Tips For Bedroom Colors   1. Find a fabric that has at least three colors. 2. Cool or pastel colors create a calming and soothing effect.  If you want bold colors, choose neutral as your foundation and add the bold as accents or in accessories. 3. For tranquility choose outdoor colors. 4. If you have an amazing view from your bedroom, use muted tones to not distract from the view as the focal point. 5. Lighter colors and mirrors will make the room seem larger. Darker colors create a feeling of a smaller more intimate room. As I am standing in my office and looking out across the parking lot there are trucks and loaders and asphalt destroyers, and dozens of people.  They seem to be tearing up asphalt and making a pile of it in the parking lot. I really don't know what they are doing, but I am sure they have a plan. Without a doubt someone has the end in mind.  Thinking about all of the aspects that went into the plan is a little mind- boggling.  Someone saw the need for change to take place--they had a vision.  From that vision they had to have an engineer (I think that would be who) draw out the plan.  Then they would need a permit allowing them to make changes.  They had a step-by-step (system)pla place to get from A to B.  They had all of the tools: trucks, heavy equipment, orange cones and the like.  T...

Pamela Madore On my drive home from Mega Camp I purchased the Millionaire Real Estate book by Gary Keller and Jay Papasan from Audible so I could listen to it. I have found that it is too hard to read and drive at the same time. In the book they talked about big Whys, Goals, and Models. They talked about the difference between having a good life and a great life.  Few people have a great life because they become complacent with a good life.  The main idea always comes back to your "Why".  For years when people talked about their Big Why I felt left out.  I couldn't  figure out what my Why was. Somewhere along the line I got the belief that your Big Why had to be some grandiose thing like finding the cure for cancer or discovering time travel.  Anyone else ever think that? After a while ...

Here are just a few reasons why sellers decide to sell their house.       1. HOME IS TOO SMALL              This is especially true for first time home buyers and "starter homes". Children are born or small children are getting older and there just isn't room anymore.   2. GRASS IS GREENER               Some owners are always on the look-out for the house that is better. It might be that  the house around the corner or across town looks better. These sellers just like to move around.   3. SHOULDN'T HAVE BOUGHT IT IN THE FIRST PLACE              Sometimes owners buy for the wrong reasons.  The house was a really good deal so the owners overlooked the fact that there was no back yard.     4. SCHOOL DISTRICTS               School districts are ever changing and the school ratings chang...

Pamela MadoreOwning rental property is a good way to create passive income.  You get depreciation on your taxes and the tenants pay your mortgage.  How much better could it get? Before you get going too fast in buying your property, there are a few things you might want to know.  I am sure there are other things but these stick out in my mind. Have a plumber on speed dial or you will become a plumber. Everyone's toilet is backed up on a rotating basis.  I think tenants collude on this subject.   Have an exterminator on speed dial.  Be sure he knows how to get rid of bed bugs.  Another collusion I believe. Take a Judge to lunch.  You will need a friend in eviction court. Remember that when school is about to go in that the rent will be late.  School supplies trump rent. Learn what breeds ...

I talk to many people about getting their real estate license.  I have found that the majority of people have the same misunderstanding. *It takes to long to get a real estate license. All of the classes are taken online.  There are 180 hours worth of classes.  The school that I recommend does not have a "clock" on it.  That is, you can take them as quickly or as slowly as you like.  If you work at it a couple of weeks is not unreasonable. * I won't be able to pass the test The truth is that many people do not pass the test the first time.  Some of the top agents did not pass the test the first time.  As with many tests, your job is to pass the test and then learn how to do the real business. *It costs too much money. Any time you choose to invest in yourself you can expect to spe...

Special Government Rehab Program- Amarillo TX FHA 203K Home Loans. There is a special government loan program that is part of the Federal Housing Administration (FHA)- a department within HUD. A buyer or existing home owner can do meaningful amounts of remodeling or updates to their existing home without having a higher cost second lien thanks to this special FHA loan program. "Luxury items" such as a hot tub or a swimming pool are not allowed with this FHA loan program. You can repaint, remodel cabinetry in kitchens and bathrooms, replace appliances and flooring, add wallpaper, or even add a room to an existing structure (which will increase the value of your home because of more square footage). The biggest advantage with this government loan program is that instead of having two high...
