I've had several calls lately from buyers who live up North, and they all seem to ask the same question: How's the weather down there? The weather here is a great blessing, especially in the winter time. So far, there have been about two weeks where I needed a coat outside. We get snow a couple times a year, and if it sticks for more than 24 hours it's unusual. Ice storms happen infrequently but we'll usually get a coating of ice about once a year. Summers are hot and humid, with temperatures in the nineties most of the season. I enjoy mornings and evenings in the summer! Fall is beautiful, with all of the trees here changing into vast arrays of colors. Spring is gorgeous, with green plants everywhere! South Carolina ranks 6th in the Nation in Appreciation in Single Family Homes over the past year!! In South Carolina values rose 2.42% from the third quarter of 2007 to the third quarter of 2008 the report from U.S. Federal Housing Finance Agency said.  The quarterly report from the Federal Housing Finance Agency is based on sales and refinancing data for existing single-family homes per GSA Business. The Metro area of Greenville-Mauldin-Easley ranked No. 9 in appreciation from third quarter 2007 to third quarter 2008 home appreciation during the past year at 4.55%. Brian Langley, a good friend and colleague at the office, recently introduced me to ning.com, a website where you can create your own social network sites.  These sites are similar to facebook, and allow you to create groups for any reason. In five minutes, he and I created a group for our office, just to see how easy it was.  Then, my mind started exploring the possibilities for using ning.  My first thought was to create a website for any farm that an agent has.  It would be a great way to keep in touch with your farm, and it would be a great way to gather prospects' email addresses. As we prepare to bid adieu to 2008, we must look to the future and prepare to embrace 2009.  That means that we have to analyze our business stats from 2008 and set goals for 2009. I like to subscribe to Gary Keller's thinking when he advocates thinking big and setting big goals.  Thinking big, however, doesn't mean thinking completely unreasonable. My team has been growing, slowly and steadily, so my goals for next year will be greater than 2008.  I have also been employing some new lead generation techniques that have generated quite a lot of leads in the last few months.  With those things in mind, I am working now on my goals for 2009.  My "goal" for getting goals done will be December 15th.  I'm feeling like I'm in the mood for a challenge... so we'll see just how challenging they'...

Tonight, I am treating myself to "Beverly Hills Ninja", a ridiculous Chris Farley movie.  I want a mindless comedy.  Mindless doesn't begin to describe this! It started me thinking.   What role models exist for kids today in the entertainment industry?  It seems that all of the popular entertainers end up on camera with drug problems, promiscuity, and more. Outside of the parents, whom I think are the most important role models, who exists as good, positive role models for the kids of today? As I contemplate this, I am going back to my mindless comedy.  I need a laugh!

This morning there is an article about the sixth largest subprime mortgage company cutting the principle amount for homeowners who are not current on their payments. What does this teach the consumer? Do we really care what it teaches? From a business standpoint they are taking steps to mitigate their losses. Smart business move. However, not every business decision teaches the best principles for life. This is similar to a parent rewarding their child for having a temper tantrum. This is showing that if you are irresponsible then you have a good chance of being "rewarded" for not paying your bills. When will they decide to reward those who have been current on their payments and have made good decisions about purchasing a home? Too bad it will never happen, but it would a great example...

As I drove out of my subdivision today I just happened to look to the left and saw a woman and her friend checking out a vacant home for sale through the front windows. I put my Yukon XL in reverse, backed up to the cul-de-sac they were in and pulled up to see if I could be of any assistance. Turns out the lady is on a mission from out of state to find a new home for herself and her husband and yes...she very much appreciated my offer to help! I happened to have my trusty GE Supra lock box key with me and after calling in the showing, I gave her a tour of the house and a few others in my subdivision.
