When it comes to buying a home, the ability and willingness to negotiate is a must for both the buyer and seller.  In general, sellers ask for more than they are actually willing to accept and buyers offer less than they are willing to pay.  The trick is to find the perfect balance so that you, as a buyer, feel good about the purchase price without leaving the seller feeling insulted.   Know Your Market   Real estate is a business that either favors the buyer or seller, hence the terms buyer's market and seller's market.  When negotiating a purchase price, it's important to know which of the two you are in.  As the buyer, you will have the best chance at a successful negotiation if you research the price of other comparable homes in the area before making an offer.  Make it Personal   ...

How to Start a New Garden Congratulations on your decision to start a new garden. Regardless of whether you are a novice or seasoned expert, you can enjoy the benefits of a garden with nothing more than a little knowledge, some seeds and the proper tools. Step # 1: Pick Your Plants Before you start a new garden, the first and most obvious step is to choose your plants. Some things to consider when making your selection include your geographical region, climate, soil condition and the size of your space. Different climates demand different plants, which means you must choose wisely in order to get the most out of your garden. Your soil condition is important because most gardeners find it best to have a flat planting surface with a soil that has the nutrients necessary for a healthy gard...

Pricing Your Home to Sell In addition to location and condition, the asking price of a home is at the top of the list of important considerations.  When a potential buyer is looking for a property, they want to get the best possible value for their dollar.  This doesn't mean that a home should be priced too low, but it does mean that knowing how to price your home is a must.  There is a lot of inventory on the market right now, so this is key to selling your home in a timely manner for the best price possible. Know the Value Regardless of whether you are in a buyer's market or seller's market, it's important for every seller to know the actual value of their home. You might consider an appraisal.  With this information, you will be able to choose a listing price that does not exceed th...

Getting Your Home Ready to Sell You would never dream of inviting guests to your house without making certain preparations, so don't invite potential buyers without first making the necessary updates by preparing your home to sell.  If you are like most sellers, you want to get as much as possible for your home and you want to do it as quickly as possible. Letting Go After you've lived in a house, it becomes much more than four walls and a ceiling.  It's a home and it has a lot of good memories.  Your first step to preparing your home to sell is to realize that you will take these memories with you wherever you go, but you won't be taking the house.  It can be difficult to let go, but the task will be much easier if you start to think of it as a new beginning rather than an ending. I'm sure you have heard reports about how the housing markets have gone down and how Memphis has declined as well (number 13 in nation for Foreclosures). But the Collierville Market (suburb of Memphis) is going strong.  I was conducting research for a Collierville home that my team, The Landry Team of Collierville, TN, will be listing.  Research showed that in the subdivision of the subject property, the recently sold homes have been on the market for a maximum of 1-3 months.  The media projects that homes are selling under market value...if they sell at all. But here in Collierville, we seem to be doing great and are very optimistic!More information to come....

If your one of those buyers that have been waiting for the perfect time to buy a home, Then Guess What!!?? This is the time. I would love for you to call me to purchase your home, but whatever you do, just buy a home and start enjoying it. Thinkin about it too much and worrying about every little article you read about a bad market, will keep you from taking advantage of a good thing. We have been in a sellers market for the past 3 years and now homes are sitting longer then normal. Rates are still low + inventory is up= a good deal for you is waiting!

Historic Town Square in Collierville Tennessee is really wonderful. I just found the previous site today and it shows some great pictures of the square. On Friday nights in the summer they have blue grass jam sessions. There is a lot of emphasis in preserving and enhancing town square. The town of Collierville has done a great job with this. In the last few years several restaurants have opened on the square, a variety of other business have opened as well. One of my favorites is the new studio offering art classes, Studio on the Square.I could talk a lot more about the square, but my purpose here is to mention the newest restaurant in Collierville's town square The Tennessean Restaurant in Collierville, Tennessee I have not eaten there - yet. We drove by the other night and saw people ...

If you live around this area, you have heard people say, "Oh, you live in Collierville, how long does it take you to get here? Seems like a lot of driving". And if people don't actually say that, many are thinking it.So what kind of drive time should you expect when you live in Collierville? I estimate about 30 minutes for most places around Memphis. Of course Collierville has several grocery stores, many restaurants, tons of shopping and its own mall - but 30 minutes is about how long it will take you to get to most other places around the city and its other suburbs. So if you are moving here from say, Des Moines, yes you may be shocked that your drive time to a lot of places may double. But if you are moving here from a larger city, you may be thinking.... 30 minutes, that's it... tha'...
