funding to make up for the shortage. In addition to this imp...

I ran across some old photos of Fort Worth over the weekend and in them I found some of Dalworthington Gardens in Arlington, Tx. This won't mean much to you people who "aren't from around here".  I thought it was pretty interesting so I wanted to share the history of Dalworthington Gardens with you. The name is an amalgam of the cities Dallas, Fort Worth and Arlington, Texas. The story begins during the Great Depression and was part of the National Industrial Recovery Act which authorized the building of experimental housing while incorporating agriculture into the lives of the residents.  It was sort of a suburb with communal gardens and a homeowners association.  The Department of the Interior was the overseer of the project with the objective to blend city life with country life.  Pe...

Within Tarrant County, Texas, you will find the Dallas-Fort Worth Metroplex of which Arlington is a part. The Metroplex continues to grow, is very fluid and quite cosmopolitan.  The city of Arlington is about 20 miles west of downtown Dallas and about 12 miles east of downtown Fort Worth. However, it is Arlington that houses the Texas Rangers and their Ballpark at Arlington, as well as the Dallas Cowboys with their brand new Cowboys Stadium. You will aslo Hurricane Harbor and the original Six Flags Over Texas, both wonderful theme parks to visit with your family. If you choose to purchase any of the private houses in Arlington TXthat you can find available for sale, you will be close to the already mentioned attractions, and much more.  Arlington has world-class shopping and dining, and...

Meredith Land with NBC News here in Dallas did a story on a local Arlington man, Stoney Kirsch, and his overzealous Cowboy fan collection. No joke, wall to wall of his home is covered in sports memorabilia and his favorite team, the Dallas Cowboys. Regardless of this weekend’s loss to the Vikings, this man is a true Blue fan, which is evident from the moment you arrive at his home.   Just how true? That's learned from his collection: His cars name is 'Emmett.' Posters, cans, action figures. Over 800 Cowboys collectible bottles. Turf from the actual stadium as carpeting. And a girlfriend that tolerates not just a 'sports' room, but a 'sports' house! One can only imagine the amount of time this collection has been growing… After seeing the home featured in their news story (video availabl...
