Soddy Daisy is one of the faster growing areas of Hamilton county, Tennessee.  In spite of this, there have never been many condo and/or townhome developments.  To date only 116 condos and townhomes have sold in the Soddy Daisy area, according to MLS records.  All of those sales centered around five developments -- Lenox Trace, Jackson Square, Stonewall Farms, Sedman Hills and Timber Ridge. So when I saw the sign for the Cape Townhomes development, I though it would be worth noting in my blog. This development looks like it is going to have a pretty decent view of Soddy Lake.  (It is going to be on the hill where that motel was.  I have to confess I can't remember the name.) If you currently have a home with an FHA loan, up for sale, try to negotiate a closing date near the end of the month. Why? FHA does not “prorate” payments. In other words, if you close at the beginning of the month you still get charged for the entire month's payment even though you didn't live in the home for the entire month.

So, what kind of loans are Hixson and Soddy Daisy home buyers getting? Real estate is unique among business transactions, in that buyers are expected to borrow money.  As a matter of fact, there is an entire industry built around the financing of real estate. But, that industry has taken some serious hits lately. So, can you still get a loan? Yes. Local buyers are doing it everyday. If you are planning on making a few improvements before selling try to complete each project for the sake of uniformity. For example, if you replace some of the windows, but not all, buyers may focus on the older mismatched windows. If you replace most of the carpet, but leave some rooms with older carpeting, buyers may focus on that too. As long as you can do so within budget, try to keep improvements uniformed.

So, don't be afraid to leave the lights on, in every room, if possible. Just remember to turn on the lights when you leave before showings. Then buyers will see your home at its best.

When you get a home under contract, it is usually better to schedule the home inspection first, for a couple of reasons. 1) The contract often limits the time frame for the inspection. So, it needs to be done in a timely manner. 2) If the home has serious problems you learn about it early—before spending money on an appraisal, survey, termite inspection etc.
