We've been following this project ever since the sign went up on the 32 acres in west Allen. We noted that Ashton Woods launched the project website over the weekend. According to the website: "Ideally situated in Allen, Texas, the master plan for The Preserve in Allen will feature a large centralized lake with fountain offering homeowners waterfront and water view home sites. Residents will enjoy a meandering hike & bike trail that surrounds the water feature. This enclave of 104 front entry home sites is thoughtfully designed around nature. Large mature trees encompass the development with a detailed landscape plan that includes an additional 300 trees and over 11 acres of open space." The website URL is www.thepreserveinallen.com. The website contains little information and will be u...

Homes in Allen priced in the $100,000-$150,000 range were on the market for longer in January 2011 before selling compared to the previous year, an increase from 79 days to 111 days. Homes priced from $500,000-$750,000 were also on the market longer in 2011 with 149 days listed before selling compared to 103 in January 2010. As a percentage of list price, homes in most Allen price ranges sold for a lower portion of their list price in January 2011 compared to January 2010. With the economy starting to show stronger signs of recovery we are beginning to see interest rates go up, and as of February 10, 2011 we are now seeing rates above 5%, a rate that we've not seen since May of last year. Experts are predicting that rates will stay above 5% for the rest year.  With higher interest rates buyer's are starting to lose their purchasing power and it would be smart for potential home buyers to begin to seriously think about taking advantage of these still very low rates as soon as possible. Home ownership in Dallas can still be a great a investment if you purchase right so choosing an agent that has your best interest in mind is key! Find homes for sale in Allen Tx and surrounding cities by going to www.TheGoodHomeTeam.com and take advantage of the awesome inte...

If you are considering relocating to the Dallas Fort Worth area and are looking to lease a home, condo, or town home in the area instead of an apartment there are distinct differences you will want to be aware of. With an apartment there will be a  written application, a fee paid to do a credit and background check, this will also be the case for a home or other residential property. The difference becomes apparent with the amount of the security deposit due to your personal credit rating. With an apartment the cost might be a slightly larger security deposit or an extra month of rent due up front making your move a little more costly than with good credit. With an individually owned owned home your upfront cost with good credit will in most cases be one months rent as security deposit,...

This week the Dallas/Fort Worth area has been blistered by super cold weather, and by cold weather I mean temperatures in to the low teen's and high single digit temperatures.  The last time Dallas has seen weather like this according to one of the local TV meterologist was about 15 years ago.  The forecast earlier in the week was showing us that today, Friday, would be the day we warm and begin to thaw out BUT instead of thawing out today we received up to 6 inches of snow last night.  I snapped a picture of the snow on my deck and other than last year when we received up to 12 inches of snow we really aren't use to seeing this much snow nor are we used to a week long ice storm! The weather is suppose to get up into the 40's this weekend and I sure that everyone in Dallas is ready for ...

Buying your first home can be a fun, exciting, scary, and stressful experience.  Even if you are months out from being ready to purchase a home now is the perfect time to begin researching the areas that you would want to live, to have your credit pulled to ensure that there aren't any surprises on your credit report, and to begin saving up money to ensure that you have more than enough to cover the down payment and other related expenses. Researching the area that you think you want to live in is just as big of a deal as in figuring out how much house you can afford.  Once you have narrowed down a few areas drive those areas at different times throughout the day and night to help get a better idea of the surroundings.  Check to see how close grocery stores are and if you have kids get ...

Life's What Happens While You're Making Other Plans . . . Great Mexican Food and Great Memories -- Allen, McKinney, Plano, Frisco TX I got to have a Mom and son day today.  I kept my youngest home from school because he had a little cold.  Nothing terrible -- no fever -- but still, it's that time of year and I figured we might as well ere on the side of caution and stay home. After a morning of phone calls and office work for me, rest and reading for him -- he ventured downstairs to ask if we could go out for lunch.  "Well . . . I suppose so." We decided on Uncle Julio's -- his favorite Mexican restaurant  It's a big favorite of mine, too -- although I'm such a Mexican food fan that I rarely find a place that I don't like. We sat by the window and looked around.  I love what Uncle Julio...

One of the main keys to success in business is number one, to make sure that there is a great need or demand for what you do. One of the best ways to guarantee that is to make sure you only spend your time selling to qualified prospects - people who need, want and can pay for what you're selling. There may be people who need or want what you have, but if they can't afford to pay for it, or if you can't arrange suitable payment options for them, you'll spend a seemingly endless amount of time and get nowhere. On the other hand, there may be people who have the ability to pay, but not the need or want. In these cases, you can also waste considerable time, because surely, no sale will result from your efforts. The second point is that you are paid in direct proportion to your ability to d...

If you are looking to purchase a new home in the near future then you may notice that the homes are getting a bit smaller.  According to research done by the National Association of Builders most home builders will build smaller and lower priced homes in 2011. It is expected that the average size home 2015 will be around 2,150 which would be down to the 2,377 square foot home for 2010.  Properties have been getting smaller since homes top out 2,500 square foot average back in 2007 when the market was still relatively strong.  If you are a formal living and dining rooms lover then you probably won't be purchasing a new home anytime soon.  Builders are starting to cut the formal living and dining rooms out of their floor plans and opting to use multipurpose rooms in order to cut square fo...

2010 was good to Allen Texas real estate.  Although the there were 58 less homes sold in 2010 compared to 2009 the average sales price was up $10,000 to $245,000 in 2010 compared to $235,000 in 2009. The other promising sign from 2010 numbers is the days on market decreased 11 days!  In 2009 it took an average of 87 days to sell a home and in 2010 it took just 76 days!  The first time home buyer tax credit I am sure helped with the 2010 improvement, but we have to give credit to what Allen is doing to attract not only people wanting to buy there but also attracting companies and stores to open up shop.  With all new shopping in Allen from the Allen Outlet Mall to The Village Shopping Center and Watters Creek that has apartments, retail, and restaurants galore!  If you are wanting to buy...

This blog topic is borrowed from a radio ad I heard this morning that was challenging everyone to ask questions (http://www.ahrq.gov/questionsaretheanswer/).  Basically the radio spot said that we'll ask questions such as "you'll ask the waiter about the side dish." but we won't ask our doctors about the side effects.Home buyer's should be the same way!  Some buyers will do a great job of asking as many questions as needed to help them make the best decision, but other buyers will not ask enough questions.  Let's assume that you've already spoken to a loan officer and have determined what your purchase price will be around.  Then you have decided on an awesome real estate agent who you feel can best assist you on your home purchase.  Now let's fastfoward to the home you are wanting to m...

Living in the 'burbs of Dallas just keeps getting better! Growing up in Carrollton, TX I remember having to drive to downtown Dallas or Arlington, TX for major entertainment. After I married and started a family in McKinney, TX (northeast of Carrollton) I was absolutely fine knowing that my commute to things like the concerts & pro sports games at the American Airlines Center, Six Flags in Arlington or the new "Jerry World" (aka Cowboys Stadium) would require me to drive 30-45 minutes or more. After all, that's the trade off you make when you choose the suburbs over the city, right? Well, I couldn't be more wrong! And with all the entertainment that keeps coming to the Collin County area in the last 5-7 years, I just laugh when my "city" friends claim that because I live in the "sticks"...

Foreclosure filings in North Texas jumped 19% for the February auctions according to Foreclosure Listing Service in Addison Texas. 64,000 homes were posted for foreclosure in 2010 which is up from 2009 and it makes me wonder why we aren't hearing about how the Home Affordable Modification Program also known as HAMP has helped decrease the number of foreclosure postings.  According to the Making Home Affordable website (www.MakingHomeAffordable.gov) the program is suppose to be on track to help 3 to 4 millions distressed homeowner's by 2012. Through the end of October there have been less than 520,000 loan modifications made through HAMP, so unless there is a huge increase in modification approvals in 2011 and through the end of 2012 then it looks like the program will fall short of help...

The Preserve in Allen is poised to be the premiere new address in West Allen. Ashton Woods recently purchased 33 wooded acres for a new residential community in a prime location fronting McDermott Road east of Custer and west of Twin Creeks. This west Allen area bordering Plano is seeing tremendous growth northward towards Highway 121, The Sam Rayburn Tollway. In addition to new retail and restaurants, The Arts of Collin County will break ground shortly on their state-of-the-art facility in a 100+ acre park just north of The Preserve in Allen. This residential project is still in the development stages. As more details become available, we will pass on. For more than 35 years, Ashton Woods has offered quality, energy efficient, affordable homes in five southern states including Texas. ...
