The information below is about Coleman Shoals subdivision. The subdivision is located off of Pelham road and is very convenient to major shopping, roads and schools. The current community has families from multiple countries which gives it an international feel as you interact with neighbors. As you can see, the subdivision was not completed until 2004. Nobody could argue about the fact that times are tough right now. My friend in California just got laid off from his job of 9 years. Our neighbor lost his job and now has to relocate to another state for a new position. My brother in Michigan tells me he's barely getting by each week as the work flow has slowed so much. The mass media reminds us all on a daily basis that the sky is falling. With real life examples of the recession hitting close to home and the mass media beating the doom and gloom drums it is very easy to allow ourselves to become overwhelmed with fear, frustrations, anger and depression. Most of the homes currently on the market reflect a higher average and median then even 2007. Lost Your Job Getting laid off is scary, especially if you have a family.  It's important to know how to manage your money in that situation. Unemployment compensation is taxable A severance package counts as taxable income, including any money you get paid for accumulated vacation or sick time. Unlike wages, no tax is withheld from unemployment pay. So make sure to hold back about a quarter of that money for taxes. Remember this: the sooner you are able to find another job, the more that severance money will look like a huge bonus. If you can get an income stream flowing again, you can use that severance to save or attack your debt. But, again, make sure to withhold some for taxes.   Always talk to a tax professional to get the whole story.   Good luck in finding a new job.

What is really happening in the Greenville, SC real estate market? For today, I would like us to take a look at the average sold prices for the Greenville area over the past few years. I understand that this is only one aspect of the big picture of what is happening, but prices are one of the most important. Is the average home owner "losing" money? Let's see: 2003: $156,726  2004: $156,916 2005: $171,664 2006: $178,889 2007: $186,164 2008: $183,816 The average sold home price has increased by $27,090 over the past 6 years. This is an average increase of 17.3% (Step 1: 183,816/156,726=1.1728). That is an average increase of 2.88% per year (Step 2: 17.3/6=2.88). The beginning of real estate in 2009 started off well with 331 homes sold (closed) in January by members of the Greater Greenville Association of Realtors. The average days on market was 93 and the average sold price was $165,734. As of Feburary 10th, there were 6,695 homes on the market which is an increase of 4.5% when compared to January 2008.
