It's noteworthy that these declines are based on just five April 2025 sales—less than half the number in April 2024—and a different mix of home prices. April 2025 sales ranged from $250,000 to $815,000, while April 2024 included sales up to $1.7 million, with four sales above $630,000. Homes took longer to...

February 2025 Lake Wylie, SC Housing Market Report:Prices, Sales, Inventory TrendsLake Wylie’s real estate market in February 2025 saw an overall decline in home sale prices, with the exception of a 1.8% year-over-year increase in the median sale price. However, with only nine total sales, these price fluctuations mostly reflect the price mix of homes sold rather than a significant shift downwards in home values. The number of properties sold surged 80% compared with the previous month, but remained down nearly 31% year-over-year.  After reaching a three-year high in January, the average days on market fell 46% to 75 days in February 2025. New listings remained scarce, increasing slightly month-over-month by three properties, but continuing to lag behind February 2024 and 2023 levels. February 2025 Fort Mill, SC Housing Market Report:Prices, Sales, Inventory Trends Fort Mill median and average home sale prices saw a slight decline from the previous month but reached their highest levels compared with February 2024 and 2023. In Fort Mill, home sale prices ranged from under $200,000 to $1,350,000. The month-to-month decrease in average and median sale prices was likely influenced more by the mix of homes sold in February rather than by a drop in home values. Home sales in Fort Mill declined for the fourth consecutive month in February 2025 but remained steady year-over-year and exceeded levels from two years ago.  New listings rose 30.7% from the previous month and surged 83% compared to February 2024. SOLD & CLOSED IN FORT MILL'S MASSEY NEIGHBORHOODNEW CONSTRUCTION: 5005 KETTERING AVENUE My clients, who relocated to Greater Charlotte late in 2022 and who were referred to me by their aunt, a previous client of mine, have just closed on their dream home in Fort Mill's Massey neighborhood. Final sale price was $645,783. My clients wanted a home with at least four bedrooms with one guest suite on the main floor, a home office, a large, open kitchen, high ceilings.  A new construction home was also on their wish list, as was a top school district and easy access to I-77 and Uptown Charlotte. Taylor Morrison's 1.5 story Pikewood Plan in Massey totally fit the bill, featuring 3 bedrooms/3.5 bathrooms plus a study/home office on the main floor, a huge kitchen with an enormous island with a h...

Baxter Village Neighborhood in Fort Mill, SC Real Estate Report & Neighborhood Spotlight: Quarter 3 - 2023 Home Prices Increase | Days On Market Low At 15 Days Baxter Village Single Family HomesBaxter Village average home prices increased 5% in Quarter 3-2023 compared with the same quarter one year ago. Average home prices also increased from the Second Quarter 2023. Median home sale prices declined both quarter-over-quarter and year-over-year, most likely due to the price mix of homes that sold in the Third Quarter. Although the number of homes sold was double that of what we saw in the First Quarter 2023, 20 sales in a community with over 1,400 homes is a drop in the bucket. This lack of inventory accounts for both higher average sale prices and a list to sale price ratio of over 100%...
