Below are the most recent statistics for Foxbank Plantation located in Moncks Corner SC. Note that this does not reflect the whole month of December 2008.  Sales picked up tremendously in November which may be attributed to a string of new homes which were recently completed and then bought.  This graph can help tremendously with finding out the neighborhood absorption rate.  Absorption Rate is the ablitiy of the real estate market to sell off its inventory of homes.  Take the number of homes sold in the last 11 months (80) (note that I am not counting December) and divided that by 11 (number of months).  That gives you a 7.27 absorption rate for Foxbank.  The graph also shows that there are 38 homes currently on the market in that neighborhood.  Divide 38 by the absorption rate of 7.27... 12/08/2008

On the outer edge of the Charleston metropolitan is the town of Moncks Corner SC.  The steady increase in growth to Moncks Corner over the years is primarily due to Lake Moultrie and its surrounding sportsman's paradise.  Lake Moultrie is a 60,300 acre man made lake. Its perimeter stretches 135 miles and it is known for its wildlife to include its abundantly large fish which have produced several world records. Recently my family and I had the opportunity to spend some time together and decided to visit Cypress Gardens in Moncks Corner.  We rarely get the opportunity to do the touristy things, but because we do love nature, this seemed like a fun thing to do.  My oldest daughter has a soft spot for turtles, so she particularly enjoyed seeing all the turtles out sunning themselves.... If you go, definately take the canoe rides.  It was wonderful and it was free.  The tour guide we had was very knowledgable and quite humorous as well.... A new towne center is set to be built in early 2008 in the Foxbank Plantation community on Hwy 52 between Goose Creek and Monks Corner.  Twin Rivers Capital, LLC has purchased 42 acres with plans to host 500,000 square feet (nearly 50 businesses) of retail and office space which will be anchored by a grocery store.  The new housing developments within Foxbank Plantation plans to have about 40,000 new residents upon completion of the communities to support the new commercial development.  The price range for homes in Foxbank Plantation range from 120,000 to 450,000.
