My client received an offer to purchase their home recently. It was contingent upon the sale of an existing home. These particular clients are quite flexible and open to considering such a situation. I looked up the offerer's active listing on the MLS and the home looked very well kept and showed beautifully. However, something didn't seem quite right. The home appeared to be listed above fair market value. We set an appointment for my clients and I to preview the home. After doing my research and speaking to my broker (who used to live in this very same subdivision) it became very obvious that this home was listed at least $20k above fair market value.
