It seems like Nashville real estate sales are picking up. After a very slow summer, I am now seeing drive through traffic in my new construction community in Spring Hill tn. Most people don't bother stopping, but a significant amount have out of state plates. Most are from Michigan or Ohio, some are from Florida. When I get the opportunity to talk to some of these lookers, I find out that most have family here, and are looking for single story homes. Single story homes with bonus rooms above the garage are the homes of choice among the early retirement age buyers. Lots are getting smaller , so these homes are becoming harder to build of any size.  The fact that people are planning to buy Nashville real estate in an area that they know very little about is really amazing to me.  I had 2 ...

Stream Valley community in Franklin, TN is the site of the 2007 Bank of America Parade of Homes in Williamson County Tennessee from October 13 to October 28. It is presented annually by the Home Builders Association of Middle Tennessee. Park Trust Development has involved the following builders in the site: RiverBirch Homes; Colonnade Custom Homes; Design Gallery Homes by Drees; Legend Homes; Fedrick, Harris Estate Homes; and Tennessee Valley Homes. The Parade is open daily from 11 a.m. until 8 p.m. with the last ticket sold at 7 p.m. Tickets will be available at the gate. Admission is $14 for adults and children 12 and under are free. I have found that the single biggest hurdle in Real Estate from a buying point of view is EXPECTATION!What do I mean by that? Here is an example; a buyer wants to buy in Williamson County, wants great schools, large lot, hardwoods etc. In the area they want the homes are older but solidly built. The expectation problem? That for a great price the home will have newer roof, HVAC, Water heater as well as no other major problems. The price was negotiated down 10,000 and is a steal without the newer items. The buyer wants those items, the unrealistic expectation is that a home that fits these parameters can be found in this particular area in the price range desired. There has to be give somewhere. Either you pay more and get newer(possibly less lot size however). Or if you are looking at "...

Despite what the local media has been saying, the market hasn't been that bad. Actually, home sales in Green Hills and the Hillsboro/Vandy area have increased compared to last quarter. In addition, the average home prices in those areas has increased.The areas that have fallen tremendously are Crieve Hall, Spring Hill, and Thompson's Station.
