There is no doubt in my mind that John McCain will be the Republican Nominee… the numbers just don’t work for Huckabee. Mitt Romney has now endorsed McCain so that's big news for McCain. But on the Democratic side of the aisle, we have a huge story going on... a knock down, drag out battle for the nomination. It looks like Obama has got the momentum going his way for the Democratic nomination. A big plus for Obama is the migration of campaign contributors to him and away from Hillary. The super-delegates will not be enough to reverse Obama’s primary and caucus victories. Most people are saying they will run to jump on Obama’s bandwagon any way. Hillary Clinton not only is losing, she's getting slaughtered by Obama. Her campaign is in shambles with the firing of the campaign manager and...

In Bill Roberts’ blog today, Prices – Up or Down, he makes some very good points. Bill says If I wanted to buy a house in Bay Park right now I would compute how much I would be willing to pay based on historical data (the cost per square foot in 1995), improvements to the property, and its desirability to me.” He goes on to say “It seems to me that having an objective way of looking at prices is far superior to just taking a position that prices are too high. Maybe they are and maybe they're not. His statements got me to thinking about my own real estate market… which is mainly the Sumner County area of Middle Tennessee. So, I quickly ran some historical data and what I found is amazing. During the years 1999 to 2007, based upon the sale of a 3 bedroom home with at least 2000 square fe...

Super Tuesday turned out to be more than just politics… the weather turned on us with a vengeance. Today there are reports that 57 people were killed by the deadly storms. My home state of Tennessee was the hardest hit with 24 deaths, making this the worst storm to hit middle Tennessee in 75 years since an F4 tornado struck in 1933. Some of the storms packed hurricane-force winds. The U.S. Storm Prediction Center in Norman, Oklahoma, said at least two tornadoes had wind speeds from 165-200 miles per hours. Some tornado experts said there was no evidence that the storms were related to global warming. They are explaining it as just the clash of cold and warm air masses. Other experts are blaming the storms on global warming. Others who do not believe in global warming, give the sunspot ...

I need a bigger home… everyone in the home is on top of each other and I need an office and each of my children needs their own bedroom. I need a smaller home… too much house, too much upkeep, too expensive. I’m a slave to the landscaping and it takes me two hours every Saturday just to mow the lawn. My dream right now is to play golf and travel. My dream right now is to get something less expensive. Ask yourself these questions: 1) do I want to live in the city; do I want to live in xyz neighborhood, do I want to live in the country with at least five acres; 2) do I want a newer home, do I want a brand new home, do I want older home; do I want a fixer-upper; 3) do I want to drive 30-45 minutes to work… Think about home styles: 1) do I want a one story or two story; a townhome or a con...

This is one of my favorite days of the year and ranks #2 behind Christmas. It’s a holiday honoroing love and lovers. This is a day for Cupid and hearts. Curiously, the day flourished in the days of Geoffrey Chaucer. The holiday is named after two among the numerous Early Christian martys by the name of Valentine. Women purchase about 85 percent of all valentines… we are the true romantics of society. I usually get a dozen red roses from my husband and a box of chocolates. My grandchildren will give and receive valentine’s cards at school. I do hope they send me one… I really love the one’s they draw and color themselves. Mike Huckabee upgraded his marriage vows on Valentines Day in 2005. He says on his website… “No other candidate has supported traditional marriage more consistently and...

We, as a society, have turned into risk-taking fools… and the biggest risk of all may be the use of the credit card. The banks are reporting that the credit card mess may be worse than the sub-prime mess.   I'm calling this time in our history "The Consumption Bubble". This is after the dot.com bubble, and the housing bubble. For some time now, we have been going through a series of “rolling bubbles”. New ones form to replace the old ones that have burst. Are we are headed for a “Mega Bubble” as some are predicting? A Mega-Bubble is fueled by a flood of new dollars printed on a frequent basis by our wonderful Federal Reserve. By the end of the year, we may be in a Credit Card Bubble. >>>J.P. Morgan Dodges Subprime Bullet – Hit by Credit Cards Every week for 5 or 10 years, I got a new cr...

"It is not about black versus white... This election is about the past versus the future", Barack Obama said last evening in his Victory speech. Obama's landslide victory in South Carolina yesterday, with roughly double the votes of Sen. Hillary Rodham Clinton, was driven by a stunning 81 percent of the African American vote, according to exit polls. But Obama also won 25 percent of South Carolina's white vote, leaving his campaign in a position to make the case that he can build a new Democratic coalition. Both Caroline Kennedy, daughter of President John F. Kennedy and Sen. Edward M. Kennedy (D-Mass.) have given Sen. Barack Obama their endorsement for president. What that means is the entire Kennedy clan plans to endorse Obama.  Update:  the Kennedy clan's not sticking together, Ka...

My husband had an aunt by the name of Nella Mae. She used to refer to herself as a “yellow dog democrat”. You didn’t have to ask Nella Mae who she was going to vote for in a Presidential election, everyone already knew her vote would be cast for the Democrat. She was a a die-hard party loyalist who would vote Democratic no matter what. My dad referred to himself as a “yellow dog democrat” and my mother is still a “yellow dog democrat”. Now, my mother has converted my daughter to a “yellow dog democrat”. I have heard this expression all my life and used the expression myself. Today, it occurred to me that I don’t have the foggiest notion of what a “yellow dog democrat” is other than it means come hell or high water, the person is a Democrat and would vote Democrat. That’s about it. So I...

This is Part Two to my article The Consumption Bubble ~ Before the Mega Bubble I wrote an article no too long ago about body language… >>> Boy-If Looks Could Kill. One look at Bernanke’s body language sends a message to me… what about you? Man, what have I gotten myself into? Federal Reserve Board Chairman Ben Bernanke appeared Thursday in Washington before the House Budget Committee calling for another stimulas package. "To be useful, a fiscal stimulus package should be implemented quickly and structured so that its effects on aggregate spending are felt as much as possible within the next twelve months or so, he said. "Any program should be explicitly temporary, both to avoid unwanted stimulus beyond the near-term horizon and, importantly, to preclude an increase in the federal gover...

What Goes Up Must Come Down…Spinning Wheels ... My 2008 Real Estate Prediction Lower prices eventually will break this stagnant market by luring buyers back into the market and reassuring investors that the market is finding a bottom. Sales and values of real estate have sunk and there is a hesitation on the part of buyers.  But there is still a demand. Wealthy investors are putting their dollars to work in the market.  They are already investing in Merrill, USB, etc.  They will also invest in domestic real estate properties.  Look for them to buy when prices get low enough.  Miami and Southern Florida may start the trend. Watch the global supply and demand… not just the domestic. Confidence will come back… slowly, but it will come back. Spot the bottoms, and then buy.  Those with capit...

There is nothing as rewarding and fulfilling as hearing from happy and satisfied home buyers. One such buyer was looking for an old farm house where his children could have room to roam. His son loved fishing and hunting. They wanted a pond, a barn and some acreage. This would be their dream home, what they wanted, what they described to me in my initial contact with them. As soon as I heard what this buyer wanted, I knew the home for them. I had visited the home, I had talked with the for sale by owners and agreed upon terms if I brought them a buyer. It was an old farm house, 10 acres, 2 barns, a pond and across the street from the lake. Not too far from the big city and their church. It was perfect. As soon as we arrived at the home, I could tell that they were in love. It was a beau...

O.K.  I’ve read all my e-mail this morning, 38 in total.  Wow… why can’t some of my e-mail be from some excited buyer.  I want all you buyers to e-mail me today.  I  am willing to help you buy a home on Christmas day, if that’s what it takes.  Do you Google  Speaking of buyers, I googled Sumner County Real Estate this morning... that's where I live and where most of my listings are located.  I'm still trying to get to number one on Google.  When searching Sumner County Real Estate, I am now in 5th place with localism.  My new listing in Fairvue is on the second page.  All my work on ActiveRain seems to be working for me as far as the google search engine is concerned.  Here is the localism profile of Sumner County.  I’m not alone, but hey, I’m grateful. Real estate profiles in Sumner C...

We’ve all heard of severance packages… we have been reading about them in the news on a daily basis mostly in the mortgage and banking industries. The President X of X corporation got $X million dollars to just go away. Did Greenspan get a severance package? The answer is No... so he won't go away! Now, here’s Greenspan again, in the news, and everyone’s just gathered around him to see what he’s got to say about the economy. He’s the big Christmas tree in the middle of the room and all the other little trees are gathered around him. He’s fully lit and his illuminations are felt ‘round the world. Too bad he doesn’t have a fiduciary relationship with the country. Maybe he would just keep his trap shut. Go away. According to Mr. Grinch, we are close to a recession…. “it’s too soon to say,...

My friends and I were waiting to be seated last week at Cracker Barrel in Gallatin and we were doing some shopping. There was a religious statue sitting there, and someone brought up the article in the Wall Street Journal about the St. Joseph Statue and it’s success in helping to sell a home. Since I have my friends home on the market, she asked me how she might get one. I made her day when I pulled one out of my purse and handed it to her. I had ordered about 10 during the Spring and had put one in my purse, upside down, hoping it would bring me good luck and make my phone ring! At St. Joseph Statue, you not only can order these in different sizes. They make perfect gifts and it’s probably not too late to buy your sellers one for a Christmas gift. You can have a St. Joseph Statue: "Th...

My dad was in the Navy in World War II and stationed aboard to the USS Yorktown (CV/CVS-10), an Essex-class aircraft carrier of the United States Navy, and is now a museum ship at Patriot's Point , Mount Pleasant, South Carolina.  Like most servicemen, he never talked about his experiences  in the war.  When I was doing some research on my blog I’m Getting 364 Gifts ~ Are You?, I ran across the story of "The Deck of Cards".  I wondered if my dad had a deck of cards.  My dad died last year.  He always wanted all  his "chickens" (the kids and grandkids) to be around him.  If we missed coming over, you could expect a call from him. We miss him very much. "The Deck of Cards" is set during World War II, where a group of Army soldiers, on a long hike during a campaign in southern Italy, had ...

The Twelve Days of Christmas and the associated evenings of those twelve days (Twelve-tide), are the festive days beginning the evening of Christmas Day (December 25) through the morning of Epiphany (January 6). The associated evenings of the twelve days begin on the evening before the specified day. Thus, the first night of Christmas is December 25–26, and Twelfth Night is January 5–6. This period is also known as Christmastide. Wikipedia Definition of the Twelve Days of Christmas Oh boy, I’m getting 364 gifts from my love!!!!!!!!!!!!!!! (In My Dreams)! Below is an excerpt from the American Institute of Physics ~ Every year during the holiday season, economic pundits tally up the rising costs of a "true love's" generosity in that ode to very conspicuous consumption: "The Twelve Days o...
