Like most of the country, Goose Creek SC, a suburb of Charleston, is feeling the sting of the recession, in particularly in real estate.  That's the bad news!  The good news is that the bad news is not as bad as it sounds.  People are still buying and selling real estate but it is just not in the exorbitant amount that we saw a few years ago.  The market has adjusted itself! View Larger Map The following is a"Sales and Inventory Report for Liberty Hall Plantation year to date.  Liberty Hall Plantation is a relatively new neighborhood in Goose Creek SC.  The graph below shows that there have only been 10 homes sold this year in the neighborhood with a current inventory of 38 homes.  Last year at this time the neighborhood had sold 48 homes. I helped a couple today who are behind on their house payments list their home, and complete the paperwork for a short sale. Before they left my office they turned to me and said, "This is the first time we have felt excited that there may be an end to this nightmare". The husband had lost his job of 24 years due to a plant shutdown. To young to retire and in need of good health insurance he moved his family out of state to continue working for the same company. Do you know why a Hardship Letter is so important?  If you are dealing with a Short Sale, Short Pay, or maybe a Mortgage Loan Modification it's important to know how to write a Hardship Letter.  A lot of times it comes down to: "How much money will the lender(s) get"? Like most cities and towns in the U.S., Goose Creek South Carolina (a suburb of Charleston SC) has felt the blow of the recent economic downturn.  As the graph below indicates, the number of homes sold in 2008 dropped back down to 2001 and 2002 numbers.  But, the housing prices have only dropped back to 2004 numbers.  You can also see that the number of homes listed only dropped slightly and the gap between homes listed and homes sold is quite large.  This is due in part to a lot of new development going on all over Berkeley county, of which a large portion of that is Goose Creek.  Another reason for the gap between homes listed and sold is the inability for sellers to adjust their prices.  This inability hinges upon several things which include unreal seller expectations and home owner...

Forbes magazine recently came out with a list of the strongest housing markets by metro area.  To compile the list Fobes utilized stats from Moody's economy.com.  According to Forbes,"Not one metro area will see prices increase before the end of this year, according to Zandi's forecasts. The strongest metro areas will be flat at best--but that's better than the 15% drop Moody's expects on average in the U.S. Prices won't start to pick up again until late this year or sometime next year even in the strongest markets. Tip: Build a Huge Cash Reserve. Here is why:1.  You can buy with Larger Down Payment.      - Financing for investment properties will require a larger down payment than in the past (i.e. 20 - 30% down).     - There will be POSITIVE CASH FLOW.     - There will be EQUITY in property day 1.2.  Money will be set aside and available to manage the property vs using personal funds.     - Pay for maintenance and emergency repairs.     - Pay for Improvements (i.e. roof).     - Pay for Management Company (i.e. managment fees, evictions, and etc.).     - Pay mortgage when there is a vacancy.
