Kirsten Valle from the Charlotte Observer called my friend David O'Connell for some quotes the other day to pen an article about the risks and problems associated with preconstruction buying. I think Charlotte came in late on this concept, long after Myrtle Beach real estate had fizzled out with it.  We've had our share of nightmares here, what with the ill-fated Bahama Island Resort fiasco - for those not familiar - the developers allegedly have absconded with millions of dollars of loan monies and customer deposits, and the resort was never built.  Anyway, for the most part, in South Carolina and I think most of Florida, the preconstruction condo market has slowed to a stop. Kirsten's article begins telling a story of a NASCAR team manager named Michael Landis who invested over $30,0...

Today, as the rain begins to fall, we have to sit inside instead of enjoying the wonderful beaches of South Carolina.  It is a major bummer to us all. Peronally, I enjoy a little rain.  It helps to cool things down, wash off the dustiness on everything and is always followed up by beautiful sunshine liike in the picture to the right.  This was taken on the day I was married on October 28th, 2006.  The day before, we had similar weather to todays.  Rain all day long with heavy showers for most of the time.  When I woke the next morning and looked outside, all I could see was beautiful blue skies.  Made for an extra memorable day!

If you haven't seen it yet, you owe it to yourself to do so!  This pedestrian friendly shopping center / grand development is the most impressive neighborhood in Myrtle Beach.   High end shops mixed in with quaint boutiques line up the expansive sidewalks; trendy eateries like PF Chang's sporting outdoor dining options for the thorough enjoyment of countless visitors savoring the mild Myrtle Beach weather...  This is simply one of the most delightful shopping / dining environments at the Beach!   If the 29 acres of lakes peppered throughout the 100 acre redevelopment built on the grounds of the old Myrtle Beach Air Force Base are not enticing enough, then perhaps the many parks extant here might beckon you to call this place home.  With several single family home projects, town homes ...

Over the weekend we had some of the most beautiful weather here in Myrtle Beach, SC. Since I have been so busy the past few weeks with real estate, my wife decided it was time for us to do something relaxing. So she suggested we go to the pool in our development. We have been delaying going to the pool this summer because of Isabelle's birth and not wanting her to get overheated, or sunburnt. But, with the cooler temperatures in the low 80's, it was the perfect time. So, we changed into our suits and headed for the amenity center. The sun was beginning to set, so I quickly grabbed my camera to catcha few pictures of Baby Belle in her swimming suit for the first time. Then, we found us a nice quiet area of the pool to go swimming. The pool is just under 800,000 gallons and holds 763 swim...

Over the past few months I have received numerous calls from buyers interested in purchasing some sort of rental property here in Myrtle Beach, South Carolina.  Usually after a few days of phone calls and and emails, I receive the ominous reply.... "We just don't think buying a rental property is a wise decision at this time." What?!?  Now is one of the best times to purchase Myrtle Beach Real Estate! Is my normal response.  I then begin to share how prices have dropped here.  For example, Sand Dunes III in Myrtle Beach has seen over 21% decrease is price!  Listing prices are now lower than they were in 2004!!!  "But rentals have to be down due to the enconomy...nobody can afford a vacation!" Well, you would think that, but did you know that for the forcasters predict there to be a 90%...

"When momma's happy, everyone's happy..."  It's long been assumed that the woman buys the home and the man pays for it.  Is that still the case?    The rapidly changing social mores, driven by many factors including economics, are obviating many of the old rules.  There is a definite "changing of the guard" here...   What have you noticed?  Please give us your opinion on this!   Mirela Monte, Your Myrtle Beach Real Estate Connection             Join The Optimist Group!

I had a major defeat today.   Something I have worked very hard for has practically vanished right before my eyes.  All my efforts in vain...  Months and months of hard work for naught.   The wounded ego suffered a bit.  It is hard when you really apply yourself to something and you lose it in the last hundred meters; or as was the case today, in the last nanosecond...   Life is full of disappointments.  Life is full of joys.  The secret to securing a good journey is in training yourself to adopt the right way to look at it all.  Dwelling on the failures and broken dreams does nothing to enrich my world.  Instead, I took this opportunity to count my blessings, of which I have many.    Sometimes when something bad happens, all we can do is grapple with the disappointment at hand.  We fo...

Today was a rare day where I Actually was able to have a lunch. With the latest increase in business of Myrtle Beach Real Estate, we have been so very busy with buyers, listing 3 new listings and everything else. I have been burning the oil on both ends by coming into work at 8AM and flying straight through to 8PM. Some days I noticed I missed lunch while on others my stomach let me know, but there was just no time. So, today, we had a buyer cancel out and so it opened up the door for lunch. One of my favorite places for lunch is called China Dragon. What I love about this restaurant is that for lunch they have some wonderful specials. The prices range $4.25-$4.95. So, for lunch today, My Father & I both ordered lunch. He had the House Special Lo Mein and I ordered Beef with Mushroom. ...

THIS puts everything in its rightful place... Out of the ashes of 911 comes a ship forged from the steel of the World Trade Center... Out of grief and despair we built us a moving tribute to those we lost.  I salute the inauguration of the USS New York, built with 24 tons of scrap steel from the World Trade Center.   It is the fifth in a new class of warship - designed for missions that include special operations against terrorists. It will carry a crew of 360 sailors and 700 combat-ready Marines to be delivered ashore by helicopters and assault craft. Steel from the World Trade Center was melted down in a foundry in  Amite, LA to cast the ship's bow section. When it was poured into the molds on Sept 9, 2003, 'those big rough steelworkers treated it with total reverence,' recalled Navy...

Here in the Myrtle Beach Area, one of my favorite General Contractors to work with is Bartlett Contractors. They build some of the most beautiful custom homes in our area. Their attention to detail is second to none. Aaron, the president is a full hands on owner that isn't afraid to do whatever it takes to get the job done right. Their company has over 45 years experience in building homes and other buildings. They were recently hired to do the building of our new church. But, the real reason that I enjoy these guys is for reasons like the one shown in the video below. Sit back, and enjoy! I received an email today from a customer through Active Rain about Myrtle Beach real estate, and was astounded at the question they asked.  I won't include names, but below is the body of that email, and my response back to them. I cannot imagine any ethical real estate agent advising a customer to sell a resort property or any other kind of real estate right now.  Even Donald Trump is yelling "buy, buy, buy". To: Me through Active Rain - Subject: Market Outlook We have received a doom and gloom outlook from a N. Myrtle Beach real estate company recommending we sell our investment condo at a loss now because 2009 and 2010 will be no better. We are willing to rent this unit long-term to wait until the market turns around, but would like another view on this issue.I understand that $ 850...

Myrtle Beach Foreclosures The real estate market is in crisis, there is no denying it. A disastrous coupling of mortgage companies making bad loans and people who couldn’t repay them has resulted in an excess of homes and condominiums sitting empty all over the country. One place that is definitely no exception is Myrtle Beach, South Carolina. What you probably think of when you think of Myrtle Beach is of course, the beach, the ocean, and the wonderful vacations that thousands of people enjoy there every year. Another thing you must now consider is the property available there. The mortgage crisis has resulted in dozens of beautiful condos sitting empty all over Myrtle Beach. Now is the time to buy. If you are considering an investment property, there is no better place to consider tha...
