o, the weather forecast has not said that it will rain for the next 9 days in Myrtle Beach. The thunder I refer to is the continuous rumbling of thousands of Motorcycles across the area as bikers have traveled from around the country to Myrtle Beach, SC for the annual Bikers at the Beach. Reports estimate hundres of thousands of bikers to be in the area this year for the event. To give everyone an idea what it is like, here are a few pictures taken at the intersection of my office just a few moments ago:                           To get the full effect, I made a short video so you can hear the rumble!   If you are planning on attending this years event, thereis a great event map online here.

Here is a summary of my day:   1.  Wrote three offers for three different Buyers. 2.  Countered the counter to the counter on another offer. 3.  Took two listings.  Does anyone want a 15 lot subdivision already permitted and ready to go?  A steal at only $ 250,000!!!  (...And, yes, the developer is losing his shirt...) 4.  Followed up on three closings happening on Friday. 5.  Brought two different buyers a step closer to making the offer (maybe tomorrow?) 6.  Negotiated two new offers for my Seller clients. 7.  Forgot to call a lead back and provide information promised.  (Oops?)   ...A Whole Lot of Offers Going On...   It is not unusual to write 10 offers for every offer that actually closes.   The deals die not only on the negotiating table, but also afterwards, due to financing, HOA...

Soon the Bikers will be visiting the Grand Strand.  Please remember to drive safe and defensively over the next several weeks.  Most visitors are not familar with some of the quirks and kinks in the local traffic flow so we all need to do our part to make this a safe event, even if we are not directly involved.  Please take an extra few seconds while driving to be aware of motorcycles and pedestrians alike.

One of the greatest attractions of Myrtle Beach is it's fine food establishments. I once heard someone say that there are enough restaurants in Myrtle Beach for a person to eat 3 meals a day, 365 days a year and never eat at the same place twice! Over the next few weeks I will be discussing some of my favorite places to eat here. But, in the meantime, let me share with you a wonderful resource to find great information on many of the restaurants in Myrtle Beach. At Myrtle Beach, SC Restaurants site, you will even find reviews by customers that have visited as well as some pictures. So when you aren't sure where to eat, check it out!For More information about Myrtle Beach or Myrtle Beach Real Estate, feel free to contact me!

It seems like all I do is read blogs in my spare time. Frankly I am picking them all apart for the purpose of self education through others experiences. I have found it to be overwhelming, some hot air, but mostimpotantly informative. I find it to be a great tool to improve ones skills. I was always taught by my parents that "The day you stop learning is the day you may as well have died". I always took that statement to heart and well it sometimes places me in that mode where I appear to be the kid in Kindergarten that does not stop asking questions. Some people love it and others hate it. It is me though. If I do know the answer, rest assured I will find it most expeditiously! That has been my motto for as long as I can remember. Yeah, even working at McD's or as a Telemarketer (embarr...

It's Surfside BeachDon't tell anyone but Surfside Beach is the best kept secret on the Grand Strand. I spend a good deal of my time in this lovely little town because my office is here. I currently have homes listed for sale here. I love taking my clients around this area and of course the Myrtle Beach area. The town is full of tree lined streets with sidewalks and a variety of residence, from single family homes to townhomes and condos. I love the local restaurants, especially those right on the beach. The views are so beautiful and many of those who live here are regulars so it's easy to get to know residents. If I need a book there's a library. If I just want to chill out I can relax in the park that is right in the center of town, next to the public tennis courts. Although, tourist c...

For the past...  too many months to count, I've been reporting monthly oceanfront sales of under 1.5%.    All of a sudden, halfway through April, we are seeing an amazing surge of activity, a HUGE increase in sales.  The jump is phenomenal:  from under 1.5% to almost 12%!!!  (in new "pending sales").  2008 Oceanfront activity just got RED HOT again! In the past two weeks, all my agents, including myself, along with many other top producers in the area, have done nothing but write new deals.  One per day, for me, thank you very much, for the entire last week (and I worked 7 days straight)!  Unbelievable!  What happened?  Did somebody turn on the Myrtle Beach Real Estate Buyer pipeline? Before all you Sellers get too excited, cool your jets!  Fantasy pricing is out the window.  Sales are o...

new home upgrades New home communities across the Myrtle Beach area have continued to become more customizable with their homes over the past few years.  Many of Myrtle Beach's top builders even now have "design centers" where you can visit and make your selections while viewing the different samples. You now customize almost any aspect of your new home.  It is important though that when making these choices that you do not let things get out of hand. When building a new home you have a budget in mind before hand.  As you enter the design center to select options & upgrades, that budget sometimes goes out the window.  I refer to the visit to the design center as "a kid in the candy shop" mentality.  Everything looks wonderful and you want one of each.  However, you can easily more than...

CNN compiled a list of the cities and markets that were suffering with foreclosures and lowered real estate values faster than the rest.  There weren't really many surprises, and thankfully Myrtle Beach homes and condos, though falling in price, are not yet on the list of the heaviest losers. CNN says they used data from a San Francisco based MLS tracking service call Zip Realty to compile the following: Number 10 on the list...Atlanta GA with prices down 7.1%, blamed on overbuilding in the condo market and high foreclosure rates in other, poorer counties in Georgia. Number 9 on the list...Detroit, MI with prices down 7.7%, blamed on the cities economic woes as much as the market.  Also the subprime lending in the Detroit area was heavy. Number 8 for losing market value...Jacksonville,...

Since I moved to Myrtle Beach in 1999 I've thought about learning how to golf but always set my goal aside for another time. I guess sitting there a few times in the past watching the golfers swing away at the driving range with poker faces and no joking much less speaking was a little intimidating.  I began to think it may be too serious of a sport, I like to have fun.  When I am learning something and do it right, I get excited and maybe even do a little "happy" dance. (You should see me at my Archery 3D shoots!) These people looked miserable and then of course there's all those golf jokes... Well after living on a golf course for the past 4 months I have an entirely different view of the sport of golf.  I have had one window broken, numerous hits to the house, area trees and even my ...
