Such a Wild ride for my clients!  We had just a few days to find and secure their new home in the Mt. Pleasant area! Wando High School was the main target for their daughter in high school, so we were looking strickly in that school district. Coming from a new construction home in Illinios they wanted to find and locate a new construction home in Mt. Pleasant, one that could close just days after their closing!   So I was able to help locate some existing inventory homes, which is great because it being winter, I knew the builders would play ball! End of negotiations they acquired a home and negotiatied 6.7% off their price, got $4k in closing cost, got a frigerator thrown in and blinds in the entire home! OH I did not mention we did this the week before Christmas and closed the Monday ...

I had a blast working with Selena and Ameer on their first "home" purchase here in Charleston!  They came from a 1,000 sqft apartment in New York City with their 3 kids and wanted a better lifestyle for themselves!  When we started to look at what they could get for their same money from NYC here in MT. Pleasant we zoned in on the Hobcaw Creek Plantation neighborhood.  We found them a gem on a large corner lot with over 3,000 sqft!  Can you imagine a family of 5 coming from 1,000 sqft to now have over triple the room as well as a large yard, neigbhorhood pool, and a community boat launch and dock!  Upon moving down we quickly became friends, since our children were same age, and have had a blast getting to know them better since their move here!   Hobcaw Creek Plantation is a great com...

Mt. Pleasant, SC has a larger selection of new homes compared to older homes. In fact, the overwhelming majority of homes in this area were built in the past 15 years. And, comparing Mt. Pleasant to other Charleston areas, Mount Pleasant has more newer homes than just about any other area (with the exception of Summerville). So, if you are looking for a newer home in the Charleston area, Mt. Pleasant will be one of the best places to start your home search. I have included below some of the most popular neighborhoods in Mount Pleasant with newer homes. These communities will all have a good selection of homes built after the year 2000. These will have a mix of pre-owned homes, newly finished homes that are move in ready, and homes currently under construction. Carol Oaks is one of the ...

Many home buyers know that they want to live in Mt. Pleasant, but they get overwhelmed with all of the homes and neighborhoods to choose from. I've included below a short question and answer format that will help you find the home you're looking for based on what's most important in your Mt Pleasant real estate search. 1) How close to downtown Charleston do you want to live? If you want a short commute to downtown (or if you simply want to live close to the Peninsula), you'll pay more for these homes just over the Ravenel Bridge because they're in such high demand. Neighborhoods such as Old Village, Olde Park, I'on, Wakendaw Lakes are good places to start your home search because they're within a 10 minute drive of downtown Charleston. If you're willing to live further out, you'll be a...

Mount Pleasant is one of Charleston, SC's hottest real estate markets because it has the best public schools in Charleston County and some of the nicest all-inclusive neighborhoods in the Charleston area. The good school districts and the great home selection in Mt. Pleasant have created a high demand of buyers. This high demand has always yielded higher-than-average prices for the Charleston area, and the demand right now is as strong as it's ever been. Last year, there were over 2,800 homes that sold, and 2017 is looking like it will exceed that number in sales. About 1 in 4 homes that sell are Mount Pleasant new homes, and builders are helping add to the current shortage we're seeing for listings. Some of the most popular new homes are in the communities Carolina Park, Oyster Point an...

I worked with this buyer last year in the sale of his home.  We were not going to rush into finding a home as he was unsure of what he was looking for.  He was looking into townhomes, new construction and condos..After a few months of running in circles we stepped back and put on pause.  We kept coming back to this particular home, though thought that it was a little overpriced...so we went in and snagged it for a deal.  Got some repairs done and penty of extras to go along with it.   For an area that is getting high demand on their home prices we were able to get a steal for my client!  Jon CromptonKeller Williams Realty843.416.1436Jon@homes843.comwww.Homes843.comVisit us on FacebookCheck our Youtube Channel

Looking for a townhouse in Mt. Pleasant, South Carolina? This area has so many good options for home buyers to choose from right now. And, with all of the assessments going on with some of the condo communities right now, town homes are looking better and better as long term investment options for home buyers. I have included some of the most popular neighborhoods below along with some information about each community. Dunes West townhouses (pictured) are about the most affordable way to live in this highly sought after community. With single family prices going up to about $3 million, the town home sections of Dunes West are a great way to get in on this community. The most affordable of these are in The Gates subsection, which only have two units per building (ensuring that all are e...

Here are the top things to do in Mt. Pleasant, SC. Some of these options are free entertainment, while others require admission. Whether you are vacationing at one of the nearby beaches, thinking of relocating to Mt. Pleasant, or even if you are simply a Mt. Pleasant resident looking for fun things to do in your area, check out this top ten list! 1) Walk the Ravenel Bridge: The bridge has incredible views of Mt. Pleasant, downtown Charleston, and the Charleston Harbor. And, it's not only good exercise, it's also free! 2) Boone Hall Plantation: Listed on the National Register of Historic Places, Boone Hall is probably the most popular of Charleston's many plantations. You could easily spend an entire afternoon there walking through the gardens, taking a tour (there are several to choose...

Dunes West is a nationally recognized neighborhood. Along with I'on, these two neighborhoods are the most prestigious and sought after communities of Mount Pleasant. Dunes West is a gated community located just off Highway 41 in Mt. Pleasant. It is divided into many subsections, some of which are located outside of the gated section of the community. The most affordable houses are found in this ungated area in subsections like Cypress Pointe and Palmetto Hall. Some of the more affordable subsections located in the gated section of Dunes West include Hartford Village, Whispering Marsh, Marsh Cove (which also has some more expensive homes), and Deer Walk. Of these four subsections, the latter two have marshfront homes. If you are looking for homes over $500K, you will find many more opti...

Most of Mt. Pleasant's real estate inventory is made up of newer homes that have been built since 1995. So, it can be difficult to find an older home in an established neighborhood. I have included below some of the most popular neighborhoods in Mt. Pleasant with older houses. Most of the homes in these neighborhoods were built before the year 2000 (although you will find an occasional newer home in these communities). I have put these in order of average list price, from the highest to the lowest. Old Village (also called Old Mt. Pleasant) is the only historic community in the suburb. Most of these Mt Pleasant homes for sale range in date from the late 1800s to the 1950s. But, you will find some new construction mixed in, too. Old Village homes for sale are highly sought after because...

Although Mt. Pleasant has many public elementary and middle schools, all students attend one public high school, Wando High. Whether you're considering buying a home in Mount Pleasant or already live in the area, rest assured knowing that you're zoned for one of the best public high schools in all of Charleston. And, even if you're not a teacher or parent, the good public schools in Mount Pleasant can still help with your real estate investment since high quality schools are a major factor in the demand for Mount Pleasant real estate. I've divided this article into three sections so that you can learn more about Wando High School's academic achievements, its wide range of after school activities, and its fantastic athletic program. With four options to choose from, the Mount Pleasant real estate market boasts some of the best (and most popular) golf communities in Charleston SC. One of the most sought after neighborhoods in Mount Pleasant is Dunes West. It is a nationally recognized community that offers some of the best amenities in Charleston. Dunes West is one of the larger communities in Mt. Pleasant. The least expensive Dunes West homes for sale are located just outside the gate in sections like Palmetto Hall and Cypress Pointe. However, if you want to get the feel of living in a golfing community, I recommend buying a home in the gated section, which is where the golf course and other amenities are located. If you're looking for a home on the golf course, Osprey Cove and Brickfall Estates would be excellent...

Mt Pleasant, South Carolina is one of the most popular suburbs of Charleston with master planned communities. Home buyers often choose Mt. Pleasant because it has such good neighborhoods to choose from (not to mention great public schools). If you're looking for neighborhoods with great amenities, Mt. Pleasant should be one of the first areas to consider because most of its subdivisions have at least a pool. I've organized this article so that you can narrow down your home search to just the neighborhoods that have the amenities you want. These lists are just for houses (single family detached homes). Mt. Pleasant Homes with Golf Amenities Mt. Pleasant has four golfing communities. Rivertowne and Dunes West (pictured) are usually top choices among home buyers, but these are also some o...

Park West is one of the hottest communities for the condo market right now in Charleston. Although I recommend looking at other neighborhoods, too, Park West should definitely be on your list of communities to visit if you're considering buying a condo. After working with many buyers who have chosen Park West out of the many communities in Charleston, I have put together some information about these condos. 1) Price: Park West has two affordable subsections with condos. Madison at Park West has more affordable condos, with prices starting in the low $100's for 1 bed and 1 bath. For a newer condo this close to downtown and the beaches, you won't find a better price than this! The Battery at Park West is the other main Park West condo community, and their prices are starting in the low $...

Mount Pleasant, South Carolina has the best public schools in all of Charleston. In fact, this area has very few private schools compared to the other Charleston areas simply because most of its residents send their children to the public schools. You'll find a wide range of academic activities and clubs, including theater, film, computer science, chess, astronomy, and sailing clubs. The Mount Pleasant schools also have a great athletic program - especially the high school, which is the home of the Wando Warriors. In addition to the usual football, tennis, cross country, volleyball, basketball, softball, baseball, cheerleading, track and field, swimming, wrestling, and soccer, the high school has other sports that are growing in popularity in public schools (like lacrosse and golf). As...
