I spent the entire day running around like a chicken with my head cut off, worrying about this and that, and generally filled with a lot of stress.  I drove various places, did yard work, cooked some food, cleaned up a bit, and worried that I still hadn't finished much of what I needed to accomplish. Now, I sit here blogging, and I watch my dog Bullet over on the couch. He's sleeping.  Snoring actually.  Come to think of it, he's pretty much been sleeping most of the day.  When I was working in the backyard, trying vainly to clean up the onslaught of leaves, he slept in a pile of leaves.  When I was banging around in the kitchen making dinner, he was sleeping on the couch (after assuring himself that there were going to be no handouts today).  When I was trying to send a few dozen email...

 Today I was supposed to close on my first listing. Some people may think I'm nuts for getting into real estate right now, but when people are jumping ship it's a good time to get on board and build market share. The seller was my client and we should have closed on two previous times. In both instances I strongly encourage the out-of-state seller to make the time to sign the papers and get them back to the attorney. But the seller wanted to reschedule. So what happened? We were supposed to close today at 1pm. I get a call at 9:30am from the buyer (I had both sides-buyer was a customer). Sometimes, things just SNAP in your business.  There's a time where you have to fling open the windows and declare, "I CAN'T TAKE IT ANYMORE!!!!!!!!!!" Though I may not be to the point of window-flinging yet, I am about to declare that I am fed up with Top Producer 8i.  I have written blogs on this in the past, and the more I use 8i, the more frustrated I become.  Top Producer 7i was an excellent product, and while it took some time to get used to, it flowed well, and was put together in a manner that made using it fairly easy. Top Producer 8i, on the other hand, seems to be very ungainly.  It is difficult to navigate, and sometimes features that I really liked using on 7i are gone or extremely difficult to find or use. South Carolina ranks sixth in the rate of appreciation for single-family homes over the past year, according to third-quarter statistics released Tuesday by the U.S. Federal Housing Finance Agency. Nationally, home values dropped 4% from the third quarter of 2007 to the third quarter of 2008, the report said. During that time in South Carolina, values rose 2.42%. The quarterly report from the Federal Housing Finance Agency is based on sales and refinancing data for existing single-family homes. Transactions included in the data are conforming, conventional mortgages purchased or securitized by Fannie Mae or Freddie Mac. The membership-based, nonprofit organization ‘Upstate Forever’ recently celebrated their move into a new home, a renovated building in the historic Pettigrue district of Greenville. The former single family residence, built in 1916, had been vacant for over twenty years and had badly deteriorated. Upstate Forever acquired it in 2007, renovated and remodeled it by adhering to basic principles of sustainability, to reuse a building which already has been build, reusing existing materials, using recycled materials and energy efficient systems. The new office will be certified under the Earthcraft and Leadership in Energy Enviromental Design (LEED) programs. I'd like to thank the academy, my friends and family, and the great people of Active Rain, who helped me get to where I am today... being honored with my first Featured Post! After racking up nearly 200,000 points, I was pleasantly surprised to find that a silly post on business planning was featured on the Active Rain homepage.  I had often wondered when and if I would be able to write something of "feature-able" quality.  This helped me to see that it is possible, and it gives me a shot to keep writing. The featured blog also reminds me that I should continue to make sure that I am putting effort into my blogs... because there's always a chance that many people may be reading them! The applause have died down.  It's time to work on the next one!

I was contacted by a homeowner recently who was going to have his home foreclosed on. I have several programs to help homeowners in that situation, but they are all dependent on one thing - enough time to implement. This homeowner contacted me on a Friday.  His home was going to the foreclosure auction four business days later.  I immediately contacted investors and purchasers who would be interested in buying the home through a short sale, and had very positive response.
