Last month I had the pleasure of helping my son find a home to purchase. He is a Major in the AF and is going to be an instructor at The Citadel. As a senior intelligence officer he is very good at research. As we were driving around looking at the properties he kept going to his Iphone and getting information from his Zillow app. I must admit I was very impressed. I am a new Blackberry fan, converted from a Treo. I got rid of the Treo because I did not like using the stylus. Today is my birthday, and last night at my family birthday dinner I received an Iphone from my son! I tossed and turned last night wondering if I should really turn in my Blackberry Curve for the newest Tech craze of the Iphone! I admit the apps are appealing. However, I spend an awful lot of time TALKING on my pho...

There are some moments in life that stand out, as if time stood still.  The birth of my 4 children is one of those times. I can remember each and every detail, and enjoy telling the story to them on each of their birthdays.  The other is the day my sweet baby boy paddled out into the waves at Folly Beach, and surfed into the presence of God. This past week I watched as a Broker of one of offices experienced the tragic loss of a child. Her sweet daughter went out for a swim into the ocean and never made it back. Sullivans Island has not been kind this year. As we have listened to the news of multiple missing swimmers and rescues of just as many. Our company has experienced this once before. I know all to well what my friend has gone through this past week. Standing on the beach in horror...

According to the most recent data, it appears we may have hit bottom in the housing crisis! After one of the worst housing recessions anyone can remember since the great depression, things appear to be improving!  What does this mean to consumers? To sellers it may be the beginning of the end of stagnant sales, declining prices and maybe, just maybe the ability to get more for their homes than the previous year. However, the experts are saying that we may be bouncing around the bottom through the end of the year. What does it mean to buyers? In my opinion it means they better get their buns in gear and BUY A HOUSE!  It is the beginning of the end for this strong Buyers Market. With the housing market improving it could also be one of the first signs that our economy is starting to rebou...

Ring Ring!  Realtor Bob picks up the phone with a cordial hello and introduction.  The caller continues, "Yes, I need to sell my home and was hoping you could help me.  I have a 2200 square foot home and would like to get about $110 per square foot.  I have some friends who just sold their home and got $110 per square foot.  Do you think you can help?" The proverbial pessimistic demon on Realtor Bob's shoulder is now screaming at him.  But, fortunately the proverbial optimistic angel on the other shoulder who keeps Realtor Bob in the business, wins the day and Realtor Bob agrees to come take a look at the house and discuss what needs to be done with the potential seller.   The lisiting appointment - When Bob shows up at the house his heart sinks.  There is no curb appeal but there are p...

I use to tell sellers you should move out of your house before we put it on the market. Well, not really but it seemed like I was telling them to with removing all the stuff out of the house.  Sometimes when sellers have so much stuff, it's hard for the agent and any buyers to look beyond the "stuff." And that even includes me! This home in Goose Creek, SC wasn't so bad, but it doesn't bring me to a point about what is better, a room without a defined function or a vacant one? When it comes to preparing a home to go on the market, it's important to explain to sellers that there is a Good, Better and Best approach.  Often the sellers decision will depend on motivation, time, ability and money on which approach they choose. This bedroom was used as a catch all room and 2nd office in this ...

Goose Creek real estate has stabilized in the last few months of 2009.  52 Homes were sold in June 2009 only dropping slightly from May's numbers.  The average homes sold per month through June of 2009 is nearly 49.  In comparison, June of 2008 had a total of 61 homes and the average number of homes sold per month for the first 6 months of 2008 was 55. The dominate subdivisions with homes sold in Goose Creek are the usual suspects for Goose Creek real estate.  For the month of June 2009 Crowfield Plantation took home the gold with 13 homes sold.  Liberty Hall Plantation took home the silver medal with 8 homes sold and Brickhope Plantation was a close 3rd with 7 homes sold.  Note that all of the homes sold in Brickhope Plantation were new construction homes.    Michael. As Home Prices Continue to Drop in Goose Creek and in the Charleston SC Area, some areas are more stable Overall prices are continuing to drop in Goose Creek and in the Charleston SC area.  The main reason is a lot of homes that are being sold are being purchased at prices well below the average listing price.  The reason is a lot of homes are in very poor condition and desperately need to be updated, both cosmetically (i.e. carpet, paint, and etc.) and mechanically (i.e. furnance and ac need to be replaced) most often.  The lower selling price of homes that needed repairs is affecting the price of homes that are good condition.  Johns Island Resists Charleston, SC Real Estate Market Tumble June 18th, 2009 12:08am , mattlawre - Charleston, SC (OPENPRESS) June 18, 2009 -- May home prices...

Holy cow what a rush!!!!!!!!! That was an awesome experience. I was told that it goes by quickly; and while it didn't seem like it during the run, overall my first ever sprint triathlon did go by fast! I finished in 270th place out of over 350 participants. I had a blast! This was the first of four sprint triathlons in the 19th annual Charleston Sprint Triathlon Series led by Paul and Kathleen King. Great job guys! I know what it's like to coordinate an event. We are gearing up for our 3rd Annual Fall Festival October 24, 2009. It is time consuming but well worth it! The race was well managed. There were folks at each corner to tell us where to go. The traffic was minimal, especially on Folly Road. And I didn't even mind getting past by a 64-year old. But I got him at the end of the bi...

Home Buyers in Goose Creek and in the Charleston SC Area are Winners as Home Prices Continue to Drop   First Time Home Buyers in Goose Creek and in the Charleston SC Area who have not purchased a home yet, maybe the biggest winners as Home Prices Continue to Drop.  But Time is starting to run out to purchase a home and be able to claim the eligibility for the $8,000 First Time Home Buyer Tax Credit. The last day for eligibility may be November 30, 2009, but many homes that are potentially great deals are in either short sale or lender owned situation.  Either situation requires bank approval and ratification of a purchase agreement in order to buy the home.  The time it may take for the process varies, but it can potentially take months or just few weeks for approval.  Lender owned or b...

Goose Creek and Charleston SC area Homes Sellers need to Price Homes at Prices where Home Buyers are Buying In the current Goose Creek and Charleston SC area Real Estate Market, many homes are listed at prices where comparable homes are listed for and not necessarily the price they will sell for.  Listing at a price where the competition is will lead to longer times on the market and potentially cost the home seller a lot more money out of pocket instead pricing it where it may sell (i.e. appear as bargain as compared to its competition).   This will increase attention to the home with more showings and the potential for multiple offers.  By getting multiple offers, this can get the home seller a higher selling price.
