The Monthly Foreclosure Sale occurred at the Horry County Courthouse yesterday.   When it was all over, the Master-in-Equity jokingly asked: "Are there any more properties left in Horry County?"   The comment elicited a light applause from the audience and it was well warranted:  this was the largest sale ever.   Two hundred and thirty five properties were on the list and the auction took several hours to unfold.   The Banks ended up with the preponderance of properties: 138 properties, representing 58.72% of the inventory.   60 properties were pulled from the sale "as per attorney", or to be sold at next month's foreclosure sale.  That represents 25.53% of the inventory.   Investors ended up with a whopping 7.23% of the inventory (17 properties).   12 properties were pulled due to loa...

Yesterday I had the great pleasure of spending the entire day at a local hospital with a friend.  As the day came to an end, a few of my friends said they wanted to go by the nursery and see the babies.  So, since I had been sitting in the same room for many hours, I agreed to go along on the journey.  When we arrived at the nursery, we began to all ooh and ahh over the little babies.  Then, a sign hanging in the background caught my attention.  Unfortunately I was not close enough to see the complete details, but I could definitely read the big bold title.  It said: Striving for Excellence!  Our Goal is 60%!!! With the recent start of fall brings all types of wonderful thoughts to mind. The leaves changing color, cooler weather, Myrtle Beach Golf picking up, increased sales of Myrtle Beach Real Estate (hopefully), and of course, the fall Bike Rally.  Personally, I am not a big motorcylcle guy, but my wife on the other hand really likes to grab a bike and go for a cruise.  When living in Atlanta, she would go out for rides with her brothers on a regular basis.  It was one of her favorite things to do. On Sundays I usually get a Reality check as I do something that makes me ever so grateful for all that I have.  Regardless of how difficult my week has been, regardless of the problems at hand, I leave the place that puts it all in perspective with renewed appreciation for my own life.    What is it that I do on Sundays that gives me a new lease on life?    I visit my 95 year old grandmother who lives in a nursing home.  She is one of the fortunate residents there.  She is still of sound mind, and although her body has been weakened by the osteoporosis that has caused numerous fractures of her sponge like, brittle bones, she is still in good shape and in good spirits.    My grandmother has lived in that nursing home for several years.  During my Sunday visits I've gotten a chance to be...

How do you price properties in this market?    When a seller tells you:  "Make this property fly!" how exactly are you going to do that?   With absorption rates of 2 to 10 years in most of our markets, how exactly do you price property in order to sell it fast?    Say a property has been unsuccessfully marketed by another agent at $ 500,000, in an area where the absorption rate is over 3 years.  You pull the current comps and they indicate a value of $ 370-$ 380K.  The seller says:  "Make it fly!  I don't care how you price it; just price it so you can sell it within 60 days, and then JUST DO IT!"    What would you do?  How would you price this property?   Myrtle Beach Homes by Mirela Monte                                      Perpetual Optimist!
