New Homes Fail Home Inspections, Too New homes can have problems just like older homes. Just because it is new that doesn't mean you should forego having a home inspection done as part of your due diligence.  Using a licensed home inspector to check out your new home is smart.  Remember, just because it is new that doesn't mean perfect. I see repair items on every new home inspection. Some of the lists are extensively long though the items may be minor, they still need doing. Chances are the things got overlooked during the construction process and the builder is not even aware they are there. When we write offers in Clarksville TN, most times the buyer wants to have an inspection contingency is written into the offer. This is something I always suggest and most new home buyers take hee...

Final Saturday of the Season It seems like just a few weeks ago when the market opened for 2018. It has been the biggest market ever with over 80 vendors participating. Produce comes from local farms and growers. All crafts and foods have to be homegrown or handmade. Clarksville Downtown Market is an outdoor market held on Public Square from May until October. There are so many different items available each week and vendors have changed from week to week. There have been some that made it every week. You still have one more chance to find fresh produce, handmade crafts or eat fresh food or fresh baked goodies provided by the vendors. Some weeks there is music to shop by. The Clarksville Downtown Market has grown over the years and been the winner of farmers market awards over the years...

Put All Valuables and Harmful Items AwayWhen selling a home including your Clarksville TN home, sellers need to prepare for showing by securing your valuables and putting away any dangerous or harmful items.  The obvious steps of preparation have to do with staging and getting the home in show-ready condition and clutter-free. When a home is ready for market and presents well in Clarksville TN home, it will sell faster and bring a good price. Home sellers need to take that extra step and put valuables away, out of sight and in a safe place. All valuables should not be visible as they could be a temptation for little hands during the showing. It is common sense to not have jewelry and money laying around. Guns and prescription medications and any other dangerous or harmful items should b...

Though It's Still Hot, Cold Weather is Coming When you own a home in Clarksville, October is the best time to get a jump on fall/winter maintenance items. It has been hot this week and can lull us to believe that cold weather is far off. Weather is unpredictable and it can turn cold in a flash. I expect a cooler trend to set in within the  week to ten days. To extend the systems in your home and to protect your home against the elements of winter, there are actions to take now. Do them now while the days are warm and the sun is shining. Cold winds will make the tasks less enjoyable.Fall/Winter Maintenance for your Clarksville HomeOutside: Check the caulking around windows and doors to make sure there are no gaps that will let air and drafts into your home. Fall is my favorite time of the year and has the lowest humidity and varied temperatures.  Our Fall seasons are mild though there are usually a couple of periods when the temps dip into the 30's at night. This is when you must cover your plants if you want them to survive a hard frost. Generally there will be cooler nights in the 40's and 50's and warmer days in the 70's and 80's. We are experiencing the warm 80's this week with a good amount of rain. The trees changing colors are on pause since it is the cool temps that send a signal to the trees to start changing colors. The trees are just beginning in s...

Is a Formal Dining Room Still Important?I have been working with a custom home buyer and the buyer is expressing no need for a formal dining area. If I had a chance to do over my house I would not include a formal dining room and just make the breakfast area bigger and better. No longer are all new homes including formal dining rooms. Some don't even have large dining areas off the kitchens but have eating bars and outside dining instead. This is a sign of our changing lifestyles, We are an on the go society, do a lot of eating out and use take out food rather than preparing big meals at home. We dress more casually, entertain less at home and are a less formal society. If the home has a formal dining room, many buyers choose to use the room for other purposes. Dining rooms make great of...
