Detailed Market Analysis data for Allen, Texas: The Allen, Texas market is still very stable. Year-over-year statistics reflect modest gains in almost every key factor. I believe June-over-June is down because of the impact of the Federal Tax Credit that moved sales into the earlier months of the year.  This marked decrease is the rebound effect. Market Information for Allen, Texas for the period ending June 30, 2010 While the total number of year-over-year sales and volume are up, the median price is down about $1750.  Listings under $300k are selling in about 90 days, $500k in 180 days, $750k in 270 days and $1m+ is 540 days.  I would attribute the reduction in days on market for listings under $300k to the Federal Tax Credit. January 2010 = 60 Allen TX homes sold February 2010 = 75 Allen TX homes sold March 2010 = 105 Allen TX homes sold April 2010 = 151 Allen TX homes sold May 2010 = 136 Allen TX homes sold for $30,652,368   When compared to the same time last year (2009), Allen TX sold 102 homes. The May 2010 sales figures are UP 25% from the previous year. The significant positive increase in the Allen TX housing is definitely as a result of the First Time and Repeat Buyer home tax credits. Allen TX - Market Report - April 2010 The median price of homes sold went down from $203,250 in March to $188,900 in April. The number of homes sold went up from 104 in March to 120 in April. The number of homes for sale went up from 638 in March to 672 in April.  Homes sold were on the market for 57 days compared to homes still for sale that have been on the market for 74 days. Allen TX -  Market Report - March 2010  The median price of homes sold went up from 192,375 in Feb to 203,250 in March. The number of homes sold went up from 63 in Feb to 104 in March. It was 23 years ago when I first set foot in this Allen landmark.  Not much has changed in all that time.  Honestly the place looked dated back then.  Today the pictures on the wall, the floor tiles and the old ceiling fans are the same as they were.  I do remember that they were the last restaurant in town to ban smoking but I think that just happened 10 yrs or so ago.  If you grew up in Allen like I did you remember MaBo Chinese food located at Bethany and Highway 5.  Back in my high school days there were 2 Chinese food places and the other buffet always seemed to change hands on a yearly basis.  MaBo has survived in that strip center for all this time outlasting computer stores, pet shops, office supply stores and every other business under the sun that has disappeared from around i...

List price vs. sold price - This statistic indicates what a person may feel that their house is worth, vs. what it actually sells for. The median price for homes for sale was $224,900. However, the median price that homes actually sold for was $192,375. That's a discrepancy of $32,525. Good to see efforts that support green movements. Cities like San Antonio and Austin with their "Buy Green Drive Clean" programs have perks for Hyrbid owners that I've always coveted, here in the Big-D. While shopping at Watters Creek at Montgomery Farm this weekend (located just up the road in booming Allen Texas), I parked the car and saw the below sticker on the parking meters.
