INVESTORS TIPS: Look for vacant houses in bread & butter neighborhoods close to the transportation centers. Days on market of 60 days or greater will play into your purchase plans. Days on market at the 170 day mark are prime targets. Knowing what the true market value of a home is that you are going to bid on is of paramount importance. Work with an experienced real estate agent to figure value. After true value has been established you are now trolling for properties that you can pick up 10% under market...or greater. WHEN TO SELL Each year you should be re-evaluating whether or not to hold on to the income property or sell it. Let's take a traditional 6year scenario here with a fully amortized loan @7% and an average 5% a year appreciation. Purchase Value $100,000.00, Purchase Price ...

The Grand Strand's beaches have slowly eroded due to storms in the past 9 years. Starting November 1st, our beaches are going to receive a make-over in the form of Beach Re-nourishment.3 million cubic feet of sand will be used to sculpt the shoreline back to US Army Corps of Engineers specifications. The project will take about 14 months to complete by pumping in sand from off shore adding it to the present beach  and grading the surface. The project will begin in Garden city Beach and wind up in North Myrtle Beach. The project is expected to cost about $29.5 million dollars and cover 25 miles of shoreline. The project should make for some interesting shell collecting experiences.

Sometimes, life just hands us the inevitable: just when everything seems right with your home, something happens and you have to sell your dwelling.  No matter what your reasons are for selling, remember that now is no time to dawdle, the process of preparing a home for sale can take a month or more. So, here's how to start:Take a Fresh Look at Your HomeYour home looks great to you, but a buyer wants to see it since he and his family will be living in it -- so take a fresh look at your dwelling. Hop in your car, drive around the block, and then scrutinize your home as a prospective buyer will see it for the first time. First, consider what's called "street appeal;" does it need washing or painting? Does the driveway need repair work? Is the landscaping in good shape? Remember, be very c...

Everyone knows that today's real estate market is tough.  There are deals out there to be had because the prices are steadily dropping.  If you want to take advantage of one of the many deals available, you must understand that consumers considering purchasing your home are looking for a deal as well.  Buy low, sell high has always been the goal, but you can't do them both at the same time...unless you get really lucky.  If you want to take advantage of the great deals, you are going to have to sacrifice a little on your end.  If you keep holding out trying to get absolute top dollar for your own home, it is likely that you are going to miss out on what you want.  You've got to ask yourself what is more important...getting a little more money for your home you are selling, or getti...

The Plantation Lakes neighborhood of Carolina Forest in Myrtle Beach, SC is one of the most prestigious neighborhoods in all of Carolina Forest and Myrtle Beach.  Plantation Lakesis a custom home neighborhood of about 800 homesites.  Currently, there are about 350 homes occupied in the neighborhood.              Plantation Lakes is different than most neighborhoods in Carolina Forest because it is totally custom.  Most neighborhoods only have one or two builders building all of the houses and there are only a handful of floor plans to choose from.  Not Plantation Lakes.  You can bring your own builder, and there is no timeframe to build.  So the possibilities are endless.              Plantation Lakes has over 15 miles of beautiful lake shoreline.  You are allowed to boat on...
