The Gatlinburg real estate market is seeing the absorption rate increasing for existing homes. In the past 4 or 5 years the building of new homes was fast and furious. Now, the building of new homes in Gatlinburg has slowed tremendousely and subsequently has allowed the existing homes for sale to be absorbed at a faster pace. Good news for the sellers who need to move their money elsewhere. Also, good news for buyers who are ready to take advantage of the market and deals that exist now. Increasing sales and decreasing inventory mean that our market is stabilizing and returning to a more normal sales environment. Not to be mistaken with the exuberant period we saw in the past few years but more like the steady appreciation from the early 90's to the very early 2000's. A welcome change.

Since the establishment of the National Park in 1936, Gatlinburg has become the destination of choice for visitors to the Great Smoky Mountains. The park is a favorite choice for both through hiking and day trips. One of the most popular day hikes in the park is the Chimney Tops Trail. This popular 4.2 mile roundtrip trail will take you to some of the best views in the Smokies. The popularity of this trail may require parking some distance from the trailhead, so arrive early or plan on an extra long walk. Be sure to wear good hiking shoes or boots and carry enough water for the climb to the top of the mountain. We've started an impromptu hiking club in my offices. Every week we head out around 4 or 5, depending on showing schedules and appointments, to a local hiking trail. The trail we take is determined by a text vote(we all text each other our nomination that week and the one that gets passed around the most wins, I'm surprised this has worked so far). Yesterday was Old Sugarlands Trail not far from the main Gatlinburg entrance to the Great Smoky Mountains National Park. It's a relatively easy to moderate trail that meanders along beside a beautiful, clear river which we took a swim in before we finished. Late spring/early summer I had the fun experience of taking a girls weekend away with my best friend, Sue.  We decided to visit Gatlinburg, TN as we've heard so much about it (and my mother happened to have a condo for the week that we could stay at for free.... lol!)  My business partner, Bevin, and another team member, Susan, were both supposed to join us but could not go at the last minute.  Still, Sue and I had a great time.... Fortunately for us our market is seeing signs of a return to normal. But, I've been thinking about what choices the recent slow down has forced me to make.  I have cut a considerable amount out of my business and personal budgets in the last 6 months. The truly odd thing is that I have to try and remember what they were. I don't miss them. Cutting some dead weight from employee cost and things that could be considered luxuries haven't hurt me at all. In fact, if things were as busy today as they had been a year ago I don't think I would add one thing back to my budget. Thinking of this scenario long term makes me remember the stories of my aunts and uncles about how they saved everything for reuse. It seems our market is quickly heading toward a normal pace. Just this week we've written several contracts with the promise of more to come. That's a stark difference from the first quarter of this year which was slower than I can remember. The robust overnight-rental market here is probably the main reason we've bounced back so soon. I've been told by some of the old timers (I've been doing this since 1992 and am starting to feel like one) that our market is the last to feel a slow down and the first to recover. It seems like their wisdom is ringing true. Thankfully.  I'm ready for all those "We'll make an offer as soon as our property in Florida sells" people to have their property in Florida sell! Haha.

I'm very excited about the new $7,500 tax credit being offered as an incentive for first time home buyers. I'm equally excited about the definition of a first time home buyer by the federal government (anyone who has not owned a home in the past 3 years). Pretty cool huh? Even though our market doesn't have as many first time home buyers, being that we sell lots of investment property and second homes, I fully expect this incentive will get some of our customers off the fence and into their new home. I'm going to experiment with a Century 21 free tool called Century 21 Slideshow. In essence, it lets you create a slide show complete with sound/music or voiceover with multiple photos. I know this isn't exactly inventing the wheel at this point with virtual tours available but it's free and has a great look. I'm going to start with our high-end (ever one million dollars) properties and work my way down. A key ingredient will be getting my agents on board to do custom voiceovers. We already have great photos for each listing. Wish me luck.

It's always easy to tell when the Summer rental season is happening in Gatlinburg and Pigeon Forge. The streets are busy and the sidewalks are full. The locals are making the most of the "back roads" and the few lucky tourist who have found out about them are too. If you are lucky enough to have a contact in Gatlinburg or Pigeon Forge that can direct you around the traffic, take advantage of it. Of course, your friendly local real estate agency will be happy to help. One more thing that always reminds me of tourist season is when the grocery stores are full. The produce is always fresh! Wow, it's hard to believe that July is almost gone. Here in Newnan Georgia, the kids start school next week. College football is just a month away, and soon I will be making my plans to visit both the North Georgia Mountains and the Great Smoky Mountains National Park for my annual fall photo fiesta! I love taking photographs in the fall for a number of reasons. First, the colors are amazing. The palette changes from day to day and region to region. And here in the Southeast I can find good Autumn color from late September through December. Second, the air is cooler and crisper, allowing for longer hikes into wilderness areas with lower levels of exhaustion. If you plan a visit to the Great Smoky Mountains National Park be sure to include a day hike to Andrews Bald. Andrews Bald is a mostly open peak, with spectacular views of the North Carolina side of the Smokies. This is generally a cool and pleasant trek, as the entire walk is over a mile in elevation. The beginning of the trail is in the Clingmans Dome parking lot. The lot is usually crowded, with visitor's climbing to the overlook tower on the peak of  Clingmans Dome, and this is an excellent side trip. You will not find so many tourists on the trail to Andrews Bald.
