Mortgage Pre-Approval: Your Most Important Phone Call   Purchasing your first home (or second or third) is an exciting decision.  But, before you jump the gun, be sure to make a phone call to one of the most important allies during the home buying process: your mortgage loan officer. During this phone call or office visit, the loan officer will pre-qualify you for a home loan.    There are two different initial processes with a loan officer: pre qualify and pre approval.  To be pre-qualified, you are providing basic, overview information on your current situation, credit, income, etc.  To be pre-approved you will submit documentation showing your assets. It is important to contact a mortgage loan officer first so you know what you will qualify for in terms of a home loan.  This gives you...

Detailed Market Analysis data for Allen, Texas: The Allen, Texas market is still very stable. Year-over-year statistics reflect modest gains in almost every key factor. I believe June-over-June is down because of the impact of the Federal Tax Credit that moved sales into the earlier months of the year.  This marked decrease is the rebound effect. Allen, Texas is located in Collin County in the great state of Texas.Allen homes began back in the 1800's by the Comanche and Caddo Indians as Tee-Pees.  Fast forward to the 1960's and the population exploded and helped a slow growth of Allen home building to occur. It wasn't until the late 1970's that you could see all over the city, "Allen homes for sale!"  This was a good sign of things to come but the residents, mostly farmers, had no idea what was to come.Way before the Frisco Homes Rush and after the Plano Homes Rush in the mid-1970's, the closest city for new development was traveling East was Allen.  New Home Builders started coming in by the truck loads.  Many developers at that time were selling actual developments instead of giving an option of a take-down schedule.Life was g...

Market Information for Allen, Texas for the period ending June 30, 2010 While the total number of year-over-year sales and volume are up, the median price is down about $1750.  Listings under $300k are selling in about 90 days, $500k in 180 days, $750k in 270 days and $1m+ is 540 days.  I would attribute the reduction in days on market for listings under $300k to the Federal Tax Credit. It will be interesting to see what happens in the third quarter. Source:  NTREIS

Freeze your Credit Report at least. Several people have asked me "what is a credit report freeze?", "Is this better than a Fraud Alert?" and "should I freeze my credit report?".  I will break it down to make it easier for you to decide.   What is a Credit Report Freeze? A credit freeze is a way to lock down your credit report to make it very difficult for an identity thief to open an account or get a loan in your name.  Sounds great right, but remember it not only prevents an identity thief from opening a new account, it also prevents YOU from obtaining new credit.  That's right, when your credit report is frozen, new lenders, new creditors, insurers, potential employers, and even you will not be able to access your credit file.  Now that's frozen! Don't worry, you can have the freeze ...

It was 23 years ago when I first set foot in this Allen landmark.  Not much has changed in all that time.  Honestly the place looked dated back then.  Today the pictures on the wall, the floor tiles and the old ceiling fans are the same as they were.  I do remember that they were the last restaurant in town to ban smoking but I think that just happened 10 yrs or so ago.  If you grew up in Allen like I did you remember MaBo Chinese food located at Bethany and Highway 5.  Back in my high school days there were 2 Chinese food places and the other buffet always seemed to change hands on a yearly basis.  MaBo has survived in that strip center for all this time outlasting computer stores, pet shops, office supply stores and every other business under the sun that has disappeared from around i...

Credit Card DO's and DON'Ts -- Common Credit Card Mistakes In today's lending environment, you have to have established credit in order to get approved for a mortgage.  Unfortunately, the easiest way to establish a credit history and add to your score is through credit cards.  So, if you've got a pocket full of plastic, there are some DO's and DON'Ts you should always remember about credit cards.DON'Ts: Use your credit card to buy things you can't afford -- It is always best to save for the items you want to buy, or if necessary purchase on an installment loan. Use a credit card to make everyday purchases -- This is a habit that leads to debt without knowing how you go there, and nothing to show for it.  The only time when you should make everyday purchases on a credit card is when you ...

Good to see efforts that support green movements. Cities like San Antonio and Austin with their "Buy Green Drive Clean" programs have perks for Hyrbid owners that I've always coveted, here in the Big-D. While shopping at Watters Creek at Montgomery Farm this weekend (located just up the road in booming Allen Texas), I parked the car and saw the below sticker on the parking meters. Thank you to the City of Allen for it's green-driver support!
