Greetings, ....  Unfortunately for those patients being treaded in the Bronx in the 197o's by the drug L-DOPA, they only had temporarily effects. Each patient woke for short periods of time over several months and after those "Awakenings", then became permanently catatonic for the rest of their life! Ultimately, none of us know how much time we have to create a ripple. ... what I want to do, where I want to be, and what I want to become in my career, spiritual, family, and personal life.  In an effort to be held accountable, here are some of my resolutions briefly listed in no particular order.  To read more, please go to http://blog.yourrealtyportal.com/2009/04/09/list-awakenings/. Greetings, I'm a new blogger and these topics intrigue me because my blog receives loads of pingbacks. When I looked for information regarding Pingbacks and Trackbacks, I found the information quite dispersed. As a result, I decided to write this blog to share what I have learned, to instigate discussion, and learn more. Pingbacks and Trackbacks cannot be ignored and this discusses what they are, why they are used, the SEO value, and more. Please read http://blog.yourrealtyportal.com/2009/04/06/pingback-trackback-google/ and share your thoughts! To Your Success, YRP Jen www.YourRealtyPortal.com "For the Savvy Professional"

Greetings, "The quantity of foreclosure homes is not decreasing which equals more REO homes that negatively effect comps. With the market being swamped with sellers, listing agents should be selective. Really, the only persons that care if you have a ton of listings with none selling are the companies you pay for marketing the home.   Knowing when to cut-bait and move to the next client is vital in any market, any economy but especially in a volatile buyers market. The successful real estate agent knows time is money and prior to acquiring a new listing weighs the value of that listing by analyzing the effort, expenses and length of time it should take to get it sold.    Here are 7 clear signs that signal ... "do not list this home" or "stop listing this home"." To read more, go to http...

Greetings, The other day I was reading another blog written by Bill Gassett of Metrowest Massachusetts Real Estate -- (an Active Rain wiz) and the content inspired this blog. "... why do so many people use images in their blog post? Does it increase readership? Does it increase the amount of subscribers or members? Does it increase seo value?  I understand the debate is still out to the SEO value of images but this blog contains the ways images can be beneficial." To read the entire blog, please go to http://blog.yourrealtyportal.com/2009/03/23/values-images/. Then share your thoughts on The Values of Images! Greetings! Here is the 2nd in a series that I am writing about. Financially stable homeowners that have decided to rent out their home must then choose to hire a residential property management company or become what is commonly known as "the reluctant landlord". Often, realtors are asked, "do you think I could do this myself or should I use a property management company?"   The Pros and Cons of being a Landlord, boils down to three issues that are inevitably intertwined. To read more, please go to http://blog.yourrealtyportal.com/2009/03/04/homeowner_landlord_pros_cons/. I look forward to receiving your feedback! Greetings! Here is the first in a series that I will be posting that focuses upon Selling vs. Renting Out a home. A growing trend is to rent the home out if a buyer is not found within two to three months of being on the market. Of course, these homeowners are willing and able to wait for the market to rebound. Many listing agents are being asked, "Do you think I should sell or rent out my home?" .... To read more, please go to http://blog.yourrealtyportal.com/2009/02/23/sell-rent-market-rebounds/.     Welcome to Tega Cay, South Carolina. Located just over the state line from Charlotte, NC, Tega Cay is an incorporated city that resides on a beautiful peninsula located at the southern end of Lake Wylie. Lake Wyle is over 13,000 Acres and has 325 miles of shoreline. All this beauty, and its located just minutes from Charlotte.  "Tega Cay" is actually Polynesian for "Beautiful Peninsula". This full motion video is of Windjammer Park in Tega Cay. Windjammer Park offers a beautiful waterfront setting for picnics, letting the kids play, or just for some quiet relaxation. It also has a beach, and in the summer time, the Carolina Show Ski Team practices in front of a large crowd.  This movie was filmed in December, and you can tell by the lack of boats, or any people here to enjoy the par...

While I was walking I saw many Tega Cay residents walking around with cameras on the same mission to capture the beautiful fall colors. If you don’t know, the Tega Cay sign ordinance bans many types of directional signs in the city limits. Real estate signs are allowed on the seller’s property with limitations but directional signs like open houses or branded company signs pointing the way to homes for sale in a neighborhood are not allowed at any time. So why are some real estate companies or agents not following the ordinance or the city enforcing the sign ordinance? The picture above was taken on Saturday September 27, 2008 is an example of a non-compliant real estate directional sign. The sign has been up every weekend at the corner of Beachwood Cove and Shoreline Parkway pointing traffic on Shoreline Parkway to a home for sale on Beachwood Cove. The sign is up as I write this post Sunday morning. By the way, this ...

The city wants to stop temporary home rentals shorter than 90 days. Tega Cay residents have complained to city officials about temporary home renters. Their complaint is about renters renting homes for or a week, weekend, and sometimes daily. The Tega Cay city council discussed adding an amendment to the current zoning ordnance that would specifically prohibit renting a home for less than 90 days. The council was divided based on their discussion. Some of the council members claimed enforcement would be the challenge with the possible new amendment. It's hard to believe that Tega Cay would be a weekend resort destination like Myrtle Beach. Maybe that is not a fair comparison. Tega Cay was in its beginning mostly a gated weekend resort community on Lake Wylie but hasn't that changed now...

Tega Cay residents filled the Tega Cay council meeting room on July 24th to participate in a special session. The topic was the proposed Hidden Harbor Marina to be located in the Lake Shore subdivision of Tega Cy.  The council voted no to the marina plan.  This would have been the second Tega Cay Marina.   So why did the council vote no? Most Lake Wylie marinas are full with waiting lists. You would think this was a good deal for Tega Cay.  As it turns out the proposed 32 slip marina must meet Duke Energy's shoreline management rules. The marina must be a true public marina but there is a hitch. The rule further states that a bordering development can not use the marina. That means Lake Shore residents could not use the marina. Lake Shore is home for approx 40% of Tega Cay residents. ...

The new home community called Lake Ridge located in the recently annexed Tega Cay South Carolina is beginning to take shape. Clearing began at the beginning of the year and Toll Brothers Builders has recently begun new home sales at Lake Ridge at Tega Cay. Lake Ridge is a 435 acre 830 new home master planned development site located on Gardendale Road between Dam road and New Gray Rock Road in Tega Cay. The Lake Ride community is not on the Tega Cay peninsula but still located within walking distance to Lake Wylie. Drake Capital LLC purchased the once called Gardendale development site from Cornerstone Development and renamed the development Lake Ridge. Drake Capital's master plan includes a 7,000 sq ft club house, competition size pool, kiddy pool, multipurpose courts and tennis court...

I am often reminded of why we moved to and love to live in Tega Cay South Carolina. The 4th of July is a good example of why we live here. The 4th was a busy day in Tega Cay SC this year. In fact the 4th of July is always full of fun activities in Tega Cay. I am not sure why you would travel somewhere else during the 4th if you live in Tega Cay especially with the high gas prices. Here is a short list of the planned events that went on for the 4th of July in Tega Cay. The Land Parade began at 9AM. The Land Parade theme was "Tega Cay's 26th Anniversary"     There were floats with music, big trucks, several groups of the Shiners, and Star Wars characters and the Fort Mill High Band was marching and playing! The Windjammer Park Party started at 10:00 a.m. Loads of fun! Canoe Joust, Ski Sho...
