 Walnut Creek Neighborhood in Indian Land/Lancaster, SCReal Estate Report & Community Spotlight: Quarter 1 - 2023 Walnut Creek Single Family Home Sales Overview Walnut Creek home sales began softening in the Fourth Quarter 2022 and that trend continued in the First Quarter 2023 compared with sales activity in the most recent three months. Average sale price declined slightly by 1%, while the median sale price declined 8%. Although the list to sale price ratio declined, it was still over 99%. The number of Walnut Creek properties for sale increased 26% to 48 as did the number of average days on market, which increased to 37 days.  The Retreat At Rayfield Neighborhood In Indian Land, SCReal Estate Report & Neighborhood Spotlight: Quarter 1 - 2023 The Retreat at Rayfield had just one home sale in Quarter 1 - 2023. Compared with average and median home prices in the previous three months, average sale price was up 17% and the median sale price was up 20%. However, it should be noted that one home sale does not indicate a "real" trend. The one home that sold, sold at 100% of asking price and in 13 days. Although the list to sale price ratio was down 1% year-over-year, it was still over 100% at 101.04%. We saw some softening in the Walnut Creek market in the increased days on market in 2022, which were still relatively low at 22 days. More softening in the market was noticeable in Quarter 4-2022.  The Retreat At Rayfield Neighborhood In Indian Land, SCReal Estate Report & Neighborhood Spotlight:  The Retreat at Rayfield neighborhood enjoyed a significant increase in home prices in 2002, as well as in the Fourth Quarter 2022. Average home prices increased 25% year-over-year. In the Fourth Quarter they increased 17%. The median home sale price set a new record high in December 2022. To the extent that the softening market in the Charlotte region impacted The Retreat at Rayfield, it was in the increase in average days on market, which increased to 12 days for the year and to 21 days in Quarter Four.
