Amarillo real estate market is moving.  Lots of seller and buyers and in the first quarter we are 8% ahead of the first quarter of 2007.  We have less homes on the market then the same quarter in 2007.  Good time to list your home with me.

Ive been contemplating blogging. The unknown is always scary. Seems I do that with lots of things. So here I sit in a class learning how to do this.What did I learn? I learned that I have to get past the fear. I read alot of stuff on blogging and now I sit in a class and guess what? Its like Nike says, "Just do it."

I feel like a fainting sheep! Watch the video: I signed up for the Keller Williams Realty two day seminar on improving my Website and blogging. When I arrived, I couldn't even get my three month old computer to let me sign on to Internet Explorer, much less get into the back office to do html, rss, cut and paste. I talked to a FSBO (for sale by owner) the other day and he was so frustrated. He had an open house and people came thru and criticized everything. They asked if the carpet was original, who choose THAT wallpaper, etc. It really hurt his feelings and made him mad. I explained that was one reason to use a real estate agent, we can stay impersonal. We didn't raise our kids there, and have no emotions toward the property so we can see the property for what it is and judge it's value accordingly.

In the Summer of 2005, Mark Dotzour, Chief Economist at the Texas A&M Real Estate Center, gave a presentation to our local board based on his research, What Factors Determine the Volume of Home Sales in Texas.  The factors that determined Home sales volume in a local economy basically boiled down to Employment or Unemployment rate (when people are employed and don't feel threatened that they may lose their job, they are more likely to buy a home), Mortgage Interest Rates (more people qualify), and Home Appreciation (creates more capital for current home owners to move up).  Based on these factors, Dr. Dotzour described our local real estate economy as "The Perfect Storm".  At the time of the presentation, Amarillo had one of the lowest unemployment rates in the country, mortgage interes...

COLLEGE STATION (Real Estate Center) –The state’s seasonally adjusted unemployment rate fell from 5 percent in May 2006 to 4.1 percent in May 2007. Higher oil prices continue to drive the creation of jobs in Texas’ oil and natural gas extraction industry, particularly in the petroplexes of Odessa and Midland. The state’s mining industry, which consists mainly of oil and gas extraction, ranked first in job creation, followed by professional and business services, construction, and the leisure and hospitality industry. Midland had the lowest unemployment rate, followed by Amarillo, Odessa and College Station.
