Just Days Until Clarksville Downtown Market OpensThe local farmers are making plans to bring some of their best fresh produce to the Clarksville Downtown Market. The market is now a tradition in Clarksville and hundreds of shoppers attend each week. You'll find more than just fruits and veggies. Their are plants, food and crafts. You can also buy organic milk and order your meat straight from the farm. It is much like a street fair. The market will be open on most Saturdays until mid-October from 8am to 1pm except during the hottest times it will close at noon.Vendors may change week to week. There are different items available each week as the produce develops and comes in. Some of my favorite items are the tomatoes, honey, salsa, homemade breads and flowers. There will be musical artist...

Now Sold House on Iris Ln. Clarksville TN 37042This home is now sold and waiting to have some fix up done by the buyer that will make it a fine home. It was bought as an investor special and has a great floor plan that home buyers like. I like the big kitchen and bay window dining area. The master is on the main floor with 2 more bedrooms and another bath upstairs. There is a fireplace and a mostly fenced backyard. There are still investor specials in Clarksville's real estate market but buyers have to act fast. A prequalification letter or a bank letter saying the buyer is ready to move forward makes the seller more confident that the deal will close. If it is cash and not subject to appraisal will increase the chances over other financed offers.  Iris Ln. is in the West Creek High Scho...

Throwback Thursdays - Remember the MLS BooksBefore computers were used in real estate we had newsprint and MLS books. As I entered the business in late 1980, there were no books. Agents made photocopies of a handwritten description and photo of their listings and delivered to the other real estate companies in town. The really organized agents put these in a 3 ring binder and used it as a reference. Back in those days we got a bigger share of the commission if we sold in-house. When that wasn't meant to be we used the photocopies to find other properties that might work for the buyers. Two months after getting into real estate we got published books of the listings. The book was like the Bible and we scoured it looking for properties that we could sell. This was a highly confidential book ...

The Home Inspector is Coming, What Do I Do?Preparation will help eliminate problems with the home inspector and take items off the list that really shouldn't be there. Start with this dirty dozen on the preparation list.  All utilities need to be on even the ones that you don't use out of season. Inspectors don't like having to go to breaker boxes and meter boxes to turn them on. Remove the pets during the inspection time. The inspection will go faster and your pets will not get in the way.  Check all lighting to make sure bulbs are in place and working. It is a common occurrence for an inspector to note that a light doesn't function when all it is could be a is burned out or loose bulb.  If you know about something that needs repair or replacement, do it before the inspector comes. He ...

Looking back to the first of the year, there have been 1574 closings reported in Realtracs, the MLS for Clarksville/Montgomery County. The List to Sale prices confirm that prices are selling at 99.17% of the list prices and buyers are serious about buying homes. As for homes under contract, that number is very strong. homes generally close within 30 to 45 days unless they are under construction. These numbers say that the spring market is booming. There are 1123 homes in pending status. As for active homes on the market, the number has decreased to 899. A Gentle Rain Brings Out the BestIt was a rainy day the entire day today in Clarksville. It was steady as can be and the temperatures were mild near 70. This is perfect type of weather for a freshly planted garden. I planted almost 150 plants this week including rosemary, basil, lettuces, cabbage and several varieties of tomatoes. Many flowers have been potted and they also got a good drink today. The flowers from past years appreciated today's rain and the drops cling to the petals. They were kissed by the rain.

3 Weeks Away Until Clarksville Downtown Market OpensIt seems the market opens later and later each year. For 2018, the opening day is on Memorial Day Weekend, May 26. This is not soon enough for me. Produce is coming into the local stores but we will have to wait for the familiar vendors to come to the Clarksville Downtown Market. This is an outdoor market held on Public Square. Once it opens it will continue on most Saturdays until mid-October. The opening time is 8am to midday. There are an abundance of different items available each week and vendors can change week to week.  You will find fresh produce, handmade crafts and eat food products or fresh baked goodies provided by the selected vendors. I know several of the vendors and look forward to their goods.Musical artists are invited...
