Nashville TN Bellevue area Home Sales Statistics – 2013 end of year Market Report Nashville TN and Bellevue area home sales have increased this year in both volume and median price!  When considering single family home sales between January and November, the median sale price is up 6.0% from 2012 to 2013!  The median sale price for 2013 surpassed the median sale prices for the past 5 years!  This doesn’t necessarily mean that every home is worth more than previous years but the local market as a whole has greatly improved and is moving out of the down market we’ve experienced the past several years.  Similarly, the sales volume for 2013 has surpassed the volume of 2007.  Also, the median Days on Market has dropped and homes are selling faster than they have in 5 years! I have had so many questions about this new tax credit that I thought I would share a website that has all the answers - http://www.federalhousingtaxcredit.com/2009/home2.html. The bottom line as I read it is that you get 10% of the purchase price back as a tax refund with a max of $8,000, as long as you purchased your home between January 1, 2009 and December 1, 2009.  There is an income limit to get the full refund, but even if you exceed the max income you can still get a percentage of the credit.  You can even file it on your 2008 taxes and get the refund now.  You don't have to pay anything back, but the home does have to be your primary residence and you do have to live there for 36 months.  For further details check out the website above!  This is a great opportunity for many! Anyone who lives around the Bellevue, TN area (just west of Nashville) knows that the local mall has seen better days. For the past few years the mall has slowly dwindled to nothing more than a ghost town. It’s time to change all that! Foursquare Properties out of California bought the property last year and have been making plans to completely renovate the once busy mall. When finished, not only will it be an amazing place to shop, but it will bring over 4,000 new jobs to the Bellevue area. The Bellevue Center Mall has been sold to a California firm, Foursquare Properties, for $28 million dollars.  Foursquare plans to transform the mall into an open-air lifestyle center with major retail anchors.  There are plans are six restaurants and office and retail space to be developed.  Macy's department store will remain at the site.
