Friday, September 24th the annual Sumter/Shaw Street Fest to salute the men and women at Shaw Air Force Base will take place on Main Street. The event is sponsered by Progress Energy, Farmer’s Telephone Co-op and the City of Sumter. There will be live bands playing including the Mighty McFly and many free activities for children. There will also be food and beverages available. Shaw Air Force Base will also be represented with several displays of their equipment and personnel.

  Tax Assessor’s OfficeThe Sumter County Tax Assessor’s Office is located inside the County Administration Building at 13 East Canal Street in Downtown Sumter.  For home owners, this office is very important.  Whenever you purchase a primary residence in Sumter County, you need to visit the Tax Assessor and establish the home as your primary residence.  This sets your tax rate at 4% vs the automatic 6%.  Forget to make this visit and you will be floored when your tax bill comes in October!  Your taxes will be over double what they should be and your escrow account payments will increase accordingly, so take the time and visit this office as soon as you can after closing! First, I need to thank a real estate agent who will remain anonymous.  This agent had a buyer and sold one of my listings.  I was present for the home inspection as I didn't know if my seller was going to be home or not.  I followed the home inspector and buyer around the property and listened to the comments and any issues that arose.  Since the buyer and seller were both present I introduced them and they became fast friends.  (Yes, I know this isn't the normal thing to happen, but it did.)Then it happened, one day I was working and my phone rang.  It was my seller.  Cool, we were getting close to closing on the property and needed to discuss that last few details.  To my surprise, he called to ask me questions for the buyer!  I know the ethics and real estate law and was apprehensive...

Looking for a free activity in Sumter, try Sumter at Six in downtown Sumter.  This series of free concerts are family friendly and held the second Thursday of each month April thru October.  There are two more concerts in this series. The concerts feature regional bands and provide a great time for everyone.  Many people dance and sing along with the bands and there is usually a time for local talent to get up and participate. September 9th - The Footnotes October 14th - The Embers All concerts start at 6 PM and there are refreshments available from a variety of vendors.  The concerts are held at Brody Pavilion on Harvin Street. Everyone breathe a collective sigh of relief.  Cooler weather seems to be around the corner, but with that historically the best selling season of the year is over in Sumter South Carlina. As I've mentioned before, I have a job along with another agent in our company cleaning the office once a week (a job which will probably disappear when the new agency comes in). Doesn't pay a lot, but every little bit helps. Yesterday I was cleaning by myself, as the other agent had gone home to visit family over the holidays. It took awhile, being alone, having to do the whole thing by myself. It's much easier when you can split the work up. I also took the opportunity to do a few things that we only do once in awhile, as they take longer and since it was just me, I wasn't inconveniencing anyone else. The "few things" included the windows and putting MinWax restorer on the steps. The restorer only takes about ten minutes. Cleaning the windows takes a lot longer. Bottom line -- I got t...

August 2009 Sumter, SC Market Report   Hope everyone had a good August and part of September.  From my talks with many Realtors®, we are seeing a very different market than what we have experienced in the past.  Yes, you can say "Duh, Kim, we all know that." Wow, another month has gone by in the real estate market.  Overall, we hear news that the markets are improving throughout many parts of the county and that is great news for many people especially sellers.  And yes, I do mean real estate markets.  Every state, county, town and subdivision is different so each is a market!    Buyers, now is the time to make the commitment and get off the fence.  Uhm, aren't you getting sore from sitting on it for so long anyway?  There is only 5 1/2 months left in the $8000 first time home buyers tax credit programs.  Yeah, five months might seem like a long time, but remember plan for at least 30 days minimum to get your home closed and that is after locating one.  As for the interest rate fluctuations, they are still great!!!!  They may not be as low ...

  Sumter, SC Real Estate Market Update April 2009    First let me apologize about being so bad about doing market reports this year.  About the time I should have been doing February’s report, I had another project going on.  The project was 7 lbs 2 oz and 19 ½” long and totally adorable.  J  Madeline Marie was born on February 2nd, healthy and happy and that is all that mattered to her mom and dad.  Mom went back to work February 12th and hasn’t slowed down since.  I have listed several homes, done several competitive market analysises and also had several transactions close.  So I am trying my best to get back on track ya’ll.  Bear with me!    The Sumter real estate market had a slow winter.  Normally winters are slower, but our December, January and February were slower than normal. ...
