Towne Lake, a subdivision of 63 townhomes in Addison, is off Beltway Road, one block south of Beltline and west of Midway Road. Built in 1997-98, the complex has an outdoor pool and clubhouse. Even in a great sellers market, condos can be a challenge. It's easier when there are cash buyers, but anyone requiring financing can be met with seemingly insurmountable obstacles. Is the condominium complex on the FHA Approved List? If not, sellers can eliminate a huge number of potential buyers: those who are qualified for an FHA loan. For those buyers who are pre-approved for a conventional loan, the lender will obtain enough information to complete a "condo questionnaire" to determine if the complex is warrantable.  Examples of what they're looking for include whether there are enough cash reserves, if any one person or entity owns more than 10% of the units, and if the ratio of owner-occupied vs investment properties is acceptable. It's My Active Rain Anniversary Today - 8 Years! On December 23, 2006 I became a blogger and wrote my first post on Active Rain. What an adventure this has been! From completing 30-Posts in 30-Day Challenges, to participating in real estate video contests, to reading the great content shared by others, and to my fellow bloggers, I've enjoyed the time I've spent on the site and the education I've received here. I love getting phone calls from strangers asking me questions about things I've written, such as the local no-kill animal shelter; the annual Kaboom Town fireworks on July 3rd every year in Addison (I don't like those calls on July 4th asking me where everyone is); local restaurants; and especially those calls asking for real estate help. Home sales in the Addison area were down 13% in May 2014 compared to last year, with 185 homes selling this month. So far this year, overall home sales have a decrease of 12% , with 663 homes sold. New Addison real estate listings decreased 5% from last year, with 256 homes listed this month. For the year-to-date, home listings have decreased 10%, with 1,001 homes listed. The number of current listings under contract this month was down 16%, at 182 homes. Listings under contract for the year-to-date have decreased 14%, with 775 homes under contract.
