I have just started in real estate about 3 months ago. I have been actively going after FSBO's & expireds, have a good geographic farm that I'm mailing to on a consistent basis, and trying to get as much training as possible. However, each day I tend to think that there is a piece of the puzzle that I'm missing. I try to do as much interacting with people on a daily/weekly basis. I have a small budget to work with and thankfully I am not completely dependent on my income. My wonderful wife has agreed to let me go at this for a while to see if we can do it. Any tips on what else I could be doing? Thanks.

This past week my client's closing date was completely blown due to poorly managed details from the buyer's agent and the mortgage lender. It was shocking to me that while the buyer's agent acted like everything was on track, the law office confirmed to me that they did not have a scheduled time for our closing, the very next day. I had to contact the mortgage lender just to find out that he was still waiting on a gift letter and proof of assets from the buyer's mother, in order to cover the buyer's down payment. I had to inform the buyer's agent of this tiny little fact and ask him to work with his client to get it done, ASAP. These are sold units from August of 2007 to August of 2008, and as you can see in this 12-month chart, we had the least sold units in January. So far this year, we had our best month in June at 803 units sold, which was still 23.3% less sold units than the same time last year at 1,047 units sold.
