It's been fun to watch urban living migrate to the suburbs. Over the past five years, we've seen a number of developments pop-up that offer urban-style living in suburban cities surrounding Dallas. Watters Creek, located in the southwest corner of US 75 and Bethany Road, is one of the latest urban-style developments in Collin County. The Watters Creek website reads: With its vertically dense design, this 52-acre project incorporates a complete mix of uses including a large creekside village green, interactive public art, a variety of retail options, restaurants featuring al fresco dining and water views, and office space and residential lofts. Gina and I really like the area with its upscale eateries, wine bars, upper-end retail, and Market Street. We stopped into Grimaldi's Pizzeria th...

"Home smells horrible...suspected smoker.  Does not show well at all.  Very messy & Dirty. I'd say clean it up or lower the price!" Thinking of selling your home in 2011?  If you don't want comments like the one above then you need to get your home "ready for sale" before you go on the market.  You should go through your home several times and see what could be done to make the home "shine" for that new buyer.  Are your baseboards dirty and need to be cleaned and painted?  Maybe your home just needs a good "de-cluttering" so that the new buyer's can see a home that will accommodate their furnishings.  For a great list of how to get your home ready for the market be sure to read this Realtor.com article --> http://www.realtor.com/basics/sell/prephome/getready.asp?source=ig If you are thi...

Thinking of buying a home in 2011?  You can have perfect credit and a great income but if  the home your buying doesn't appraise for the contract value then the bank won't lend the money unless you the buyer makes up the difference or if the seller is willing to come down to the appraised value.  Definitely makes you want to pull your hair out if you have to deal with a low appraisal! This MSNBC article talks about how more home buyer's and home seller's are facing low appraisal values. http://www.msnbc.msn.com/id/40661715/ns/business-us_business Looking for homes for sale in Allen Tx or selling a home in Allen Tx be sure to check out The Good Home Team at www.TheGoodHomeTeam.com or search for homes by clicking here. Whar's the Beef? you say...It's in Allen, Texas of course!   Katie and I attended the 2010 Rancher's Reserve Cattle Drive festivities culminating at the Allen Event Center this morning.  The cattle drive is one of the FREE activities associated with the Texas Stampede Event.  In its 10th year, the Texas Stampede has helped thousands of families by raising money for Children's Medical Center of Dallas.  This is the first year it will be held in Allen, Texas.  The American Airlines Center in Dallas hosted the first 9 events.   I welcome this event to the community as a volunteer, but also because my family has personally benefited from the excellent medical care at Children's.  It's a cause I can believe in!     Of course, this beef would be about as tender as 3-day-old boots fresh off th...

Home Staging Tips: Define the Room: Dining Room before and after I had the pleasure of helping a homeowner stage the dining room in her Allen, TX house.  As you can see from the photo below, the room was used for many activities except for dining.   Tip: When staging your home, it's important to define each room, in other words, tell potential buyers how the room should be used by placing specific furnishings in the room.  That way they can imagine themselves living in the home. Our goals for the room: 1.  Clear out the clutter, including the personal items and collections 2.  Maximize the architectural details 3.  Maximize the square footage 4.  Define this room as the formal dining room This is how the dining room looked after we staged it: This is what we did: 1.  Took the table and ...

Hi, my name is Katie and I am a much-loved Miniature Schnauzer who calls Allen, Texas home.  I love living in Allen as much as my humans do.       One of the main reasons I love living in Allen is because of a place that I can enjoy in a very special way.  Canine Commons, located in the center of The Village at Allen Shopping Center, is a 2-acre, fenced-in, off-leash dog park.  It is divided into a smaller section for pups 20 lbs and under (me) and a larger area for the Big Guys (visited occasionally).  Unlike other area dog parks, there are 350 trees to provide shade and comfort during the summer months (not to mention fixtures to be appreciated as only we dogs can), there are water fountains, picnic tables, and trash cans scattered throughout.  Dogs have a chance to exercise, play, an...

Wow!  Yesterday I received a comment on the blog I wrote about Cabela's coming to Allen, Texas from a guy named Mark Develde who said that he was excited about that and would like to add the store information to his website.  I thought "ok...cool" and went on with my business.  This morning I re-read the comment for some reason and decided to look at his website.  WOW!!!  Is an understatement!!  Mark and his partner are developing a website that lists all businesses and things to do in Allen.  No wait...that's not correct.  They are developing a VIRTUAL TOUR of every restaurant, business, park, and activity center in the town.  A visitor (or any resident for that matter) can see the storefront, inside views, and know exactly what to expect when they visit that place of business.  How co...
