Woodland Lakes is a subdivision conveniently located in the middle of Goose Creek between the "V" of Hwy 52 and Hwy 176.  The subdivison is relatively small and doesn't sell a lot of homes primarily because people tend to stay in their homes a little longer than normal.  The neighborhood has a reputation of being family friendly and is located near a park and the Goose Creek Recreation Center.  The sister neighborhood of Woodland Lakes is Braemoor, which is located just south of Woodland Lakes.  Below is the neighborhood sales and inventory profile.  In 2008 only 5 houses were sold and there are currently 9 on the market for sale.  This has a lot to do with the small size of the subdivision and also the owners love of living there.  Houses do not come on the market as often as other nei...

BUYER INVOLVED IN A REAL ESTATE SCAM!!! What will this buyer do now? When are SHORT SALES Highly Likely to get  Approved from the client/seller's LENDER? When the client/seller has experienced legitimate hardship which can be proven. The property is in a marketable area and in marketable condition. The remaining value will give the most junior lender a minimum of 20% of the original loan amount (after selling cost, commissions, and all senior lenders are Paid-In-Full). I've learned a lot from becoming a Certified Short Sale Professional.  Especially, when it comes to Pricing a Short Sale.  This requirement can be the most difficult and time consuming stage of the process.When it comes to pricing a Short Sale there's a different school of thought.  I have studied the process of pricing a property extremely low in order to get multiple offers in hopes that the bank approves one of them or the buyer is willing to "bump up" in price in order to satisfy the lender.  My study has clearly shown that this waste too much time (of the selling agent and buyer's) which has contributed to the negative reputation of short sale agents.  This is why we need to do the numbers right and be realistic when choosing to help a seller with ...

It is understood that some consumers are in areas where home prices have declined and is now facing a difficult situation.  When you're upside down (owning more on your mortgage than the present value), this loss in value is combined with accelerating loan payments and/or unexpected changes in your financial situation (such as loss of employment, medical expenses, marital issues, etc...).  This can be a reason for a consumer to be faced with possible foreclosure. One of the main things that sellers and real estate agents worry about in doing Short Sales is "Not Having Enough Time to Finalize Quick Enough To Prevent Foreclosure".  As we all know, Short Sales can be very complicated and stressful transactions.  If you're going to be involved in doing these types of transactions, then you need to know your time line before you start a Short Sale.  You will need to know: How many payments is the client/seller behind? Has the client/seller received the "Notice of Default"?  If so, when? Has the client/seller received the "Notice of Trusty Sale"?  If so, when?  START THE SHORT SALE APPROVAL PROCESS BEFORE THE 1ST OFFER COMES IN!!! This house is really wonderful. I held it open last weekend as well, and the whole time I was there my mind was moving my family into it! There is absolutely nothing to do but move in.
