Calling all buyers in the north area of Charleston! I'm having another open house this weekend, this time in a Crowfield subsection called Chatfield Place. The address is 144 Chatfield Circle. It is a gorgeous 2-story home with a fireplace and hardwood floors. There are four bedrooms, PLUS a bonus room. The master bedroom is downstairs and features a master bath with separate shower and garden tub. Open houses are great, because they give me an opportunity to meet people, which is why I got in this business in the first place. They are also the only way to really feel the pulse of the market... to know what buyers value the most. Appreciation is defined as the increase in value of an asset. Housing appreciation varies depending on your location.  For most people, their largest investment is their home and they expect it to increase in value over time.  Historically this is the case.  As you can see from the graph below, housing in Goose Creek has been tremendous over the last 18 years.  Recently the appreciation rate has slowed to a standstill.  Goose Creek benefits from being a suburb of Charleston SC, one of the most desirable locations to live in America.  This means that these numbers will most likely turn back to the green in the foreseeable future.  Until then homeowners should consider hanging on to their home until the market turns around (and it will) or if you must sell you will need to adjust you expe...

I bought an IPhone about two weeks ago and overall I have loved it.  I converted from a Razor and so it has been a big step for me.  I love having the Internet and email at my finger tips.  And, the functionality of the phone is great as well.  Below is a list of the good and not so good things about the IPhone that may help you when making a decision to buy: Good Touch Screen - I love this feature tremendously.  The phone is very intuitive in this manner. Safari browser - this Internet browser from Apple is superb.  The graphics are excellent.  The tilt screen feature also allows for different viewing angles of the internet. This article came out today in the SCBIZ daily email. It is full of positive news for the South Carolina Real Estate Market. Charleston, Berkeley and Dorchester real estate markets are definitely showing positive appreciation compared to the rest of the country, however appears to lag behind compared to other areas of the state. Charleston County continues to have one of the largest number of homes in foreclosure in the state. South Carolina ranks sixth in the rate of appreciation for single-family homes over the past year, according to third-quarter statistics released Tuesday by the U.S. Federal Housing Finance Agency. Nationally, home values dropped 4% from the third quarter of 2007 to the third quarter of 2008, the report said. During that time in South Carolina, values rose 2.42%. ...

The U.S. Department of State has recently come out with new passport requirements that will take effect on June 1, 2009.  It is known as the Western Hemisphere Travel Initiative (WHTI). Currently a US citizens traveling by air from Canada, Mexico, the Caribbean, and Bermuda must present a U.S. passport when entering the U.S. and any U.S. citizen traveling back from these areas via land or sea ports-of-entry is only required to have a government issued photo id (drivers license) and a proof of citizenship (birth certificate) at a minimum.  This air travel rule will remain, but the new rules (effective 6/1/2009) state that a U.S. citizen traveling over land or via sea ports-of-entry from Canada, Mexico, the Caribbean, and Bermuda "must present a valid U.S. passport book, U.S. passport car...

Northwood Academy Chargers won their first State Championship after only starting their football program five years ago. This private school is one of the largest schools in the Tri-County area. Teams in their line up include Porter Gaude, Pinwood Prep and Bishop England. Northwood Academy is affiliated with Northwood Church. This Church will be moving into the Cane Bay - Carnes Crossing in the coming years. Northwood Church, Lower School and Daycare are planned to open in the fall of 2010. Another great asset to moving in to the "North" area of Goose Creek. With the opening of Cane Bay High School and Cane Bay Elementary next fall, there will be choices for community on where you prefer for your children to attend school.

Goose Creek SC is a suburb of Charleston SC and many who work throughout the Charleston Metro call it home.  Goose Creek is home to many desirable neighborhoods to include Crowfield Plantation, Liberty Hall Plantation, Brickhope Plantation, and coming soon the new development of Carnes Crossroads near HWY 176 and 17A. Goose Creek home values and areas surrounding the new shopping center at The Market should benefit from having Walgreens, a national chain, as part of it.  This new shopping center should drive existing home values upward and new construction in the area.  This is a very positive sign for the area. In this age of digital and Internet technology the time for hoarding home information has gone by the wayside.  This generation of home buyers simply will not put up with it.  They want sit down at their laptops and browse through a wide variety of homes which includes a lot  of information and photos, looking for something to catch their eye.  A picture is truly worth a thousand words to these technology savvy buyers.  I am a strong proponent of including as many pictures as possible on a listing.  But recently I've asked myself, "Can too many pictures hurt a seller's chances of selling a home?"  I believe the answer is yes! One of my favorite things to give at Christmas are gift cards.  Most of my family lives halfway across the country and rather than spend a boat load of money on shipping, I send them a gift card to their favorite place to shop or eat.  I recently read that the National Retail Federation ranked gift cards as the third most desirable catagory of gifts.  But, I am rethinking my approach to this year's gifts.  With stores like Sharper Image and more recently Circuit City going out of business my concern during the next 6 months is who is next.  Three is no guarantee that this bankrupt companies will honor the cards and the last thing I want to do is buy a loved one a gift card from Barnes and Nobles or Outback Steakhouse, and then watch the card become valueless when the store goes out of b...

A recent lawsuit has brought to light the issue of fences in the the upscale neighborhood of The Hamlets in Crowfield Plantation located in Goose Creek South Carolina.  According to the covenants and restrictions for the Hamlets, no fences are to be erected on your lot if you are next to the golf course or on a pond.  It is said that this rule was put in place to maintain the beauty of the entire neighborhood.  Unfortunately over the last 10 or so years many people have either gotten special permission from the HOA to put up a fence on these type of lots or have just put up a fence without permission.  Crowfield Plantation HOA management and leadership has changed a lot during this time and thus it is hard to point fingers over who is to blame.  Regardless, the fact remains that the fen...
