Questions to ask BEFORE you hire a Real Estate Agent! Questions to Ask Your Realtor about Buying a House1. Are you a full-time professional Realtor®? Knowing whether or not your agent practices full time can help you determine potential scheduling conflicts and his or her commitment to your transaction. A full time agent is more likely to get the job done more efficiently.  HOWEVER, this is not to say that a Part-Time agent in incapable of doing the job just as well.  This is why the interview process is so important2.                Buying a home is certainly one of the most rewarding experiences most of us ever have; it's also one of the most challenging. If you're buying for the first time, the process may seem overwhelming. And even if you've been through it several times, every move is different and presents new challenges. Another advantage is that a sales professional represents a valuable source of information about market trends; communities and neighborhoods...

How this was different than all of Score Card Approved FHA loans I have close in the past:Client's middle score was 466He had no liquid assetsHe brought no money to the Closing tableHe has an Low 30 year Fixed Interest Rate for a 97% loanThis type of loan has allowed to help so many more clients because the client above would have had to bring at least a 35%  Down Payment - if he even got a loan at all with a Credit Score below 500!!!Points to make this a smooth transaction:Make sure you can document how you paid your rent or mortgage for the past 12 monthsHave at least 3 accounts paid well for the past 12 months - either on your Credit Report or by Letters of Cr...

The Columbia and Lexington areas are the place to be if you are looking for new construction! New neighborhoods are popping up so frequently that it is hard to keep up with them all! There are so many great builders also. So, if you are looking for a brand new home, Lexington and Columbia are great places to start!
