Ocean Front Condos in Myrtle BeachWhy Myrtle Beach?I moved to Myrtle Beach 12 years ago to escape the cold temperatures, snow, and ice in Virginia.  I chose Myrtle Beach because of the location.  It's just far enough south for the warmer temperatures, but not too faraway.  Let's face it, Florida is just too hot.Why Ocean Front Condos?Everyone wants an escape now and then.  Most want to be near the water or near the mountains.  So why not enjoy yourself in an Ocean Front Condo in the Myrtle Beach area.  Hear the roar of the ocean, watch the dolphins, feel the sun warm your face, or take a stroll by the ocean.  There are lots of shops, water parks, golf courses, and hundred of restaurants.  Go on that fishing trip you always dreamed of.Purchase a condo and you can enjoy it when you can an...

Yes, you heard it right.  A nice little "efficiency" (studio) was sold in November at Baywatch Resort, a lovely Oceanfront Three Tower Complex, only 3-4 years old, with plenty of amenities like lazy rivers, indoor, outdoor pools, gym, Jacuzzis, saunas, the works.  The condo may not have been in the best condition, it may not have had the best views, but the bottom line is: it makes $ 15,000 a year and it's right on the sand.  Did I mention that it sold for $ 69,000?Since October 1, 2007 until now, January 29, 2008, only 50 oceanfront condos have been sold in North Myrtle Beach, out of 637 similar listings.  That is only 7.85% of inventory sold for the entire 4 months, or a meager 1.96% per month.  If you are a Seller of Oceanfront property, that is very bad news.  If you are a Buyer, th...

The Savvy Investors:             Can pull the trigger very quickly.  The procrastinators are always the same people who say: "I wish I had bought..."             Make educated decisions, not allowing emotion to enter into the equation.  The figures either add up, or they don't.   ...And unlike stocks and corporations' reports, they are public and accurate.  That is quite an advantage!             Understand that there is a money element in time (time is money).  Sellers are much more likely to relent on the price, if the time element is there (cash deal, no contingencies, urgent offer, etc).                        They Have Their Own People:  the Real Estate Professional, the Lender, the Attorney, the Accountant.  They pay top dollar for top advice and they are very happy to do it!  As ...

Come on down! You are the next person to get a great deal.   Prices are great and the deals are moving!!! The number of solds and pendings are amazing for only the 20th day of 2008!   Land is the smart investment right now. While home and condo sales are really seeing an increase as well. It is also amazing how much commercial properties are selling already too. The flood gates are opening up. All I can say is Buy Now and Reap the rewards. Another great growth item is Hard Rock Theme Park! Homes for the workers and Vacation rentals for the guests. This will boost to our already lovely tourism numbers.   Take advantage of that tax return if you are getting a refund. I am probably taking about 50 or so calls a day. I will be so busy this year! Busy is good. The Man with a Plan Feel free ...

The media is disseminating such a dismal point of view of our current Real Estate market and a lot of agents are up at arms about it.  What do you expect for 50 cents?Journalists are not analysts.   In the Myrtle Beach area it took them about six months to deduce the shift in our market.  I caught on within two weeks of the shift, and I blew the whistle; my clients listened and shifted gears at that time and saved their fortunes.    In the midst of the change, the media kept portraying the market for what it no longer was, giving every small time investor who didn't have the benefit of my guidance, a cozy feeling to go ahead and pay those inflated prices of 2005.  Oceanfront condos in Myrtle Beach that sold for $ 330,000 at that time are now going for $ 170,000!   The media is saying to...

What do you think on the latest news of the interests rate cuts? I say if there is no agressiveness in lowering rates SOON, there will be a definite recession.   In my opinion, I say have Feds cut rates to 0% for 1st year. 2nd year go to 1% interest. 3rd year go to 2% interest. 4th year go to 3% interest. 5th year go to 4% interest. 6th year go to a 5% interest rate! When rates reach the 5% mark, have that be the capping point. I do not think it takes a rocket scientist to see the math. Even at the 5% ~ banks still make a great profit! What happened to the saying? It is about quantity! With quantity comes quality. Wow~ I rattled alot here in a short bit of time! Post your opinion on my post and forward it on. Who knows, this might hit the desk of the FEDS!!!   Feel free to contact me vi...
