Competitive v/s Compelling Pricing In today's market price is king when selling your home.  A home should absolutely be in top notch condition to attract the most buyer candidates, but if the home is overpriced when compared to other homes in your area you have very little chance of getting your home sold in this today's market.   Today during our office sales meeting our Broker in Charge showed us a video put together by Russ May, a Real Estate Agent from Wilmington, NC.  In this well thought out video, Russ demonstrates the importance of pricing a home in a manner that is not just competitive, but rather pricing the home so that it is compelling to the potential buyer.   Other Related Blogs: 10 Reasons Why Your Home Did Not Sell (2010) Seven Reasons to Sell Your Home, For Sale By Owne...

The City of Goose Creek is often overlooked by buyers unfamiliar to the area - they fear that it is too far out from downtown Charleston, when in fact it is closer to downtown Charleston than the majority of Summerville (= less time on I26). In addition, Goose Creek has a bunch of housing options at a great price.  There are the large lots and beautiful community with ponds, play parks, ball fields, walking trails and golf course at Crowfield, to the new construction, energy efficient homes up in Brickhope off Montague Plantation, and cool ranchers in the old plantation community of the Oaks (prettiest Oak Alee).  However, the best thing is that Goose Creek is a town with a plan.  In the past few years, Mayor Heitzler and his town council have been working to develop a system of walking...

Protect Your Vacant Properties During the Cold Season With the cold season upon us we would like to educate property owners that have vacant homes how to protect their investments. Though homes that are occupied can also benefit from a quick winterize too. Here are just a few tips: Leave the heat on very low to protect the systems in your home that need to be kept at or around room temperature. Even if you have turned the water off, make sure to drain the pipes completely of water to eliminate the chance of the residual water expanding and breaking the pipes. There are many companies that offer this service at a minimal cost of $75 to $100. Please email me at drew@drewsineath.com for contact information of a company near you. If you wish to not hire someone to do it for you, it is advis...

We've all heard the story as kids of the three little pigs and how the big bad wolf blew down the house of straw and then another of sticks.  But, to the dismay of the big bad wolf, he could not blow down the house made of bricks.  The sturdiness of the bonded bricks provided a safe home for the three little pigs.  As we get older we associate that story from our childhood to home safety and security.  Most people consider the safeness of a brick home as top notch from protection from the elements of high winds, no matter if it is the big bad wolf or a big bad hurricane.  But ask your self a question.  Are brick homes built within the last 30 to 40 years built the same way during the time that the Three Little Pigs were written, or even 50 years ago?  Are most modern homes "solid brick?...

I'm a DIY (Do It Yourself) kind of guy!  If I can do the work and save money doing it, I'll give it a shot.  There is a certain satisfaction is doing things for yourself.  A few months ago I had the carpet replaced in my house.  Now, I am not skilled enough to actually lay the carpet, stretch it, and tac it down.  But, I did save about $400 by moving all of my furniture and then pulling out the carpet myself.  It took me about 12 hours because I did it all by myself, but for me it was worth it (some of my friends and relatives disagree).   So when I hear someone say they want to sell their house "For Sale By Owner (FSBO)," I get it!  There is a definite temptation to save thousands of dollars in real estate commissions. A popular website which will remain nameless that specializes in FS...

Imagine walking into the office of a lending institution, or going online, and simply giving them your social security number and expecting to get a home loan with no money down.  For reasons beyond my comprehension that was the case for many home loans that were given within the last decade.  Many people had no invested monetary interest in the property and many have speculated that is one of the reasons the banking and housing industry is in the mess it is in today!   Today there are still a few options for no money down home loans, but you and/or the property must qualify, such as VA (US military veterans), and USDA (rural housing) loans.  The next best option for those who do not qualify for the aforementioned loans is also one of the most highly used in today's market.  I'm referri...

Is now the right time to ______________?    You can fill in the blank with whatever you would like.  In real estate the answer will always be "whenever it makes the most financial sense to do so!" Let's insert a few phrases to determine the best answer for each.  1.   Is now the right time to sell my home?   If you just want to sell your home only to get the most money out of it, now may not be the best time.  Home prices are falling and until we see a decline in inventory they may continue to do so.  Foreclosures are one of the primary culprits to the amount of inventory we have on the market.  But, as we will see in the next example, it still may make financial sense to sell in this market.    2.   Is now the right time to be a "move-up buyer."  The vast majority of people who sell th...
