Myrtle Beach, SC Real Estate News

(Homequest Real Estate)
I had an unusual phone call yesterday afternoon! It was a woman looking for a rental. Now what made it unusual is that she was looking for a rental in Myrtle Beach....and I work in New Hampshire!  She was just so frustrated trying to find a place on the Internet she decided to see if a Realtor could help her! Her only stipulation...she could bring her two Chihuahuas and it would be before snow fell here!  Well I know nothing about Myrtle Beach but I did tell Mary (I'll call her Mary) that I did a Real Estate Blog (she had no Idea what a blog was....but knows now) and that I may be able to find someone to help her.  So I checked around and settled on : David and Kristin Small, REALTORS®- Myrtle Beach Real EstateI liked...

As an experienced Realtor, I have a good listening ear. I listen to what my buyer wants and I react on it. I either find it or be very upfront. If their criteria is asking that they go up in price, I will email listings in their price first. Next step , I search using their criteria and send them a few listings showing what they get for their money. As I aleays say, It's their money, not mine. I work for my client! If you get one referral from each satisfied client, you've just built your own empire to wealth. Never let the commission stand in the way of a sale!!! So what if it only pays 1,2 or 3%! You owe it to your clients to give them what they want. Feel free to contact me via email info@myrtlebeachhomeandloan.com Chris Webster Island Palms Realty 1091 Redi Mix Road Ste C Little Riv...

The Media is not the culprit...   The Ostrich Syndrome in full swing...  Your opinion please!A lot has been written about the media giving us too much bad news.  As an immigrant from a communist country, I have extraordinary appreciation for the media of the free world.  Our economy is what it is.  The intrepid agents will find ways to cope with the current market conditions.  I have seen a lot of amazing recipes for success on this very site, and I am immensely thankful for this remarkable world of ActiveRain.  Some have suggested that we should refute the media consensus.  Why?  All they do is report the truth.  I knew the market was tanking way before the media picked up on it, and my investors all benefited from that insight.  Good agents will find a way to navigate these uncertain ...

In the last year or so I have been really noticing a higher interest in college area homes.  Many parents of college aged students are now catching on to what investors have known for years... area housing is key! Today about 8% the nations investment properties were purchased primarily for the owners college-bound students. There was just recently a great article on MSN that I read this week. What does that mean to Myrtle Beach, South Carolina, the land of golf and sandy beaches? Well, in the Myrtle Beach / Conway area we have two schools basically right next to each other, Coastal Carolina University and Horry Georgetown Technical College. Besides a few dorms at Coastal, the main student housing area is private condos and apartment communities in the nearby areas. But get this! Condos...

"Buy one home per year!" has become my most dispensed advice to my clients, my agents, my friends and family.  If you do nothing else but that, you will have long term financial freedom.  Rules of thumb:          Do the math!  Make sure that what goes out, comes back in.  If your monthly payments for principal, interest, taxes, insurance, HOA dues, etc. are $ 1,000, make sure that the fair market rent for that area is around the same amount. Put money in reserves.  You should have at least 3 months of payments saved in a special account, in case you can't find the right tenant fast enough.  I prefer having a 6 month reserve for my peace of mind.  Advertise the rental on Craig's List.  It is the best source of leads I have ever found for both rentals and sales.  It's free, so why not use...

What is the first thing I do when I move into a new home? Search for a restaurant that delivers! Yes, I guess the cat is out of the bag.  I cannot cook! Well okay, maybe if the box comes with really good directions...Living in the Carolina Forest area we are spoiled to have such a variety of great restaurants.  I have dined at all of the above restaurants, some deliver, some don't but all have dine in seating! Check out my website to view Myrtle Beach area restaurant reviews.Amy Whiffen, GRI, SRES, e-PRO   ~  RE/MAX Palmetto Properties

When I am out and about meeting people it's not uncommon to be asked, "well who would you recommend...".  The above businesses are all people I enjoy working with, I respect and I would recommend to any of my friends and family.Realtors are in the information business, not just the home buying and selling business.  It's our job to make your move to a new area as easy and enjoyable as possible. Through working with a team of different professionals such as these above, I feel I can do that for you!
