Our market in Greenville SC has not been one of the "typical" markets that you hear about on the evening news.  Greenville SC real estate values have held steady, and in many cases appreciated, while other areas of the country are plummeting or hitting bottom. Statistics show that our average sales price has dipped very slightly in the third quarter of 2008, and by very slightly I mean less than one half of a percent (.2%).  Conversely, our median sales price has grown slightly, by about two percent.  The average days on market right now is between three to three and a half months for median price ranges, which is about where it's been for the last several years. If you are into the Community Theatre scene, then the Greenville Little Theatre is a MUST SEE! The Theatre has been in Greenville for over 75 years, and each year they bring a full line-up of great shows to the Upstate. I have had the privilege of performing in four shows in the last few years, including Fiddler on the Roof, Guys and Dolls, Ah, Wilderness, and Into the Woods.  Every time I get to go back out on the stage at the Greenville Little Theatre, I find that it's an enchanting and exciting experience. Being an audience member is no less thrilling.  I have been a subscriber to the Theatre for about eight or nine years now.  I've enjoyed the musicals, comedies, dramas, and farces that have been offered. If you're trying to find something fun to do, consider heading to the Theatre....

If you get to spend any length of time in Greenville, South Carolina, you'll notice one thing about the weather - it's usually gorgeous!  We have our rain showers (about every afternoon in the spring), and we might have one or two days that we actually get snow (that hardly ever sticks), but the majority of the time we are blessed with beautiful weather. As I write this, it is half way through October.  I'm sitting on my screen porch in shorts and a t-shirt.  It's a bit chilly for that right now, but I'm comfy.  I haven't had the HVAC system in the house turned on for two months, once it got cool enough to turn the air conditioner off. Ironically, as I lounge around in my shorts and t-shirt, my parents in Colorado are getting snow.  Our growing seasons are long here, and you hardly need...

I had the pleasure of dining at Carrabba's Italian Grill on Woodruff Road in Greenville SC tonight, and I must say, it was an excellent experience!  When I went it, I was greeted by two friendly people.  Even though it was Saturday night, and it looked packed, I had a seat within three or four minutes. My waiter was David, a very personable gentleman who was attentive to my needs, but did not hover over the table incessantly. I enjoyed an appetizer of cheese sticks (they have a better name for it, but I can't remember it), and a tomato-basil soup. I ordered a pasta dish, the Mezzoluna.  I am not usually very fond of pasta, but I figured since I was at an italian grill, I should at least try some of the local fare. What about BMW?  A birdie told me that as of December 19th, all the temps at BMW will be dismissed of their positions.  True or not?  IDK for sure, but it sounds reasonable.  Car sales are down across the board, financing is harder for them and BMW is laying out big bucks to add on a new assembly line.  Our market is still great! Data from the S.C. This shows the 12 month trend chart by units sold from the Greater Greenville Association of Realtors. These are sold units from September of 2007 to September of 2008, and as you can see in this 12-month chart, we had the least sold units in January. So far this year, we had our best month in June at 803 units sold, which was still 23.3% less sold units than the same time last year at 1,047 units sold. In September, there were 608 units sold, which is 3.3% less than the same time last year at 807 units sold. The total volume was $104,063,731 in September 2008 vs. $154,538,266 in September 2007, with an average price of $171,157 in September 2008 vs. $191,497 in September 2007. If you have not read the book by Gary Keller called "Shift" I would reccommend that you take the time to read it. It is good, practical advice on to deal with the market that we are currently embracing. If you have a small continuing education budget then this would be a cheap way to get a whole lot. If you have lots of money it is still good because there are probably so many different things that you missing and don't even know it. We all work at different companies, but if you don't have the top leaders in your company that are actively involved with you as an agent then I would suggest its time to make a move. Why do you think Keller Williams is the fastest growing real estate company, even in this market? If want answers let me know.

I pulled this website off of another blog-- www.hotpads.com. If you are interested in looking at the foreclosure rates then this is a good website to look at. In the Greenville, SC area we are averaging 1 foreclosure for every 1200 homes. In the rest of the upstate the average is 1 foreclosure for every 2500 homes. I would not consider that to be too bad.
